Timeshare Vacations For Dummies is new guide to timeshare vacations for the 3 million North Americans who own timeshares around the world and the 210,000 (7%) more who buy them each year. There are 5,425 timeshare resorts in the world, 1,590 of them in the U.S. Timeshares are a natural subject for a Dummies book, because the process can be confusing, even threatening, and people need help steering safely through the shoals. The guide answers questions from both existing timeshare owners and those who are considering buying one; what are the smartest ways to buy and sell; are timeshares a wise investment; how do owners find the best swaps; which resorts and destinations offer the best deal for your money, interests and schedule, both domestically and abroad.

5 out of 5 stars Steve, Venice, Florida.......2007-09-06

It always fascinates me to see how interpretations of the same literature can vary so radically. I too have purchase and read this "Dummies" book. I must emphasize "Dummies" book. In my opinion, Ms Schreier has done exactly what you might expect. She has offered a basic, statistical observation of timeshare that is easily understood by the novice. Lots of information and a thorough explanation of pros and cons of the industry. In fact, I might also add that in my opinion, she has spoken from both sides of the table.....from the salesperson's perspective and equally so from the purchaser's perspective. Hats off to Lisa Anne....a job well done.....nothing boring or dry, just an honest quick reading piece of research that all should benefit from.

For those that are looking for a more in depth study on the subject, this may not be for you however for the rest of us this is a great read.

As for the fellow that seems to be promoting himself and boasting his 25 years of experience in the business....what can be said? Rather than telling publishers of your greatness and using this book as your platform as how not to do it, perhaps you should find a better source of promotion like direct contact and aggressiveness in that direction.

5 out of 5 stars A very good reference.......2007-08-23

This is a very good reference, although it is biased in favor of timeshares because the author sells timeshares. If anyone wants to learn about timeshares outside of a sales presentation, this is a good way to do it.

4 out of 5 stars A good book if you are thinking of purchasing or just curious about time shares.......2006-09-04

I thought some of reviews were harsh and unfair. This book is the best one on the market I could find on this somewhat confusing topic. In addition, the information on buying a time share from an individual (rather than the developer), or on e-bay is probably where the bargains are found. The author points out the wisdom and the pitfalls in trying to do this. The book has a web site from which the author answered some additonal questions that I wrote in to her. Timeshares are a close call from a financial standpoint in my own opinion, however time share units are typically better than a hotel, e.g. kitchen and other amenities.
If you are thinking of purchasing a time share, or just curious to learn more about it, I would recommend this book.

2 out of 5 stars More of the same.......2006-07-08

When I discovered that this book was written by the same person who wrote "Surviving a Timeshare Presentation", I really knew I had been taken. This should be "Surviving a Book Sale", because both books are weak with substance and are written by someone who probably couldn't give it away as a sales person. Why do non-producers become Authors? One of the books had a sticker on the front that said "Personally autographed" and on the inside cover, she had scribbled "Lisa". Give me a break. If you want to learn about Timeshare, take a presentation with a reputable company and ask lots of questions. They will answer them for you and they will even do the math correctly when they show you the purchase options.

4 out of 5 stars Pretty good primer for beginners.......2006-05-12

I found the book fairly informative and basic for those of us completely new to timeshare. I have to think some of the reviewers here never read this book, because the author indeed goes out of her way to reference informative webpages (including tug2.net mentioned here and others) for further information.

Did a good job of breaking down the "lingo" that I had a hard time slogging through online. A good place to start, but not the be-all and end-all if you really need to learn about time shares, but I don't think it was meant to be. But this book is certainly a good jumping-off place.

2 out of 5 stars A good introduction if you don't know anything about timesharing.......2007-06-24

I got this book after having read other material on the topic of timesharing. I was expecting more specific information but this book offers very general information that I did not find useful. It does not provide detailed information about what to look for when buying, what to take into consideration for deciding which week to get or where to get it, different clasiffication codes (red weeks, etc), or exchange power. It won't help you make a wise desicion, it will just introduce you to the topic. It lacks details.

3 out of 5 stars Semi-Useful Before Hearing a Sales Pitch.......2007-07-27

I got this for my niece to help her feel more informed and empowered before going to a timeshare pitch. Since the author makes many points about why a timeshare is a good deal, the reader almost feels they are getting the sales pitch in the book. She does give some questions to ask and explains the general concept of timeshares.
She also gives some of the standard excuses that prospects give to wiggle out of making a deal. Then she shoots those down. I guess reading those gives you the opportunity to come up with better excuses before you go to the sales presentation. Often people are sitting through the pitch because they got some free deal. She reminds you that you are obligated to listen in that case and not to abuse the sales person.

1 out of 5 stars Nothing more than a misleading sales presentation.......2007-03-01

The title of the book is wrong. It is not fair to the readers. Those who buy this book are likely seeking some "insightful" information to an industry they are not familiar with, but are about to step in with a major investment. Beware, there are many traps! ... This book is nothing more than a misleading sales presentation. Obviously the numbers were carefully manipulated, and purposefully misrepresented.

In one section, the author calculated the cost of vacation over a 40 year period. When she did the math for hotel, she put in a 10% annual inflation in calculation. On the same page when she calculated for timeshare, however, she assumed zero inflation for annual fees. Common sense will tell you both rates are at extreme, and indeed shall subject to the same in calculation. Once you factor this number in. Her conclusion does not stand.

When she mentioned rental, the author sited a rental of $1500 for a one bedroom unit. I am not sure the author ever tested the rental market. It is way off!

There is also no mention of resale, whereas timeshares are traded at more than 50% discount!

Typical to a sales presentation, there is also no mention how you should plan for your future vacations. If any thing happens, can you change your schedule?

1 out of 5 stars This is the fox guarding the henhouse.......2006-09-23

...and if you fail to take the author's advice with a grain of salt, you will get plucked. You don't need to go much farther than Ms. Schreier's own webiste, Timeshare Insights, to get a bead on how she views the timeshare consumer. Check out the FAQ on that site, specifically "The Timeshare Consumer and Timeshare Salesperson Mutual Bill of Rights". I particularly like #7:" The consumer has the right to not purchase anything at any time during the presentation IF AND ONLY IF the decision is make on solid information and not on some 'pact' that was made prior to walking into the sales center."

Pact, shmact. The #1 grievance with the timeshare industry is the do-or-die get-them-to-sign-NOW hardball tactics of their sales force. How are you going to make a decision on "solid information" if you can't review the contracts and literature at your leisure and outside of the salesperson's domain? I have a "pact" with myself that I don't even buy a $400 refrigerator without shopping around, but somehow prospective timeshare customers don't deserve the same courtesy of being able to "cool off" before they decide, as oppossed to later fighting for their "cool off period" rights (assuming they are doing business in a state that affords such consumer protections).

You don't have to work too hard to scratch the surface of this book's consumer "helpfulness".

2 out of 5 stars Waste of Time and Money.......2006-07-08

This book was written by someone who has spent a short amount of time in the business and probably did a fair but not large amount of sales. I am surprised she says she is a sales manager. In her mathematical example (20% of purchase price), she couldn't even get the answer correct. Having been in the business for 20 years, I found it very weak with substance and it appears to have been written by someone who thinks she is a trainer but isn't. Sorry. It was a waste of my money.

2 out of 5 stars Not a balanced view point.......2006-07-04

If you are in the market for a timeshare this book is what you are wanting. If you are looking for reasons to not buy one (such as they are a bad investment) don't bother. Ms Schreier knows her business, but is obviously the victim of years of "brainwashing" that these "products" are a good deal for everybody.

Best book in the business. Thank you Rita, you helped to make me #1 for the English line, for 3 years straight. I have recommended this book to all my colleages, and they have improved their closing by 10%. All the other books out there are a waste of money, because they don't pertain to timeshare. Please, write one for T.O.'s , now, because I will need that soon, and the T.O.'s need it now!!

I have been in timeshare sales for over 8 years and this is by far what I would call the "bible" of timeshare. I use it as a handbook to carry and I give it to all my sales trainees. It is the best.

5 out of 5 stars Reviewing the competition!.......2005-03-24

This will be one of the strangest reviews you've ever read:

Although I'm a direct competitor of Rita Bruegger's (fellow speaker/sales trainer), and of her book, "Vacation Ownership Selling" (because of my books, "The Closers-Parts 1 & 2" and "The Art & Science of Resort Sales"), I love her material. Seriously!

Why?

Because she knows what she's talking about! And because, where her material might miss a point or two, mine fills in . . . and visa versa! In fact, if I had my druthers, her material and mine would be sold together as a set. But, in the meantime, invest in both of 'em anyway. Rita is a real sales professional, so you simply can't go wrong!

P.S.

I've never met or even talked to Rita. I know her only by reputation and the quality of her work.

Note: You may have noticed that all of my book reviews carry "5 Star" ratings (*****). But that's not the sign of a "soft reviewer." I only review books to which I can honestly give a "5 Star" rating. You may assume, therefore, that any sales training/self-improvement book without my "5 Star" rating is either something less that "5 Star," or I simply haven't gotten to it yet . . . and there are certainly plenty of those!

5 out of 5 stars Best Book on Timeshare Sales!!!!!!!.......2004-04-05

This is one on the most helpful books I've ever read on the subject of timeshare sales. So thankful to have found it and worth every penny of the investment. Add it to your library today!!!!!

5 out of 5 stars A comprehensive compendium of industry wisdom.......2003-02-26

This is a quite exceptional volume. Books of any kind on vacation ownership are uncommon; literate and genuinely valuable books on the subject can certainly be counted on the fingers of one hand (probably excluding thumbs...). If you sell timeshare, you simply cannot afford not to master everything in this book; if you just want to understand how timeshare works and how it is sold, you need not even begin to look elsewhere. Sales people - here is a seasoned, intelligent, and successful professional telling you how to do it. What more could you ask for, other than for them to write you a check?

    Book Description

This book comes from personal experience, both as a long time timeshare owner and from selling vacation ownership. What prompted this book? Well, for too many years I have listened to too many people whom, for whatever reasons have a negative impression about the timeshare or vacation ownership industry. As an owner I inevitably found myself asking them why. The reasons varied from "they do not work" to "we cannot afford it." For those folks this book will open your eyes. The second reason was for all those owners who honestly do not have a clue as to what they own. I wanted to let people understand something that they did not already know or have simply forgotten. Having been a timeshare owner for over twenty-five years I understand, and have experienced, the public perception of the industry. I have also seen it change dramatically during that time. However, it was during my first few years in Mexico when I sold timeshare that I came to understand, and appreciate, the real public perception of the industry. From these experiences I realized that the industry could use a simple "how to" and "why" book. The book is written in a simple, straight forward manner that is easy to understand. The book covers the history, marketplace, the players, the IN's and Out's of attending a sales presentation, of buying one -- good and bad, legislation and much more. A quick, easy read it contains personal stories and antidotes, and easy, self awareness quizzes for you to do. By the end you will know whether or not timeshare is right for your lifestyle.

    Customer Reviews:

4 out of 5 stars Simplifying Timeshare reviewed.......2006-06-02

I am biased because I know Karen Holden and was part of the editing process.
This is not a sales book, but a "how to" book.
It is written to help the person who bought timeshare already learn how to use what they bought, since the chances are they were lied to in the sales presentation, or were under such pressure they did not remember ACCURATELY what they were told.
Yes, Karen believes in timeshare, so maybe that is why another reviewer thought it was a sales book.
If a person owns timeshare and wants the unbiased facts of how to use it better, the book will help.
If a person is thinking of buying timeshare, the book will expose some of the scams used to sell it, and help the person ask the proper questions to see if the product will help them achieve better vacations than they would have otherwise.
I am proud to have been part of the process.

1 out of 5 stars Baldly biased and not worth the paper it is printed on.......2006-03-01

This book is not, as it claims, for knowing "whether or not timeshare is right for your lifestyle." (Back cover). Instead, it is an unabashed essay in support of buying new timeshares. It is almost verbatim what you would expect to hear from a timeshare presenter who needs to sell units. More to the point, it reads like one of two things, and, having finished it, I am still not sure which it is. First, it could have been a master's thesis in marketing on how to sell timeshares. Second, it could be a talking point for a timeshare consultant. In other words, this book was written by the author to serve as an introduction to timeshare salespeople for how to sell timeshares. Why do I say this?

There are, according to the author, only two kinds of people who should not buy a timeshare: people with "more money than God" and people with absolutely no money.

There is no reason you should go to a timeshare presentation with any apprehension. Any problems you have are your fault for being either ignorant (the only thing we fear is "the unknown") or disingenuous.

Criticism of the industry is reserved solely for "those bad people" from the 1980s. Everyone and everything is groovy nowadays. Conversely, there are some real lousy people out there who actually attend presentations when they do not intend to buy. How dare they take the bonus luau money!

But the most damning thing about the book is that it doesn't even do what it professes to do: simplify anything. It is an attempt to sell timeshares. Not simplify them. Although it was published in 2006, it barely touches on RCI's point system, which is in major vogue right now. It certainly doesn't explain it. It doesn't explain how to purchase resale timeshares at all (which makes sense considering the book's aim, to sell the author's expertise on selling new timeshares), except to say that you should be real careful and get a lawyer. It gives only the most basic and obvious advice about exchanging your timeshare (such as, do it early).

In sum, this is the worst "advice" book I have ever read. The author should be ashamed to be selling this as objective and helpful advice. It is nothing but a baldly biased attempt at selling herself to timeshare sellers. I strongly caution anyone considering purchasing this book (unless you are in timeshare sales and need examples of how to counteract customer's complaints -- in which case, go ahead and buy) to avoid it.

You?ve probably noticed that it?s difficult to find entirely objective and pertinent information on timesharing That is, until now! This book is a concise, reasonable, and as far as possible unbiased guide for consumers, presenting them available data, analysis, facts, and trends to let them finally makes their own decisions. Recent books on the topic, though remarkably well written, do not cover the buyer?s point of view. And, few authors may be involved in rendering legal, accounting, or marketing counsel to the industry, while positions overly critical are withheld or subdued. By reviewing what?s been written before, this book sets the stage for understanding the timesharing concept and technique, and helps the consumers in making a sound decision in buying or not buying a timeshare. Many of the controversies surrounding timesharing could be avoided if consumers were better informed.

    3 out of 5 stars A decent primer.......2007-07-24

Unfortunately, there aren't too many books about timeshares right now that cater to the consumer. This book is a decent start for anyone interested in learning about time shares from the consumer's perspective. Michael Strauss goes over many of the topics that are important to a first time buyer such as scams to look out for, what to expect from the salespeople, timeshare varities and their pluses/minuses, etc.

One of the main drawbacks of this book is that parts of it read like a rough draft. I would compare it to a lecturer who just starts talking about a given topic for a few hours. Although it is fine for a lecture, it results in a book with many spelling and grammatical errors. The book also has many unfinished thoughts in his paragraphs. The book would benefit greatly for a revised edition with a focus on grammar/spelling as well as expanding on some sections.

4 out of 5 stars Timeshare Condominiums for the Beginner.......2006-11-01

Good information to help investors looking at timeshares as an option for vacations.

5 out of 5 stars Some good advice..........2006-09-07

I have committed to a timeshare presentation (my first!)in the near future and I needed some guidelines as what to expect. Michael Strauss' work Timeshare Condominiums for the Beginner was a rock solid fit for my needs. His straight-forward approach is what I needed to begin to feel comfortable regarding my forthcoming experience. He asks the reader to determine the intended use one has for the timeshare ( sort of implying "is a timeshare what you REALLY want?") and then proceeds to discuss objectively the "ups" and "downs" of timeshares -- how exchanges can work (and sometimes don't); the issues with long-distance travel to one's timeshare; the issues of re-sale; the availability at the appropriate time of the year -- and more. He discusses the major timeshare agencies and how they work. He expounds upon the various types of timeshare options on today's market... he even includes websites which list resale opportunities. Overall, a concise insight to the basic timeshare issues.

2 out of 5 stars Some good information, very effectively disguised.......2005-10-14

It's hard to believe I read the same book as the other reviewers. While I believe there is some really useful information in this book, it is very hard to identify it. It seems every page has grammatical and spelling errors, missing words, and seemingly random thoughts assembled into a paragraph. This book could probably be one-third the size if the information was organized and presented just once instead of popping up randomly over and over.

[...] should be embarrassed by their association with this result. It shows what self-publishing can produce and shows by its absence the value of editing and proofreading.

4 out of 5 stars Every little bit helps.......2005-03-22

As far as I am concerned, every bit of information the public can learn about my favorite subject of vacation timeshare, makes it just that much better. It is a great product, and since it can be a little confusing to a person new to the subject, I am happy to see more books about timeshare now on Amazon.com.

This book seems to be an unbiased presentation that really tries to clear up the diverse subject areas.

    1 out of 5 stars Puffery.......2002-12-21

I should have taken the review from "the reader from Morgan Hills of CA" to heart. Although the book is sub-titled "An in-depth look at resorts" there is no in-depth analysis at all.

I found the book to be worthless for a person trying to decide which resort would be worth looking into as a possible purchase, there is no financial data at all.

5 out of 5 stars Lots of handy info all in one place..........2002-10-17

Whenever possible, my family and I like to stay at resort condos when we travel. This book has come in very handy in helping us to see what options are available and narrow down our choices. The couple of places we have stayed as a result have been wonderful experiences. True, a lot of the same information is also available on the internet, but I'd much rather have it all in one place in my hands than visit a hundred different web pages just to browse what's available in Florida, for example. The only improvements I could think of to make would be more photos and maybe more opinionated reviews. But it's nice to have a book that focuses on timeshare resorts, since most big-name travel guides emphasize hotels and only give a few choices.

    5 out of 5 stars Excellent Resource.......2002-10-16

This is a wonderful guide detailing most of the timeshares in the U.S. I use it before every vacation. I bought several copies for friends that own timeshare and they love it too.

    1 out of 5 stars Terribly disappointing.......2000-08-01

I bought this book because it was billed as an "insider's guide". Unfortunately, all that it contained was an almost verbatim description of U.S. timeshares, resort by resort, using information that is included in RCI's website or the brochures from the resorts. There was no "insider" information, just descriptions of what the amenities are, where it is located, how many bedrooms etc.No tips on trading or buying. No hints on what resort might be better for families vs. singles, no info on which ones were needing some updating or had poor service, an inconvenient location or substandard facilities. Not one negative comment about any resort in the book from what I could see, even though several I've been to had some significant shortcomings-nothing even mentioned at all.I sent it back. It was basically an ad for each resort. A total waste of money.

5 out of 5 stars The book is great!.......2000-05-01

I purchased this book about 1 1/2 months ago. It has been quite helpful. It contains alot of useful information about the resort properties that are often traded within the R.C.I. system. I highly recommend this book to anyone who might be interested in purchasing or trading a timeshare property.

    Book Description

This book provides a complete overview of timeshare development and operation models. The authors take a comprehensive look at the present and future of this growing segment of the hospitality industry, including specialized approaches to marketing, human resources, service quality, finance, legal considerations and professional ethics.

Timeshare, or vacation ownership, is a relatively recent leisure phenomenon. It emerged in the late 1950s as a way to secure extra capital resources to fund property expansion. Shareholders had the right to use these properties on a regular basis. Although arrangements have grown in complexity and variation, the model allows for customers to buy rights to use a property for a fixed time period each year. Timeshare arrangements have experienced rapid international growth particularly in the last fifteen to twenty years and are now an important vacation arrangement. Most of the world's major hotel and resort developers now operate timeshare properties. Firms like Marriott, Hilton, Hyatt, Disney and Ramada have brought a new formality and legitimacy to timeshare development and operation.

    * Covers the fastest growing area in the hospitality industry
    * Takes operational approach the entire timeshare product, not just marketing & sales
    * Clarifies the mystery of the timeshare product, cuts through preconceptions

    Customer Reviews:

    1 out of 5 stars A waste of time.......2006-12-08

This book is filled with meaningless information. In fact, information is duplicated throughout the book as if to fill empty space. It seems at times the content serves as a commercial for the timeshare industry, and the ARDA association. This book lacks structure, is devoid of substance, and is an example of a simplistic lazy attempt at writing. Not worth my reading time.
