Love it! Love It! Love It! "The Pre-Foreclosure Property Investor's Kit" by Thomas Lucier is very informative and a must read for anyone interested in this type of real estate investing. Mr. Lucier tells in detail how to negotiate with homeowners in trouble, how to be the solution to their problem, and how NOT to have the door slammed in your face. He also demystifies the process of dealing with the homeowner's lender by explaining in detail each step in the process of taking the property off their hands. This book, along with Dean Graziosi's [[ ASIN:1593154461 Be A Real Estate Millionaire: Secret Strategies for Lifetime Wealth Today]] have helped me so much in understanding how to be successful with foreclosures.

This book provides excellent insight for buying pre-foreclosures. It is well-written, easy to understand, and insightful. The only problem is that it does not give relevant economic information to investors to navigate the real estate bubble. However, I do not fault the author for that since they are really two seperate topics. To fill this gap I would also recommend Cashing in on the Real Estate Bubble. This book focuses on the economic aspect of teh bubble and presents a survey of the best methods to make money from the real estate mess.
If you want to buy pre-foreclosures, I would recommend both books - this one for instructions on how to handle foreclosures and the other (Cashing in on the Real Estate Bubble) as an economic resource. Together, I feel they have given me a huge edge.

The content of the book is solid and practical. However, don't believe the author's statement in the book that he will answer questions sent to him directly via email. I sent repeated emails to Mr. Lucier requesting clarification of a couple scenarios from the book and have had no responses.

This book will not do the job for you rather it will make you think. Granted the author is a little odd but, the information is true to fact. You start to think when you read this book and then the inspiration comes. This book is only a stepping block to great things. I apply this and a lot of other information and I make a great living. I hope people do not like this book so, I can eliminate the competition. LOL

This is okay for people who have never been exposed to wills or trusts. Does not allow you edit easily or transfer docs to legal size etc like Willmaker. I'm sure it has to do with compromising their advice but you just don't have any leeway whereas other programs flat out tell you that if you modify their language it's your responsibility. Probably ok if you know NOTHING about trusts and still want to investigate doing them yourself. I expected more.

It is more fun to eat live snails than to sit down and do trusts and wills, not to mention the dreaded Advanced Directive.
Everyone puts off this very necessary chore because they know that going to an attorney is expensive and that all this is necessary because of death, a subject we avoid when possible.
Now there are many software programs that promise to make it possible for many people to do this work at home and without the expense of an attorney. Be aware, though, that attorneys say that people trying to do it themselves can make expensive mistakes and that the fee for professional services is money well spent.
I suspect that many people with uncomplicated estates can probably do ok with a software program, but that complicated estates really need an attorney. The question of what is fairly simple and what is complicated can only be answered by the individual.
Even if you have doubts about doing it yourself, it makes sense to get a program and do it anyway. You will know the kind of questions you have to answer and generally get an idea of the process. Then you can go to an attorney with some backround that will make the process easier, maybe saving an hour or three of expensive attorney time.
The Orman program is heavily advertised and Suze herself is kind of a celebrity. It is also reasonably priced and the advertisements seemed realistic. I went with Suze and successfully filled everything out, got the appropriate forms witnessed and notarized and copies sent to relatives, doctors and hospitals. Felt a lot better afterward as I am sure most people do.
A will is like having a colonoscopy. Everyone knows they should have one, but put it off as long as possible. I was forced into action because I was facing a serious time in the hospital and thought that if I left feet first, that my wife and kids would have a terrible time dealing with stuff a will would make easier. All turned out well, but I am really glad I did the paperwork and do not have to think about it unless things change.
The advanced directive, in case some people don't know, is a legal document that allows a hospital to cut off life support when you are brain dead in case your spouse is not available to give the word. This is not an uncommon occurrence as you could both be dead or incapacitated in a crash, for example. You can be free to go without interference from politicians who think they can raise the dead or from relatives who can't make the decision. Doctors know when it is time.
The Orman program is probably about as simple as it can be, but it deals with legalities, life and death, money and real estate and other property. That is all hard stuff. Attorneys will likely charge close to $2000 to do this because it takes hours of work. So, it is not an easy even for professionals. I managed to complete everything in about five hours. Those that have used tax software will find the process familiar.
Suze gives you stuff to read and also does a voice-over in some cases. Other experts also chime in now and then. I thought this was going to be annoying, but actually found it to be useful. I do suggest earphones or decent speakers if you are forced to operate in a noisy environment.
In California, at least, some of the forms need to be witnessed and notarized. The witnesses cannot be beneficiaries, so you have to get two strangers to sign some ominous documents for someone they do not know. I was lucky to find a couple in the hair salon next door to the notary. This is not the fault of Orman, but still you have to line people up. You might call the notary for advice. Stupid requirement.
There are multiple forms, several pages each. You need to make copies for relatives, your doctor and hospitals. That adds up to a lot of copies and a lot of paper that needs to be accurately collated. I suggest you get a stapler and a bunch of manila mailers that are addressed.
You also need cover letters. For example, the copy of the advanced directive that goes to your doctors should have a cover letter explaining that you are sending the directive so it will be in their files in case the need should arise to use it some day.
I also emailed my relatives and told them their will and directive copies were coming and what my general expectations were. I guess it is more traditional to keep it a secret until the end. Depends, I suppose.
Oh, and one of the forms is a narrative that details the disposition of your property. For example, you could say that aunt Mary gets your collection of pornographic statues, Uncle Bill gets the tv and so on.
So, it took me all day to complete the program, get witnesses and notary, collate and mail everything. That is about as fast as possible I think. Afterward, I felt relieved and accomplished. I had more than one drink in celebration.
There is nothing as nice as getting nagging odious tasks done. And the colonoscopy saved my life, so there.
I gave Suze five stars. I have not compared her program to any of the others. The legal requirements are the same and I figure Orman is in a position to hire competent legal and technical people. There is no way to know if everything will go smoothly for my heirs. One could hire an attorney to look it over and that shouldn't take too long.
The program does a good job of guiding you through a complex procedure. You still have to make decisions, of course, but the fact that this all went smoothly and everything printed was very impressive. This was done on a Mac, which is good since programs like this are usually ported to Windows first. Now that Macs also run Windows makes it even more likely to work for you on any computer.
I am impressed with this program and recommend it. I doubt that there is any way to make a will/trust/directive program any easier and I trust that the people behind it are competent. So, five stars.
Will and Trust Kit.......2007-05-07
Overall the Will and Trust kit is very easy to use. It is a bit glitchy on the Mac, but when I switched to the PC I was able to produce all the documents I needed. What I like most is that after creating the Trust document, the program walked me through funding the trust. It does not matter how much you know about Wills and Trusts, all you need to know is who you want to get what when you die. As a bonus you get the Living Will document. This is something I wish my father had when he was sick and finally died.

The software does not give enough info about what this software is capable of doing. For example, I found out in the middle of interview questions that the software can not do AB trust. THis makes this software totally useless.

I'm probably your typical Joe American with a marraige, kids, a house, car, etc. As I'm getting older I'm thinking more about running my personal finances like a business. I've reduced expenses significantly (no downsizing the family yet, though sometimes I could deal without the kids for a couple days! haha) and have tried to maximize idle money and active investments. Basic stuff I've done without professional help.
I've highly recommended this book to friends and family if for no other reason that it's includes a bunch of real thought-inducing topics that go against conventional financial wisdom. Namely to throw cash at your house to pay it off as fast as possible which truly does sound like a grand plan, but after reading the book sounds downright stupid.
Things I've taken away after reading this book:
* Deductible interest is good, at least when compared to non-deductible. No duh. But I never really thought it through to the ends.
* Your house will either appreciate or depreciate regardless of your mortgage rate, your monthly mortgage payment, or how much equity you invest into the house. If your house is worth $100K today and $110K tomorrow you gained $10K in equity. But it would've done that regardless of your mortgage.
* Money makes money. Pretty basic concept. But your money makes money a lot faster outside of being invested in your home equity which is what you're doing sending an extra $200/mo to your mortgage holder. That's $200/mo your throwing into a non-interest bearing account. Doesn't sound so smart now does it?
* There's a variety of retirement savings vehicles available outside the standard 401K and IRA. Well, obviously. But the book goes into depth on the advantages and disadvantages of them.
* One big thing the book pushes is Universal Life Insurance as the retirement vehicle of choice. There's a lot of agreeable arguments made towards this choice but there's no specific plans referenced and I haven't checked into the actual numbers to see if they stack up. But the overall theory seems pretty sounds. You throw your money into the policy, it compounds tax free, and you can withdraw it via loans tax free. People will argue that the policy costs money to run, and you have to pay a marginal interest rate against the loan, but you're still saving a TON via the tax savings which is the general argument for this policy.
I'm not saying I'm on board 100% with all the arguments made in the book. But many of them seem completely reasonable and logical. Pay $20K down on your house to save $100/mo in mortgage? Or take the $20K and invest it? It'll make $100/mo today in a 5% CD. And it compounds and thus makes more and more each month. And even more if the investment churns out more than 5%. And your house equity will likely increase regardless as housing values typically increase historically and will do so regardless of your mortgage.

I have had the occasion to meet Douglas Andrew and he is his own biggest client. He seems to be one of the most straight forward, straight shooting people I have ever met. I was a stock broker with my insurance license, a mortgage wholesale rep, as well as a real estate broker and I have to say the strategies that are espoused in this book are all... right on! Hey, nothing is completely risk free but this comes close. I took my own home equity out [by selling my home] before the prices went down. I am glad I did. Most of it I will put into this strategy over the next 4 years and some will be saved for a down payment when I think housing prices have bottomed. When that home goes up I will take the equity out and start another plan like this. It makes little if any sense to have your home equity sitting there doing nothing. I mean would I leave $100K or more sitting in my checking account, earning zip? NOT! Well money that was sitting in my own home was making me nothing. It's the same to me. Hey, if I can borrow at a simple interest rate and have it accumulate and grow [even tax favored maybe] and compound over time into a large sum, I am all for it. The idea of using home equity to grow wealth is not new but until now I have never seen a strategy that I was comfortable with. This book turns life insurance upside down and shows us how to maximum fund a contract and therefore use it as a great 'living' benefit rather than buy the most death benefit for the least amount of money and possibly outlive the insurance just when we are nearing the 'benefit', if you want call it that, since one has to die to get it. But let's face it, we all need life insurance and I know no better way to have it. The way Mr. Andrew explains it, if structured properly Uncle Sam is paying for it. The strategies in this book are varied and flexible. He also shows us how our qualified plans [401K, IRA, 403b, etc] may very well not be serving our best interest. This book is a must read for anyone that is willing to think for themselves [outside the box] and especially if you have been around long enough to understand what Douglas Andrew means when he says 'sometimes it's what we don't know that we don't know that can hurt us.'

I think I would sign up for this if I had a lot of money and have as a small part of my portfolio - but for the most of us this would mean putting all our eggs in one basket, and not be able to take them out again.
I had 2 telephone appointments with the author's son contemplating signing up with their method. I expressed our concerns about our liquidity if another disaster of some sort happens. When 9/11 happened our income went down significantly for 1-2 years afterwards, and if it happened again we would not be able to pay the much higher mortgage we would have if we re-financed according to his plan. He swiftly explained that we would just file for bankruptcy(!). We have worked hard for ten long years putting our sweat equity into making our little house our dream home that we never want to leave - you can't buy a view like ours for a mortgage of $800/month anymore - why would we want to gamble with that?? The negative amortization loan he suggested would easily be covered by the continually rising house values here in Southern California, he explained. I protested that nothing can keep going up and up forever, and I didn't want to sit with an upside-down situation in my house at re-finance time. He didn't agree - just look at history he said - it keeps going up! Fast forward a few weeks and the whole foreclosure heaven came down, and our house is worth a good $100.000 less than just a year before...
Boy are we happy we didn't put blinders on and get too gullable!

Also his projections of payouts in retirement are not adjusted for inflation so it really doesn't tell you much. $70k might sound like enough today but what will it be in 30 years...?
Please look into your options, consult a few traditional financial planners and ask them to explain the differences and in particular the high fees associated with this method. We found out that we'd be pretty well off just by investing the difference between our current mortgage payment and the one we would have re-financed to. Also have an equity line on your house and you will have the liquidity the book tells you you can't have unless you go with their method.
Utter Garbage.......2007-10-01
Every flimflam man knows that the con must be carefully layered around a kernel of truth for credibility. Missed Fortune 101 by Doug Andrew succeeds in this by wrapping a number of preposterous ideas and prevarications around three basic and true axioms. They are: (1) income is taxed in what are essentially "chunks," (2) the only relevant tax rate for decision making is the marginal rate, and (3) tremendous wealth can be created by borrowing at one rate and investing at a higher rate. Everything else in this book is not only utter nonsense, but potentially lethal to one's financial health.
The author arrives at two basic conclusions. We should borrow out of our homes and invest the proceeds at a higher rate. Universal life insurance serves as Andrew's means to this end. We should also suffer the consequences of withdrawing from our IRAs and other retirement plans now rather than later, since the tax from such withdrawals will only get worse. Naturally, the leftover funds (heavily diluted by taxes) should be invested in the same insurance policies, which supposedly offer a higher--and safer--yield than whatever the retirement plans were invested in. By page 5, I realize I'm reading a book-length sales pitch and con that has the potential to wreak havoc in my clients' lives (disclosure: I've been an Enrolled Agent tax professional and Certified Financial Planner licensee for almost three decades).
Anything this full of nonsense is difficult to critique. Short of writing a book-length retort, I've settled on the idea of listing the multitude of problems by category and providing examples from each.

Highly misleading examples
(2) "A $6,000 interest expense deduction on an itemized tax return has the same impact as a $6,000 qualified plan contribution. They are simply reflected in different sections of the return." Aside from numerous other issues, the tax savings from the interest deduction may be zero if you don't already itemize deductions.
(3) He implies that ordinary investors can double their money for 20 periods by comparing one dollar pre-tax and one dollar taxed-as-earned, doubling each "period" for 20 such "periods." The number of humans who have done this or something equivalent numbers perhaps a few thousand, which wasn't accomplished by investing in insurance contracts.
Faulty and twisted logic
(4) "...Your home may likely sell much more quickly and for a higher price with a high mortgage balance rather than a low mortgage balance." What the heck does the balance on my mortgage have to do with what a buyer is willing to pay me for my house?
Broad, sweeping and misleading generalizations
(2) Andrew advises that we all sell our homes and repurchase with 100% financing with the goal of freeing up equity to invest in his recommended universal life policies. He ignores the higher interest and property mortgage insurance costs on such loans, overlooks possible increased property taxes and disregards fixed transaction and moving costs.
(4) "Unfortunately, non-spouse heirs far too often end up with only about 28 percent of the money that was left in their parents' IRAs and 401(k)s." This is scare-mongering.
Questionable predictions and grand assumptions
(3) "Conservatively, [our cozy retirement] cabin will double in value every ten years..." and our $100,000 cabin will be worth "$800,000 in thirty years." Very few areas in the country even during the late real estate boom of the last three decades have done that well. What would qualify as "aggressively"?
Assertions and generalizations that may be lethal to your retirement
(1) "Home equity has no rate of return when it is trapped in the house..." This is outright nonsense. The return is what you save in interest or rents.
(5) He concludes that if not done before, "roll-outs" from IRAs commence at age 59 ½ over a five year period and that some younger people under age 50 should commence withdrawals despite the imposition of early withdrawal penalties. The value of tax-deferred growth is ignored, as is the fact that "repositioning" of funds shrink the amount available for investment by the tax paid, which greatly distorts his calculations.
Inane or incorrect assertions
(2) He states that the interest on an equity line used to purchase universal life insurance from which you contemplate borrowing is deductible. Under IRC section 264(a)3, it isn't).
Sloppy editing of facts
(2) "One requirement [for withdrawing tax-free income from a Roth IRA] is that a distribution may not be made until at least five years after the first contribution is made." This is incorrect. Principle contributions, which are withdrawn before earnings, can be taken at any time at no cost in tax or penalty.
Poor writing and berating of those who disagree with him
(2) "There are two ways to handle information: ignore it as false or increase your level of understanding to accommodate new ideas." Obviously, we are supposed to accommodate his ideas or we're complete idiots.
(3) There are probably hundreds of examples poor writing. "...Premium payments can be varied, fluctuated, and adjusted according to circumstances..." should be, simply, "Premiums can be adjusted."
Throughout, Andrew uses variations of the typical bunko-artist salesman ploy: scare you into agreeing to do whatever he says because life will be filled with disasters if you don't. On the contrary: your financial life will likely turn into a catastrophe if you do.

One of the most thorough real estate investment books one can get. Lucifer covers a lot of topics with a very readable style. There was actually too much information for me to take in on the first reading of the book. I find myself going back to the book to browse sections I missed the first time through. You can read it on a need-to-know basis, like I do. If I come across something that I need more information on, I can often find the answer to what I am looking for in this book.
Of particular value is his online Resource List at the end of the book. The author has listed email addresses for many useful websites. I liked the online Property Sales Information, where I first learned about Craigslist as a great online source for finding properties for sale. I like to search specifically for homes with guest houses, and Craigslist makes it easy to do that type of "specialty" search.
I also like the fact that he recommends useful products to make our investment businesses run more smoothly. It shows that he's a down-to-earth guy who has been down the same path that we travel. For example, on page 65 he recommends the Desk Apprentice (designed by 2 participants in Donald Trump's The Apprentice TV show) to keep your office desk organized, and on page 66 the Cab Commander for your car seat office. Lucifer knows that we have to spend a lot of time behind the wheel searching for properties, conducting drive-by property inspections, and driving to appointments.
This book is packed with useful information. Many books are called real estate investment reference books, but this book truly is one.

Not Enough.......2007-07-30
When I started reading this book, I thought I was going to learn everything about how to be a profitable real estate investor. There is just no way you can cover everything this book tries to cover in 300 pages. Each chapter leaves you with too many unanswered questions. Though, I could see how this book might be a good starting point for anyone interested in investing in real estate.
If you haven't heard of Tonja Demoff, you should give her book Bubble Proof: Real Estate Strategies that Work in any Market a look. Her book is a very easy read and it's packed with information that will help you get started with the right mindset and the right information to begin investing in today's market.
Realistic Advice for Newbie Real Estate Investors.......2007-06-21
Thomas J. Lucier is one of the best real estate writers in the business today and he comes through with another winning book here. His advice is far from the "get-rich-quick" nonsense so many authors and pseudo-investors peddle in books on this site and elsewhere. As a real estate lawyer and investor for almost 25 years, I admire this man's work greatly. Lucier is a genuine real estate investor and his clear, straight-forward, easy-to-follow, and honest investment suggestions always put his books a cut above so many others out there. The best part of his writing is how he breaks complex subjects into simple-to-digest pieces best designed for newbie investors wanting to get started in the real estate business. This book in particular debunks many of the get-rich-quick so-called "creative" real estate techniques like subject-to GET THE DEED buying and offers real world reasons why you should not do it, as opposed to so many authors that base their whole careers around such dangerous nonsense. I can't praise this book enough for its clarity and practical information. There is not a single wasted page in the entire text. This is by far one the best real estate books being sold today in print.

This is the second book I've purchased from Thomas Lucier, and I wasn't disappointed by either one. He has a no-nonsense, matter of fact style that is full of usefull information without the "fluff" or other bragging other authors of real estate books seem to use to fill the pages of their books. I would recommend any of his books to the beginning or even experienced investor that wants to have a reference book handy and learn the details of how the business works. And no bull-spit!

Business Basics Bestseller 1: The Easy, Interesting, Open-book Look at the Game of Business Numbers! 2nd Edition
I've read some "Dummy" books and like them (it's how I learned to do PowerPoint). However, if you aren't quite ready to start a business plan and want to learn more about the financial side of business first, you will want to look at "Business Basics Bestseller 1" as a starting point. If you find the "Dummy" books to your liking, you'll enjoy zipping through this 150 page sketch filled title. This is not a suggestion that you substitute it for this book (it isn't), just that you check it out as well. The BBB #1 book was written by a guy who is not an accountant -- imagine what that can do for cutting through the jargon accountants love.
BBB #1 will introduce you to the basics of business including the terms behind the numbers and where all the financial statements and key formulas come from. That's a big help before you plow into setting up a business and talking to an accountant. Search for "Business Basics Bestseller 1" and add it to your consideration. It can be one of your best investments.

If you are writing a business plan and have absolutely no idea how to do it, Business Plans for Dummies is the only way to go. This is my first experience with the "Dummies" series and I have to say I am very impressed. I am a commercial artist with very limited business experience. This book guided and helped me, especially making a lot of analitical sense to a very right brained person. I just dont think in terms of graphs and charts, yet they simplified it to a level that was intriguing, entertaining, and extremely useful. An excellent, excellent book!!!!

This book and cd combination is likely to be a good buy for quite a range of people. The great advantage that I see is that it is encyclopedic in scope. And by scope I am referring not to the great range of business and management knowledge that is available but to the processes that someone attempting to prepare a business plan is likely to face.
For example the book begins with Part I: Doing Your Planning Homework. This section assumes that you may not yet have a firm business idea. Yet the material on creating or identifying a business idea may very well be quite useful even to those people who have their basic idea in place.
In Part I Chapter two deals quite well with understanding the why of the business plan. This point, why you must be a business plan believer, is often taken for granted or dealt with by a few platitudes by some authors but here the topic gets full treatment. This could be particularly important to people who are attempting a business and a business plan for the first time.
Is the book encyclopedic? Well if you really want to understand market segmentation in depth you will have to go to a text or a couple of seminars. Nevertheless, the concept is here along with many others, but tailored to the beginner and to the new, small enterprise.
Perhaps comprehensive, rather than encyclopedic, would be a better word. However, if it is a topic likely to affect your startup or small business it is here at least in elementary terms. In fact, with an MBA and nearly 40 years experience, I would say that the technical treatment, for the given audience, is really quite good.
The forms or questionnaires, I believe, selectively could be useful to business people at almost any level. The forms take you through an exhaustive chain of concepts and detailed questions. Sometimes it seems that the questions are repetitive. Some of them may be redundant for your business but don't jump too quickly. Take your time and mull over the questions. If you do take the time, you may come up with an eye opening new thought here and there.
The CD allows you to print the forms, including your input, if you choose. The CD also introduces some trial versions of software that might be worth your consideration.
Since I do business plans as a part-time business, I expect that I will be referring to these convenient forms again and again in the future as my projects shift from one type of business situation to another.
Take a good look at this choice if you are serious about a business and a business plan.

I started at the beginning of September tracking how much I spend in every catagory, and I have some shaving to do on my spending for sure, but this book lets me track everything from atm fees to my lotto tickets, to gas purchases. This book is an excellent, budget, worksheet resource because it's the unplanned for, non-monthly, but still regular expenses that punch holes in any "monthly" budget plan. For those who've forgotten about quarterly, semi-annual, annual, birthday/holiday, etc., expenses it's a real eye opener. Couple that with modern society's growing use/dependency on non-cash transactions . . . credit cards . . . debit cards . . . prepaid cards . . . and most people don't realize how much they're actually spending at any given time/moment. But be FOREWARNED any new budgeters, this book is very weak on "overview" . . . there's no "big picture." A very simplified explanation of why one needs to do what, when, and how rolling into . . . "and this is how we get started" . . . is nowhere to be found. There's a reason one needs to initially track every expense (to identify what you're actually spending your money on) . . . organize that into some form of logical summary (determine the actual total cost of the lattes here, magazines there, fast food, etc.) . . . and develop a plan of attack if change is needed/required . . . is sorely missing. For those new to budgeting, it's not intuitively obvious. I was neither interested in nor cared that they included free budget (Mvelopes) software . . . but I did find it rather interesting that right out of the gate they discourage anyone from using Quicken or MSMoney with the quote, "I have found that for many people there is critical tactile and visual learning that occurs with the manual approach that does not happen as effectively electronically" . . . and then immediately follow that up with their software Mvelopes and all the great, wonderful things it too can do for you . . . guess the name of the game is ultimately still "Money."

I own a variety of life insurance, disability, long term care, liability, and property insurance and wanted to get Suze's take on whether my 30 years of experience was in line with that of the self-proclaimed "America's trusted personal-finance expert".
My first impression upon receiving the package was at how light-weight it is.... it's a mostly empty box with CD-ROM and links to a website. There's no guide or workbook. Glossy packaging, lots of pictures of Suze (including toothy desktop icons) but completely low-level, knee-jerk, amatuerish, self-promoting advice. It functions like the kind of software that would come bundled with a PC -- 15 years ago. It's a simple "logic-tree" program with some links to commercial insurance websites.
If you are serious about this topic, this ain't gonna do it for you. There are far better books, but my advice is to find a person locally who to review your situation, ask in-depth questions and evaluate your desires and needs and do the work to get your program in place.

I would recommend this but there is a newer version of the Ultimate Foreclosure Kit, which is the Complete Guide to Real Estate Tax Liens and Foreclosure Deeds: Learn in 7 Days-Investing Without Losing Series by the same author. You should search by the ISBN number (0978834682) to find it. Found that out the hard way. I suggest getting only one of the books rather than both.

The foreclosures covered in this book relates to tax deeds. Basically you could own properties for one tenth the price. The things I liked about this book were mainly that...
PROS:
a.) It's written by an investor. According to his bio page, he actually invests in tax liens and foreclosures. It's not a person who writes for a living and cares about proper grammar structures, but actually someone that has experience in what he's talking about.
b.) The book is for the average Joe. Some of the foreclosure books I've read took 3-4 chapters in before you learn anything. Some books don't even tell you how to do it, they just tell you how wonderful it is to be rich and being able to invest.
CONS:
a.) I think the web site for the book could be better designed. Not really a fan of white text on black background. But heck, it's free and you don't have to pay anything extra to get updates.

I should have spelled that 'concice' to match the book! This book was straight to the point (less than an hour to read) but had lots of grammar, spelling and sentence structure errors. One paragraph had three errors in it! If you can get around that, plus the fact that this book is really more like a booklet, you'll find that it's ('its') loaded with great information!

One of the best books I've read on tax liens and tax deeds/government foreclosures. You don't buy this for bank foreclosures but for government foreclosures (which is often more common in some areas). I used this in time for Arizona auctions (occuring in late Jan and Feb) and so far the checklists and strategies hasn't done me any wrong. The maximum returns in Arizona is roughly 16% but you bid down to win. I was able to secure an average 13% on the tax lien instruments.
Some of the helpful things I liked were as follows:
(1) Online web resources that gave updates on upcoming tax auctions
(2) Tax lien calendar in the book that shows approx month each state holds their auctions.
(3) Easy to read and understand without any technical or law jargon.

A Comprehensive Look at Starting a Non-Profit.......2004-08-30
I wanted to start a small not-for-profit to raise money for cancer research. But where to start? May I suggest this book?
First of all, this isn't a book for the already established, huge foundation. It's for someone (like me) who not only knows nothing about the subject, but doesn't even know where to begin.
The book covers the subject from getting started, incorporating the non-profit, writing a mission statement, applying to the IRS for tax-exempt status (hugely important!), and finding the right people to help you make your dream come true.
The second part of the book is devoted to running the non-profit. This includes setting up a board of directors, hiring staff (or working with volunteers), planning for the future, and managing money.
The third part of the book is perhaps the heart of the matter - raising money.
Understand this is a first step. It isn't the only book you'll buy if you get your non-profit up and running, but it is an excellent place to start.
Read the book and take notes. Every state has different requirements, and you'll need to contact the state agency that regulates non-profits to get the forms, filing requirements, etc. There is a lot to learn, but the book is well organized, and packed with information.
You might also research a few other books to help you with the filing process. And I think it will be important to look for as many fund-raising ideas as you can, anywhere you can find them.

As an attorney, I read a lot of publications about creating nonprofits -- here's what you need to know about this book:
1) No clear instructions on how to incorporate or how to fill out (very complicated) IRS forms necessary to obtain tax exempt status.
2) Covers a lot of topics only lightly, skipping important details.
3) No detailed info on state laws, which is extremely important to every nonprofit corporation.
If you really don't want to visit an attorney, Nolo's book "How to Form a Nonprofit Corporation" is the best one available, and addresses everything this Dummies book doesn't.

I found this product extremely disappointing and not worth my time or money for several reasons: 1) the audio is condescending and difficult to avoid, why not just let me read it if that is my preference? 2) you can't print out the tutorial pages so you have to go back and forth to refer to them again, which can sometimes be several screens back, 3) you cannot enlarge the screen image to fit your computer screen or move it to the side if you want to open another program to get information to fill out the Orman requirements. Being able to enlarge the screen would be a great benefit for me as I have poor eyesight-- which is the very reason I bought a 20" screen, 4) Suze Orman is on every screen. She's attractive but is spending too much time promoting herself over developing a good product, 5) you can not change the typeface from Courier (Times Roman would be nice) or change the page margins. The final document looks like it was produced in the 1920s. 6) when you print out the draft documents there are inexplicable holes in some of the paragraphs. They are aware of this problem (once they finally answered my email inquiry) but don't seem to think it is important to fix before releasing the product for sale. Why should I have to get to the end of the program before finding this out? 7) you can't continue to the next screen without hitting the "continue" button. Give me a break and let me press my return button instead of having to move my cursor around. The whole program seems to be a protoype to test on us unsuspecting customers.

The CD looks okay, and then when you go print the documents it completely messes up my printer, to the point that I wasted an entire new package of paper and still cannot print anything on my printer.

Dear Amazon Customers: Are you surprised that I myself have given my own product a one star rating? Dont be for you know I am always honest with you. Please be aware that at the time when this product was created (which was years ago now) that at that time it was great! It was the best the technology could offer at a price that everyone could afford. However since that time I have totally been able to 1000% improve it with the latest version which is under the title Suze Orman's Will and Trust Kit. I do not want you to waste your hard earned money on this version when for the same amount of money you can have the latest and the greatest. The new Will and Trust Kit answers all the criticisms in the reviews on this page and even more that needed to be addressed. This old version is browser based so you cannot save your information for security reasons, the new version on the WILL and TRUST KIT is on a CD ROM that can be downloaded onto your computer. This allows you to then give the disc to a friend or family member for them to download etc. So one kit can serve the entire family. The Will and Trust Kit not only has the CD ROM but it also has ten electronic books on the CD itself along with automatic updates of all the forms, so when changes happen you can for free get what you need to know. The new kit allows you to simply answer questions and it picks the forms you most likely should have and then fills in the information from your answers directly into those forms. The old version does not do any of this. The Will and Trust kit has the trust lawyer Janet Dobrovolny ( my trust lawyer who created this kit) verbally taking you through your forms via the audio format and you also can print out the directions and or read and listen to them on screen. There are over 50 forms on the new version, over 90 weblinks and 15 calculators. Please note: You DO NEED internet access to make the most of the updating process of the new Will and Trust Kit. I could go on and on, but the bottom line is I want you to get the most for your money and this old version of the Protection Portfolio, the page you are currently on, will not give you that but Suze Ormans Will and Trust Kit will. I would love if Amazon took this old version off all together and we have asked and asked them to do so, but that is not how they work so what to do, but now you know what I think. While the information in the book was informative, I'm surprised at the poor quality of the software used to generate forms. The software does not allow you to electronically save (And modify) the forms - you must print them immediately. Information does not transfer from one form to the next, you must retype information endlessly. Was most surprised that someone of her prominence wouldn't seek out a better software vendor.
