The book is not accurate in some circumstances. We had to consult an attorney for the correct info concerning a tenant who paid one year in advance and then broke the lease. The book does not cover this. The tenant went to a web site and started a series of actions designed to force us into a position where he could sue us. Also our attorney said the book was outdated as the new leases are different.

I had the 10th edition and facing evicting a problem tenant. What a headache since California forms had changed a fair bit. Updating to the 12th ed. changed everything in regards to filling out forms and knowing that I crossed every t and dotted every i totally correctly since it walks you through the most current forms numbered item by numbered item. Now, when I get done with these forms I actually think that they're beautiful (now that's a bit weird I think). It really has put so much power back into my hands, vs. being a victim of the CA bureaucracy!

I found the book by chance whilst doing my Master degree research on the high profile case of Karaha Bodas and its International Arbitration process. Previously shouted "Eureka!", but got amazed on its tag price, especially when compared to its content; mostly Indonesian companies' case. Its real life case study approach should be appreciated though, but I do not think that this book would be useful served all but to some specialists.

This book is not really interesting. I expected a good book about property rights and financial investments, but the book is uses cases all the time. There is no theory in it. The whole case is about Indonesia. It is only useful for people that like to know more about the history of investments in Indonesia. The title of this book is very misleading.

I have been a landlord for 12 years. Every few years I purchase a revised version just to be sure that laws haven't changed that I should know about. This book is a must if you have rentals in California. It is very easy to understand, it has all the forms you may need on CD and can be referred to quickly when questions come up. I feel I am a better landlord because of this book. I have also loaned it to my friends when they felt that their landlord had not be treating them fairly. They also found it very helpful. I wouldn't be without it.

I read through the book before renting my place, and it provided me with very useful tips on the legality of various aspects of renting one's place. It also had templates and forms which were very handy, in drawing up a lease, issuing a receipt or generating a checklist. I would recommend this book for any landlord, whether you are renting out one house or multiple.

This was the only book I needed to become a landlord in California. With the included forms on CD, I was able to easily create a lease for my tenants and feel confident that I was doing everything legally. If you're in the real estate rental business in the state of California you need this book to start out, survive, and thrive in this business. The NOLO books are written by lawyers for lay people.
The "California Landlord's Law Book: Rights and Responsibilities" covers all ground and gives you more than a legal or business understanding of real estate rental (rare but detrimental scenarios and important topics are discussed, such as Discrimination, Self-Help Evictions, Landlord's Liabilities for Dangerous Conditions and Criminal Acts, etc.)
This law book also contains all the forms you will need, both at the end as apendix and on a CD. The book is very thorough and every new edition stays abreast with the latest rental law changes in California. The only downside (unavoidable) is that every so often NOLO publishes a new edition thus somewhat outdaing previous ones.
Eleventh Edition with a Web Site for Updates.......2005-04-01
I don't know if California has more renters than other places or not, but the laws regarding the renting of property in California are far more numerous, strict, and difficult to understand than those from anywhere else.
This book, written by practicing attorneys who also happen to know how to write in plain and simple English, describes the California laws from the standpoint of the landlord. This includes: leases, rental agreements, managers, credit checks, security deposits, discrimination, invasion of privacy, the landlord's duty to maintain the premises, and much more, things you might not think about if you are just thinking about renting the house you're moving out of.
Some interesting chapters include how to deal with those few tenants who will inevitably try to invent bogus reasons why they were legally entitled to withhold rent, another makes sure that you, your managers and any other employees know and follow antidiscrimination laws and, at least as important, make it clear that you are doing so.
This book is now in its 11th edition. Any book that's been around for eleven editions must have something going for it. And one thing is access to a web site that keeps you up to date with any changes in the law since the book came out.
Finally there's a CD-ROM with the book that includes most (quite likely all) the forms you'll need to be in the rental business.

Excellent guide for business negotiation in China!.......2007-07-05
The book is a page turner. China joined the WTO in 2001. With the upcoming Beijing Olympic Games in 2008 and Shanghai World Expo in 2010, China provided fantastic opportunities for multinational enterprises.
The comparisons on negotiation style between Japanese, Korean, Taiwanese, Hong Kong and Chinese managers, were covered in details. It is the best part of the book. This is a must read for all American CEOs.
With the new leadership, Mr. Hu Jintao as president and thousands of revised laws, China is moving out of the corrupt-country list eventually.
In Northeast of China, 4,000 Japanese companies set up shops in Dalian, Harbin is the little Moscow, and Shenyang got investments from South Korean firms. In 2006 Putin approved the oil pipeline from Siberia to Daqing (an old oil field in China), costing $11 to $16 billion USD. Again, opportunities are everywhere!
A good example was given on GreenTree Inn in Shanghai, a hotel chain established by a Californian Chinese. He suffered much on his dealings with the Chinese government red tapes. But at the end, he prevailed. The three keys to his success are: guanxi, patience and persistence.
US and China needed each other. China is no longer just an export country like Germany. China is quickly becoming a vast market for American and global brand-name products. In China, the 300 million middle-class population, is the ultimate consumer power. This number is increasing every year.
The book provided too much history on the Asian countries and it will be better if more real life success stories are covered.
Good Time to Learn Mandarin.......2007-07-05
Every time I visit Shanghai, I become more convinced that this is the Chinese Century, much as the last century was dominated by America and the 19th Century by Britain. I picked up a copy of this book at Hongqiao Airport en route to Beijing and finished it within days.
The authors clearly know their stuff, and despite repeating themselves throughout the text, present a compelling case for respecting Chinese culture and learning how to conduct business differently than the typical American practices. I found their comments on intellectual property rights to be particularly insightful and convincing. Their argument that China (or any other country) will not be motivated to respect other countries' IP rights until they themselves have IP they want to protect is supported by the history of Taiwan, Japan and the US.
Anyone who wants to do business in China will benefit by reading this book. Since China is quickly becoming our biggest trading partner and will someday soon have an economy larger than the US, learning some Mandarin wouldn't hurt either.

This author goes through the motions on what you can expect from running a rental property. As the title indicates, his focus is on maximizing profits. Of course, the tradeoff is greater time outlay on the landlord's part.
If you're just starting to consider landlording and don't own any properties, this book isn't a bad starting point but much of it is common sense.
A better addition to your library would be "Property Management for Dummies". It is more complete and a great source for all levels of landlords (newbies on up). The Dummies' author, Robert S. Griswold, covers all the subject matter in Perry's book plus insurance, evictions, and other lawsuits in greater detail with more graphs and charts to illustrate the author's points.
A Beginners Guide to Rental Management.......2004-10-07
This book is good for those who have very limited experience in managing rental properties. It's main focus seemed to be on managing time and for those of you who don't know the secret I will let you in on it. Excellent Tenants = Minimal Time. It's finding and keeping the excellent tenants that require some time. This book goes into detail about how to do just that. If you are a struggling landlord or a complete newbie than this book is for you.
However, if you have some experience in this area, or are an effective manager outside of rental properties you will probably be an effective rental manager. Other things to consider is that Mr. Perry seems to specialize in very low cost rentals so much of his ideas are drawn towards those crowds. For Example
Getting Tenants the book says advertising the local newspaper is the best, it does work but for higher cost rentals I average about 70% of new tenants from the internet.
Dishwashers and Garbage Dispoals - you might be able to get away without them in cheap units, but try renting a unit at 1500 a month without them - it just wouldn't work.
Wainscot - Again nice idea for those low income units, but most people look at wainscot as that cheap stuff you had on your vacation home when you grew up.
Electric Water Heaters - Keep gas if you have it already, electric heaters are always more problems and will cost more in the long run - gas is always easier and better. BTW, if you go to a plumbing wholesale warehouse (usually open only to licensed plumbers) the gas units are cheaper than electric.
When buying a home Mr. Perry seems to think that plumbing problems are easily fixed. Caveat Emptor - A person who bought a house that I passed on due to plumbing problems just spent $22,000 in getting it re-plumbed. From my experience I walk away from any house that 1) has foundation problems 2) has flooded recently 3) has major plumbing problems. I am highly suspicious of any house that has 1) Roof Problems 2) Electrical problems.
Things not mentioned that might help you out.
Automatic Rent Payments - I have about 50% of my tenants on automatic rent payments. It's easy to set up (talk to your bank) and you get your money every month on the same day.
If you have more than 5 units I strongly urge you to look into incorporating. It limits you liability and there are positive tax reasons to do so. This book barley mentions corporations and in a slightly negative way too.
If you buy in the right area and market your unit accordingly it is very easy to get some long term leases written up. I have approximately 70% of my tenants on 3 year or longer lease agreements.
While mentioned I have had a great deal of success with Townhomes and Condos - just be aware that this is very AREA sensitive. The plus side to these is that you can be a truly hands off landlord. Write your rental agreements that the tenants agree to take care of all repairs inside including AC/Heat. The associations take care of everything outside and all you do is collect the rent. True your returns are not as high, but it is the simplest form of rental management that I know of. Also, if the townhome/condo is slightly upper scale you will find that your vacancy rates drop considerably. The shortest tenant I have ever had in a townhome/condo was 1 year with my average being around 6 years.
Anyhow, This book is good for the beginners, that is why I gave it 4 stars.
One Tip is Worth the Cost.......2004-03-05
You'll get MANY tips in this but the open house concept that Perry teaches is brilliant and one I'd never thought of.
The book just gets better for the struggling landlord (or landlady as Perry says). But for me, the first 2nd chapter changed my life as a landlord.

We had a problem. We wanted to get rid of our rent house and get out of the business.
We looked through lots of books and settled on this and another one. The other turned out to be for more professional rent house owners.
This one spoke DIRECTLY TO US.
We were surprised at how this author seemed to be talking directly to us, in a manner that a friend would do. He told US advice, not just on how to sell our rent house but how to make it work if we kept it. We decided to give it another round of tenants but ony if we followed the advice in these pages. Much of it, such as the open house concept that we'd only thought applied to houses for sale, dramatically worked to change EVERYTHING about rent houses for the better! We now love being rent house investors and we are looking for more properties. If this book had cost twice as mich, it would be worth only a fraction of its value even then. I strongly encourage you to read this if you really dislike being a landlord.

The book is execellently drafted, edited. the intellectual property is an indespensable asset for any firm and the said assets needs protection from infringement and recognition not only in the domestic market but also in the international market. The trade mark, copyright and patent is the most worthiest intellectual property and runs the show of the company in this competitive market. Patent is granted to the product aswell as the process/method of product. the value of medicine are going to shoot up if the product is patentable. If the product of the foreign goods are patented than monopoly is created and in our country (India) where only the process is patentable and product is never patentable, if the foreign goods which are patentable comes in our economy than such goods will be expensive as no other similiar/identical goods of our country can sell such goods. It may create unneccessary concentration of economic power. Trade mark is granted to the mark, logo, symbol while copyright is granted to the exclusive work and patent to the invention. Said law of all the country should be in one line then and then intellectual property can be protected in one another country. I have not purchased the said book but i have gone through the same i feel very interesting and its very pragmatic and visionary for the coming days. The same was not available in our city (Ahmedabad) in the state of Gujarat INDIA.
