Book Description

In The Coffeehouse Investor, Bill Schultheis shows readers that by focusing more on their passions and creativity, and less on money and the hype and hysteria of Wall Street, they will actually build more wealth—and improve the quality of their lives at the same time. The prose may be charming, but the investment advice is powerful and timely. Successful investing has nothing to do with "hot" stocks and "cool" mutual funds, but is achieved by adhering to the three simple steps set forth in The Coffeehouse Investor. There are ways to simplify investment decisions when building a sophisticated portfolio. With just a minimum of effort investors can learn to implement these steps and begin the gratifying process of building wealth, ignoring Wall Street, and getting on with life.

1 out of 5 stars Too simple for beginners.......2007-10-12

I read as many investment books as I have time for and ran across this book. It is a very simplified asset allocation type book with some silliness thrown in (Pumkin Pie recipes, etc.) Anyway, there are books that I treasure and reread and refer to. There are books that I read and put on the shelf and may refer to over time. There are books that don't fit my investment style so I donate them to the library. And then there are books that go to the landfill. I think this book is resting peacefully under a few tons of garbage right now.

4 out of 5 stars Keeping It Simple.......2007-10-06

The thesis of the book is the by now well known, I hope, contention that index mutual funds are where investors should park their investment money. Can investing be that simple? Yes, it can, says the book.

Most managed mutual funds do not consistently even beat the market and rather than trying to do the impossible (selecting which managed mutual fund will beat the market this year), the intelligent investor will invest in a low cost broad based index mutual fund and do much better than the non-index investor.

You can read the book in an hour or two, but it will take a lot of determination to ignore the Wall Street noise that shouts that there exist investment gurus who can consistently beat the market. Fear ("I'm gonna' miss out!") and greed ("I must have more than average returns!") are the enemies of the investor.

5 out of 5 stars Outstanding Book!.......2007-09-02

Schultheis' "The Coffeehouse Investor" is easy to read and understand for those of us that are new to investing. It made a tremendous difference in the way we were looking at our investing, and our investment style. Highly recommended to all new investors; I think even seasoned investors would find it to be a good read. And best of all, you can read and comprehend it all in one sitting. Has motivated us to go on to read some of Bogle's works.

4 out of 5 stars Simple investment advice.......2007-08-18

This book would be excellent for the first time investor. It spends too much time on cooking and mountain climbing but the overall investment advice is solid.

4 out of 5 stars A Great Introduction to Index Investing Management .......2007-05-14

This book has a lot of style and is a very enjoyable read. The material is presented in understandable form. This approach to investing will work for the average investor.

However, it would be nice if details on portfolio structuring were included. Specifics on how to allocate investments to indexed mutual fund segements would be helpful. Other books cover this material, so it is readily available to the reader for advanced study.

Most people come to know of Warren Buffett through his ability to generate wealth. However, as Janet Lowe reveals in her book, Warren Buffett Speaks, Buffett is more than a money-making machine. Warren Buffett Speaks is a library of notes and quotes that have been collected over the years, aimed at revealing the many aspects of the World's Greatest Investor--his wit, personality, and wisdom. The first half of the book deals with Buffett's view of life, family, and friends, while the latter half focuses on Buffett's investment philosophy and observations about the market. This book is a must for every Buffettologist.

Book Description

The world takes note when WARREN BUFFETT SPEAKS:

"If people want to improve their investing skills, it has to help to study how the Master does it. This short book outlines Buffett's philosophy and techniques." - Peter S. Lynch, Vice Chairman Fidelity Investments

"Common sense with a deft irony . . ." - John C. Bogle, Chairman The Vanguard Group of Investment Companies

"It was Warren Buffett's thoughts and philosophy that first captivated investors. Janet Lowe has done us all a great service by collecting and arranging Warren Buffett's wit and wisdom in an easy-to-read and enjoyable book." - Robert G. Hagstrom, Jr. Portfolio Manager, Focus Trust author of The Warren Buffett Way

"A must-read. Buffett's wit and wisdom is a roadmap for anyone looking to succeed in business, investing, and life." - Steve Halpern Editor and Publisher Dick Davis Publishing

"With enough insider information and a million dollars, you can go broke in a year." "What I am is a realist. I always knew I'd like what I'm doing. Oh, perhaps it would have been nice to be a major league baseball player, but that's where the realism comes in." "If a graduating MBA were to ask me, 'How do I get rich in a hurry?' I would not respond with quotations from Ben Franklin or Horatio Alger, but would, instead, hold my nose with one hand and point with the other toward Wall Street."

Discover life's little secrets of success as revealed by the world's greatest investor. In this wise and winning collection of quotes, writings, and favorite sayings, Warren Buffett Speaks on diverse subjects such as investing, running a business, honesty, schoolteaching, paying taxes, and much, much more. Assembled by bestselling author Janet Lowe - and including a wealth of previously unpublished material - this unprecedented peek into the financial genius's wildly profitable philosophy is often surprising, always intriguing, and sparked throughout by Buffett's unique combination of savvy business smarts and wry wit. Here's just a sample of what you'll find inside: "Wall Street is the only place that people ride to work in a Rolls Royce to get advice from those who take the subway." "All there is to investing is picking good stocks at good times and staying with them as long as they remain good companies." "Maybe grapes from a little eight acre vineyard in France are really the best in the world, but I always had a suspicion that about 99 percent of it is in the telling and about 1 percent of it is in the drinking." "I want to explain my mistakes. This means I do only the things I completely understand." "In the end, I always believe my eyes rather than anything else."

1 out of 5 stars A remake of an old book.......2007-10-02

She turns a great man into a cartoon character and refeeds us old quotes that she sold us years ago. Janet is a great writer but this is far from her best work. And the sad part of it is that she knows the man and could have given us some good personal insight. If you read the first edition don't bother with the second. And if you read the second don't expect to get much insight into Buffett's investment methods. Can't recommend this book, but I can recommend her books on Graham and Munger, which are both first class reads and worth the price.

5 out of 5 stars Great Bathroom Reading.......2007-09-13

I read the rest of these reviews below and was amazed at how little praise the author got for his creative collection of Buffett insight. I have read many books on Buffett and I like how this author has gotten the facts about Buffett out in a simple easy to read manor. I say it is great bathroom reading because you can just open the book to any point and read a few pages to learn about a certain section in Buffett's life. It is true that all of this info is found in other publications about Buffett, but this book is fun to read and teaches you about Buffett the man and what he has learned about life. I think it is a great supplement to the other books about Buffett and is a must have for anyone who is looking to emulate Buffett's life and success.

5 out of 5 stars Great insight on a great investor and a great person.......2007-06-29

I try to read everything on Warren Buffett and this book uncovers some new info that I haven't read. This book uncovers more about Buffett, the person, not just Buffett, the investor, even though the bulk of the book is on the latter. Most people like him because he is smart and he is rich but they don't know that he is also a great guy and a good person. He is a great change from the "Hey, it's only business" attitude as he would rather save a good company and lose some money than just fire everyone and sell it. He believes making money is important but building relationships with good people and good management is even more important since this is rare feat. He is not into material things as he still lives in his first house in his hometown driving the same car. Money to him is just a scoreboard. He has made the largest donation to charity in history and plans to give most of it away as opposed to leaving it as inheritance for his family since he believes that would be foodstamps for the rich. You learn a lot from this book about life, not just investing. My favorite part of the book is on his attitude. He is supremely confident and never has any doubt in anything he do. If you ever compare Berk with S&P 500, you will find they are two different graphs. This is testimony to his stay-true commitment to his investment strategy, a very important quality to have if you do decide to invest.

1 out of 5 stars Not recommended.......2005-11-03

If you are interested in reading about Buffett and his investment approach, this book is useless. This is a very short collection of quotes, most of which you will run into anyway.

If interested in Buffett as an investor, one good book is The Essays of Warren Buffett. If you want to save money even on this one, without missing out on the content, just download the letters to shareholders Buffett has written over the years and posted on Berkshire Hathaway's website, for free of course.

2 out of 5 stars Work of a lazy author..........2005-02-12

If being an author means collecting a few dozen quotes from various sources, sprinkling them with dry, useless opinions, and putting them together in an overpriced book, then I wager that anyone reading this can call themselves a writer.

The only reason I gave it two stars is because I liked the quotes. Warren Buffett is the world's greatest investor, the second richest man on the globe, and one of the very few who chose to stay out of the internet boom and bust. While millionaires and billionaires were overseeing the fading of their paper fortunes, Buffett was getting richer.

The many quotes offer an insight into the inner workings of Buffett, and that's really the only redeeming aspect of this book, if it can be called that. Whether your are a seasoned investor, a student of business, or someone looking to quote the words of one of the most brilliant men in the game, you will find value in this book.

Product Description

Two fundamentally different business models of capitalism are operating in the business world today. One is self-destructive and increasingly corrupt. The other is emergent, flourishing, and inspirational. The author explains the differences between the two and reveals the extraordinary results of the more successful model. Profit for Life draws on nearly forty years of research on the empirical connections between stewardship and profitability.

5 out of 5 stars Review of Profit for Life: How Capitalism Excels by Joseph H. Bragdon.......2007-04-08

Profit for Life shatters the old paradigm that success in business means sucking the life from people and natural resources by viewing both as dispensable commodities. By showing us how success in business--including big business--goes hand-in-hand with respect for human and natural communities, Bragdon frees us from the wrenching misconception that profit and citizenship represent a kind of zero-sum game.

Bragdon unites head and heart in one of the most uplifting books I have ever read. Profit for Life offers hope with a firm footing. I recommend Profit for Life to anyone with an interest in business management, strategic investment, or corporate citizenship.

Book Review for Profit for Life: How Capitalism Excels
by Ann McGee-Cooper

How do you measure the value of servant leadership in business? How can we know it works? These have been two of the most frequently asked questions in our consulting practice over the past 30 years.

In Profit for Life, Jay Bragdon provides us with some compelling answers. He does this by setting aside much of the linear cause-and-effect thinking that drives business these days, and adopts a more rounded, holistic approach that gives us deeper insight into the firm.

The book is based on the experiences of 60 companies - Bragdon's "learning lab" - that broadly represent the industry/sector diversity of the world economy. Throughout the text he describes 16 of these pioneering companies, called the Focus Group. The distinguishing feature of all these firms is their effort to mimic living systems - in the ways they organize, manage and add value. This mental model is radically different from the traditional one that views the firm as a money making machine.

Although it may seem counter intuitive, the living system approach yields vastly superior results than the traditional one. For example, the average equity return of learning lab companies was nearly double the S&P 500 over the past decade; and their excess performance continues as this review is written. Bragdon expects such premium returns will diminish over time as the more effective methods of the living system model become copied and enter the mainstream. Nevertheless, these results are a strong affirmation of the milieu in which servant leadership normally operates.

Servant leadership, to Bragdon, is all about relationships. He says "relational equity" is the foundation on which companies build financial equity. When companies care about people and the things people care about, Employees become inspired and their inspiration cascades into everything they do, including their relationships with customers, suppliers and other key stakeholders.

The raison d'etre of these servant-led firms is value creation - value that permeates all relationships. Companies that excel at such value creation pursue a strategy Bragdon calls "living asset stewardship" (LAS). The fundamental premise of LAS is: Profit arises from life, and must therefore serve life if it is to be sustainable.

To understand the strategic value of living asset stewardship, Bragdon makes a critical distinction between living assets (people and Nature) and non-living capital assets (buildings, equipment and financial reserves). We see this in three contexts. First, people are closely bonded to Nature - genetically, physically and spiritually - in ways that capital assets are not. Second, living assets are the source of non-living capital assets. And third, because living assets are inherently creative and emergent, their value grows over time rather than depreciating as capital assets do.

The operating leverage in the learning lab and the 16 Focus Group companies resides in the human heart rather than in mechanistic financial gearing. This is supported by the fact that they generate consistently higher returns on equity while carrying substantially lower debt ratios.

Although traditionally managed companies have been adopting some stewardship practices in the past decade, Bragdon finds their approach differs fundamentally from those in his study. In the mechanistic view of these firms, stewardship is an add-on that is subservient to their drive for profit. By contrast, in companies that have adopted the living system model, LAS is deeply woven into the value creation process - reflecting the fact that they see themselves as "living" and therefore integral to, rather than separate from, Nature and society.

Profit for Life builds on the brilliant work of Arie deGeus, former coordinator of Group Planning at Royal Dutch/Shell, and Harvard biologist Edward O. Wilson. DeGeus' classic, The Living Company, noted that long-lived companies had a collective consciousness, were sensitive to their environments, tried to work in harmony with the world around them, and strove to leave a legacy to future generations. Wilson tells us this collective consciousness is an expression of humanity's deep affinity for life, which he calls "biophilia," and that our biophilic instincts have evolved over thousands of generations of natural selection.

In my work as a teacher of servant leadership, I would highlight the paradigm shift Bragdon describes. The mission of leaders in LAS organizations is to serve and grow their people because that is the source of the firm's liveliness and capacity for growth. As Robert K. Greenleaf said: "The first order of business is to build a group of people who, under the influence of the institution, grow taller and become healthier, stronger and more autonomous." That seminal quote is used twice in the book to describe the power and generative capacity of LAS.

I highly recommend this book and will be using it regularly in our practice.

5 out of 5 stars An Extraordinary Book: A Must Read.......2006-11-26

I intend to recommend Profit for Life to all my current MBA students. Next fall I am team teaching an MBA core course that combines Operations Management and Managerial Accounting. I intend to make the case that your book should be required reading and part of the course.

I became familiar with the work of W. Edwards Deming in 1990 and attended one of his four day seminars a year later. I also began to follow Peter Senge's work and later read Margaret Wheatley's book, Leadership and the New Science. Tom Johnson's book, Profit Beyond Measure, has been required reading in my Advanced Managerial Accounting elective at the MBA level.

Bragdon's book has brought the ideas, theories, and concepts discussed by these individuals together for me in a way that I could not have imagined. More importantly, he has not only taken their ideas to the next level, but done it in a way that provides a tangible blue print for how to change our current style of command and control management with its focus on profit maximization to a LAS Theory of Management.

The use of the sixteen focus companies from the LAMP INDEX and the author's ability ability to clearly show the distinctions in their style of management from the traditional management models that continue to be taught in almost all business schools, and the success these companies have achieved not just financially, gives those of us hoping to change management education and core business curriculums a new hope.

Thank you for such an outstanding book.

Professor, Department of Accounting

5 out of 5 stars Excellent, highly readable information.......2006-11-18

This is not one of those lightweight business books that repeats its Chapter 1 message over and over. It's chock full of research-based information that anyone involved in the sustainability movement should have. The publisher is Peter Senge's non-profit, so if you're familiar with his excellent work over the years, this would make a great addition to your library. The author's passion for his subject is obvious from page one.

5 out of 5 stars Reading once isn't enough................2005-11-12

Must be read at least twice, for the effects of this book to take effect, maybe even thrice.

Outstanding way for one learn to get the upper hand, not only in investing, but in other areas of life as well. I've stopped panicking my way into foolish trades; let the other guys make the mistakes from now on.

Worth the $$$$$ I paid for it; $5.00, used, at Strand Books in Greenwich Village; Ha! However, the chart on page #2 alone is worth TEN TIMES the cover price! Compare your trading & emotions, & see if you don't recognize yourself at least five steps anong the way. For page #2 alone, I'd say BUY the book at ANY price.......

I also subscribed to Dines' Newletter, after seeing him at the NY Gold show; How about them broads?

I just recently purchased Dines' new book, "Secrets of High States" for $100.00. Big mistake! It's basically a coffee table book, with page after page of photographs, taken by Dines himself; nice, but that's not what I spent 100 beans for. He has about eighty different pictures of animals, nature, and about twenty different broads, and only ONE is naked, can you believe it? In between, are pearls of wisdom which remind me of the advice you get in fortune cookies. Ouch!

On the other hand, if you DO want a coffee table book, and if you do appreciate photography, and if you do want snippets of wisdom here and there, and if you are amused by pictures of trees, deserts, water, leaves, etc, and if you have $100.00 you can't seem to otherwise get rid of, then this book's for you; but let's see, one, two, three, four, five, that sure is a lot of "ifs", isn't it?

3 out of 5 stars Interesting.......2001-09-06

Although this book is full of cool stuff about mass psychology, with lots of examples to prove the points, it got a little dry and repetitive after awhile. Also, the price makes me want to puke. The cartoons added all over the place helped put a bit of life into the reading though.

5 out of 5 stars The Power to Change Your Life.......2000-12-01

This book is not really about investing. Although it's teachings about human herd mentally can help you in the stock market this book is about much more. It is more a philosphical journey. The chapters on Paradox and Low and High states can allow you to look at the own occurances in your life to see why you maybe or may not be struggling.

In addition, the Dines Girls are total babes.

1 out of 5 stars How investors can MAKE MONEY using...MASS PSYCHOLOGY.......2000-05-04

I found Mr. Dines book to be big on price and small on continuity and meaning. The text moves in and out of ideas so quickly that it is difficult to decipher any point to his many colorful stories. His personal philosophies don't really teach you much in the end. I would not recommend the book to anyone hoping to learn more about investing.

1 out of 5 stars Opaque and Turgid; Self Congratulatory w/out Saying anything.......1998-12-17

Mr. Dines, while probably an excellent investor, uses his pulpit to extoll political views, and trumpet the wisdom of his investment suggestions from 35 years ago, some of which have yet to be realized. The gap between Theoria and Praxis in this book is yawning, and Mr. Dines does not seem to get the rubber to hit the pavement. If you are looking for an abstruse discussion of the subject of mass psychology in markets, this is a great book, and very unique. If you are looking for a way of trying to understand how markets react, and individuals respond to markets and their money, and MAKE MONEY FROM THIS, read another book. I am still unclear as to how Mr. Dines employs his strategies on a practical level, and what his notions of risk/reward are, etc.

2 out of 5 stars A little bit more than who's who, but definitely not how they achieved greatness.......2005-11-07

Simple arithmetic and you know it's stupid to expect much from a 227 content book that attempts to tell the success stories and forumlas of 55 business leaders. Definitely everyone of them deserves its own biography instead of an average 4.13 pages. So I had lowered my standard before I read it. Still I had been quite disappointed. All passages were columns published previously on IBD written by different reporters that not only the writing style but the focus on individual leaders fluctuated much between hard data/history and success formula, primarly on the former. I am sorry that I could gain little knowledge/insight (that I really wanted to learn "how" they succeeded) during the reading. I felt even worse after reading from the previous reviewer that the content had been available on the net. In short, please give this book a pass!

3 out of 5 stars Good stories but you can get the information for free........2004-03-07

I love the Leaders & Success page in Investor's Business Daily however I feel that creating a book with just leaders & success articles from past issues (all of these I am sure you can find via investors.com's archive search, which is free) is a terrible way to go about it. I bought this book when it first came out under the impression that it was never before seen Leaders and Success type articles.... I was wrong, and very disappointed.

The one thing that I like about this book is they have their best leaders & success articles compiled in a book format for easy pleasure reading, and at $8.78 at it is a time saving bargain.

1 out of 5 stars Don't Waste Your Time & Money.......2007-05-02

You've got other places to spend your money. Don't waste it on this "Glossary" of nothing new under the sun. What no one ever tells you about investing in real estate--believe me, you've probably heard it before.

3 out of 5 stars anecdotal, pointless, somewhat entertaining.......2007-04-22

If you're looking for a book that offers insider tips and advice to help you become a successful real estate investor then stop- This is not the right book for you.

If you're looking to be entertained, and read anecdotal stories from real estate investors then this might be worth a read. I'm not saying there isn't some value contained inside this book. But it's similar to the value in a fable. You read a 4-5 page story, and in the end you get a one sentence moral.

Overall this wasn't the book for me, I found it totally useless and wouldn't recommend it to anyone seeking a serious book on real estate investing.

1 out of 5 stars Worthless.......2006-03-11

Not much substance here, just a collection of 'stories' from other people. Money is best spent elsewhere with an author who has actually done real estate deals, not just collect stories from others.

1 out of 5 stars what no one ever tells you about investing in real estate, 101 sucess stories by R. Shemin.......2005-09-11

What a waste of my money, stories of sucesses and failures of a Real Estate salesman, how boring! Buy something else or save your money!

2 out of 5 stars Not worth the money.......2005-09-03

I did not feel this book provided anything that the new real life entry level investor needs.I thought this would be informative information that would have real value, but instead got a collection of stories. It was like a collection of stories to help the investors that have already made it, but not the real stories to prevent the everyday small investor from making the entry level mistakes.

Book Description

"IMAGINE TAKING AN INSIDE LOOK AT THE EVENTS OF A REAL-LIFE INVESTMENT PORTFOLIO"

In 2004, "TurnKey Investing with Lease-Options" became the first book in the U.S. to exclusively focus on describing and explaining the "real world" inner workings of managing and marketing a portfolio of investment properties with Lease-Options.

Unlike most other books, this book described in detail how to consistently generate high returns from investment property through monthly cash flow with little or no appreciation!

In this revealing eye-opening follow-up and companion to "TurnKey Investing with Lease-Options", the Author frankly shares his experiences (both successes and setbacks) by providing actual stories and case studies from his investment portfolio.

This one-of-a-kind manual will show you the real-life successes and setbacks of growing and managing a portfolio of investment property.

"WHAT MOST INVESTORS WILL NEVER REVEAL AND SHARE WITH YOU!"

You will learn:

* What "real" investment properties look like and what the financial numbers are!

* What really happens "behind the scenes" with real-life Lease-Option tenants and properties!

* Unique strategies for marketing and managing Lease-Option properties!

* How to take a creative approach to solving tenant and property challenges!

* How occasional setbacks benefit you and make you into a seasoned investor!

* The hidden benefits and challenges of Lease-Options most people never discuss!

The TurnKey Investor's Essential Lease-Option Lessons is a real estate investment book like no other. It goes against what textbook real estate practitioners teach and is sure to upset the establishment. This book is only for independent-minded investors who want to take control of their investments, not for the blind followers of "razzle dazzle" techniques and speculation so commonly sought today.

5 out of 5 stars This book made me money.......2006-06-10

This book is actually meant to be read after reading turnkey investing for lease options. This is a follow up book that matthew talks a little more about lease options inluding stories from there profitolo of properties, Pictures, Break down of the numbers, and some great examples that will teach you a thing or two. i Actually read this book in one night because it was just that good. I was having problems with renting on one of my renatl properties and i could not figure out why. I was spenting money left and right on the mortgage, repairs and etc. Then i read a section of the book where matthew talks about Overselling a property. Well after i read that section i made the neccessary changes to my newspaper ad and had my house rented out within 3 days. This is not a how to book, but a book that follows up on the ideas that matthew talks about. Still if you want some great info on lease options, then pick this up now or you may end up in the same trouble i was.

5 out of 5 stars Leesons that Everyone doing RE investing (esp. L/Os) Can Use!!!.......2006-04-16

This book is a must have if you are going to invest using Lease Options, but it contains great advice for conventional landlords as well. Early on in the book the author starts to call it TurnKey Investing with Lease-Options Part II (http://www.amazon.com/gp/product/0971394784/sr=8-1/qid=1145144454/ref=pd_bbs_1/102-3073153-9162511?%5Fencoding=UTF8) and I can see why!!

In the first book the author talks about the "How To", but in this book he provides the lessons which ALL real estate investors can take knowledge from. I found this the most interesting for a number of reasons, he details the problems in the painful and not too painful basket, and some of the painful are one all investors should be wary of.

He also provides a 'small' snapshot of his portfolio so you can see how the figures work for different types of property as well as some good commentary regarding properties that have higher cashflow vs. those that have a higher capital gain and the benefits of each one regarding Lease Options.

I really think people will enjoy this book, the lessons you can learn from it can save you much heartache, trouble and money.

5 out of 5 stars Excellent Indepth Handbook.......2006-02-20

Matthew Chan is a businessman who has found a work niche that he undoubtedly loves. He has many interests and one of them is sharing knowledge. The TurnKey Investor's Essential Lease-Options Lessons is an important contribution to this activity. Property managers will be very interested in reading these "real-life investment stories and case studies from the field!"

TurnKey Investing with Lease-Options: How to Simply & Safely Create 12% Returns With Investment Property provided a more generic overview of the entire process, the business, and information on how to invest. Chan's followup book provides an interesting depth for those who face property management issues each day. *

How best to start talking about investment properties than to provide pictures and details for review. The first two chapters cover Alabama and Georgia properties. After each picture and description, the acquisition information is provided and then followed by the Lease-Option terms. It is quite easy to see what is happening and it appears that there is a major difference in the two costs. However, property managers must quickly learn to think that lease-option means the future. Planning for the future's "current market" is a major part of that planning.

Most of us who have any background with real estate can probably come up with a war story or two. A recent memory for me was when tenants in my best friends' house left and took most of the furniture! It is hard to accept when it happens, but it teaches a hard lesson quickly. As property manager, you might say that Chan has "seen it all." For the book, he even divides the lessons down into easy and hard lessons!

One of the easy lessons that I thought very important was the story that people will buy two- bedroom houses. The underlying lesson to be learned here is that individuals who are going to go into business should not assume that the "conventional wisdom" they hear about their areas is indeed factual. Chan urges to research and verify what is being said, then make your decisions.

The hard lessons, of course, were more costly and frustrating-but they are the more important ones. One of the harder ones for Chan was that he couldn't understand why a nicer property was just not selling. The reason? The individuals who had been hired to "bring the property back to standards" had not performed! Double trouble: the tenants had treated the property badly; the contractors had not done their jobs! It is indeed an unfortunate lesson that we must all learn-never assume that tenants will treat your property like you would and never assume that employees are doing the job for you. It's the world we live in today! Again Chan explains: Plan to visit or stop by your properties. Provide specifics to your contractors and ensure completion of satisfactory work before payment.

When you read these types of stories, somehow they seem funny at that time. Indeed you may one day look back at some of your war stories and smile in remembrance. These events, however, are not the least bit funny when they occur. What Chan has done in admitting and sharing these problems is give you, as a new inexperienced property manager, an opportunity to learn in advance. For those property managers who have some experience, this book will bring back some of your own horror stories and may remind you that you have yet to set into practice activities that will ensure that an experience will not happen again.

No matter what lessons have been learned-good or bad, it will routinely lead to some type of business change or procedure for Chan. It could mean that there is a need to hire staff. Here, too, Chan shares his stories about decisions in hiring his office manager.

Throughout this book, there are little nuggets to be mined; for instance, Chan's group never takes cash. Payment by check or money order is required. Why? For protection of both his company and the tenants. They copy every transaction as documentation of payment. Now, that seems like a lot of extra time and effort, but when your realize that there is a potential for legal action at any time, it becomes a sound business decision.

This book is definitely a specialized book for those who are in the property management business or are thinking of becoming involved. It is an excellent source of detailed information and could easily be a training tool for new employees. Let Essential Lease-Option Lessons work for you-learn these lessons the easy way, not through going through your own horror story!

*A quick reminder is important: details contained in these books cover properties managed by Chan and his associates. Readers must be able to digest and correctly correlate the detailed information to the specific locale in which they work.

5 out of 5 stars You want REAL stories? This is it!.......2006-01-03

Matt has again provided a great addition to his growing investment series. This book provides insight, case studies, examples on various transactions he has been involved in - both good AND bad.

I remember hearing from Matt just after we met a few years back, he was telling me how much he concentrated and learned from mistakes and bad transactions (although these are very rare for him).

As a new investor, I kind of had the "forget about it quickly and it won't hurt as bad" strategy when I ran across losing propositions or actually lost money in transactions. It was definitely a good learning technique to know that Matt profits in EVERY SITUATION - either monetarily or in education.

This is a great book for any investor, well written, concise, easy to read with GREAT information throughout.

5 out of 5 stars Great real-life lessons from the field.......2006-01-02

I have been a passive real estate investor who invested in many real estate deals with millions of dollars over the past few years with my own money and investor's money. I also attended a $5,000 for a 4 days real estate boot camp that specialized in lease-option strategy.

I have to tell you that Matthew' new book "Essential Lease-Option" lessons is a must addition to your library if you are a real estate investor, whether you invest in lease-option or other type of real estate transactions.

I am a big believer that it is faster and cheaper to learn the "experience" from other people because success leaves clues. This is why we study "history" in school to understand "his story". By learning from other's people, both successful and painful lessons, we can model after what's working while avoid making the same mistake.

I finally have the following questions answered:

1) How long to set the option period? I have asked many people this question in the past, but never got a very complete answer. In the book, Matthew will tell you why he likes to set a two years option tern.
2) Do you know what is the number one killer of the lease-option? Vacancy costs! I have to learn the hard way when my first lease-option property did not move for 4 months. The key is to project the vacancy costs and have enough reserve in place to support the cash flow of the business.
3) There are many more lessons and shared wisdom in the books such as
a. People will buy 2-bedroom houses
b. Overselling leads to extended vacancy
c. Learning how to set pricing in a new market
d. Dealing with "missing" appliances after tenants move out
e. The consequences of not doing inspections
f. Training tenants to make timely payments
g. Sharing the wealth with investment partners
h. Collecting debts after tenants move on
i. Helping tenants build their credit
j. Streamlining the tenant application process
k. Having both men and women on the management team

This book is quite easy to read, perfect for busy people who want to learn the lessons quickly. Matthew tells wonderful story about how he and his partner Wes manages their lease-option business and many lessons (good and bad) learned along the way.

Add this book to your collection today! It will cost you much much more to learn this on your own (by going to seminars, learning from other mentors and makes many mistakes along the way).

In The Roaring 2000s, America's favorite optimist, Harry S. Dent Jr., makes the case that demographics drive all economic activity and that, thanks to the current baby boom, we're set for one whale of a good time over the next 10 years. In The Roaring 2000s Investor, Dent shows how to cash in on this boom, then prepare for the worst when the downturn finally hits in the latter part of the decade. Dent believes that the best investment opportunities exist in the stock market--specifically technology, financial services, health care, and leisure stocks. But watch out after 2008, because that's when he thinks the bottom falls out. For these tough times, Dent recommends a shift away from stocks to out-of-favor investments such as bonds and commercial real estate.

In addition to investment information, Dent includes a good dose of living advice. He counsels not to be the millionaire next-door, counting change in a darkened living room while the greatest economic boom in history roars past. He writes, "Life should be interesting; investment and financial plan should be boring." Dent's prescription: Understand what drives the economy, then get a financial advisor and learn to enjoy life. Other subjects he touches on include asset allocation, international investing, and tax planning. Some might find Dent's reliance on demographics as an economic barometer a bit too simplistic. But for others, The Roaring 2000s Investor just might be the perfect framework for building an investment strategy into the next millennium. --Harry C. Edwards

Population growth affects every trend in the economy: earnings and spending, saving and borrowing, inflation and deflation, innovation and abandonment is driven by the predictable age of new generations of consumers and workers. New generations come in waves every 40 years. The baby boomers massive savings will elevate the stock market to new heights. Bet on predictable savings, saving trends, and the following sector-profits (technology, financial services, health care, and travel and leisure). The most import forecasting tool for our economy is the spending wave, it predicts the booms and bust, it predictions extend five years in advance. The baby boomer spending and productivity demonstrate higher trends into 2008-2009 and assuming 16% growth the DOW will be 40,000 meaning wealth doubles every 4 ½ years.

As, the new generation population peak productivity and consumption causes an economic burst, reduces inflation, and innovation investments produce new technologies. Each new generation burst on the economy with radically new technologies, one such technology is networks predicted to extend penetration from 1994 - 2025 and the baby boomer generation spending increases started around 2002 and will continue until 2008-2009. The 80 year cycle will shift from a standardized economy to a customized economy with more personalized services and products. Every 500 years there is a population explosion, characterized by 4 fold increases in population and we are in one of these 500 year cycles. The population explosion drives large innovation cycles. The information revolution or innovation is just starting to emerge. The current bull market will continue into 2008, experience deflationary pressure in 2009 and continue to struggle until 2022-2023, a stock crash probable in 2014.

In phase 1 of the 80 year cycle which will last for 19 to 22 years are characterized by high expenses, high investment, high innovation, low earnings, low productivity, and low spending. In Phase II represents a great economic boom characterized by rising earnings, spending, and productivity and lasts 26-27 years. In the early stages the market see the entrance of a population mass of rebellious and innovative new young people, whose rising expenses spark increased social and technological innovations requiring massive investment in the new infrastructure. Expect inflation. As this group ages into productivity, consumer spending increases, spending stimulates growth, inflation falls, and quality of life improves. 5 out of 5 stars Best Summary of How to Apply Demographics to Your Life.......2004-09-10

Peter Drucker has been teaching the importance of demographics to business people and investors for decades. In all this time, only Harry S. Dent, Jr. has created a practical look at the implications of demographics for each of us. In creating this book, he has moved well beyond his earlier work, and created information that each person must have. For a popular book, this is written in a way that makes it very accessible and easy to use. I highly recommend that you get this book, read it, and refer to the many wonderful summary graphs daily to remind you what questions to ask yourself about how demographics will affect your life, business, and investments. I look forward to reading future books from Mr. Dent.

As you will notice when you read the book, demographics is not fate . . . so economies do vary from what their potential is. Pay attention to the thought process rather than the conclusions.

1 out of 5 stars How this guy ever got published is a lesson in itself..........2004-07-06

I read this book back in 2000 before the crash and agreed with
some of his reasoning as to the mechanics and ideas which would be implemented in the New Millenium, but disagreed with his
belief that there would be such great prosperity,as history ALWAYS repeats itself.
But alas, no one wants a pessimist. Then he came out with the "Roaring 2000's Investor", which again was creative and showed brilliance, but proved to by flawed on many levels. Now he has another book slated to come out

"The Greatest Bull Market in History: 2003-2008: Investment, Business and Life Strategies - For the Great Boom Ahead and the Great Bust to Follow"

If his past predictions are any indication, this title itself is already filled with hindsight and error. I can tell you there will be no sustainable bull market on any of the indexes for at least the next decade.

I must admit I would like to speak with this guy. With a few real life experiences under his belt he may really hit the target, but so far the best title for a book would be "The Roaring 2000's: How to prosper by making the best seller list by publishing books that make people believe you have the answers."

Lession #1: Don't put dates in the titles of your books that try to predict the future"

1 out of 5 stars Unfortunately Harry Dent is Wrong But There Is Hope.......2002-12-01

In late 1999 the stock market was in a hey day. I would walk into work in the morning and my supervisor would say to me, "Ron, your stock is already up three points!" Then I came across this book by Harry Dent, and I showed it to some co-workers. At the time, this book seemed to be a revelation to us.
In the early 90s, Harry Dent predicted that in the late 90s, the stock market would hit 10,000, and we would have low inflation and low unemployment. That indeed happended, so it seemed reasonable to listen to his further prognostications. In this book, he predicts that the DOw would hit 40,000 in the year 2007, followed by a sharp bear market that would last for about 10 years.
What was his basis for predicting this? Well, lets call it the "birthrate theory." Harry Dent took a chart of birthrates, shifted it by about 44 years, and saw that this chart had a strong correlation with the ups and downs of the economy and the stock market. Why shift the birth rate chart 44 years? Because that is the age by and large where people reach their peak in earning and spending. They have reached maximum productivity--they are old enough to have learned what needs learning, and young enough before the natural decline of aging. So basically, when the group of those around 44 years old increases, so goes the theory, the stock market and the economy goes up, and when the group of those around 44 years old decreases, the market and economy is in decline. Thus that "baby boom generation" when they entered their 40s, fueled the market and economic surge of the 80s and 90s. An interesting point to be made concerning Dent's interpretaion of this data is that while people conventioanlly start the "baby boom generation" from 1945, Dent starts it a couple of years earlier, and I do think he is right, the increase in birthrates started earlier than 1945.
One objection to Dent's theory that has been made--by Dr. Shiller who wrote "Irrational Exuberance"--is that why did not this demographic birthrate theory affect other asset classes, like real estate. A reply to this objection from the basis of the birthrate theory is that it has but in a different way--that since people buy homes generally when they are in thier 20s and 30s, then you should shift the bithrate chart around 30 years for real estate. And this seems to be confirmed by the experience of the 1970s, when real estates values went up when the baby boom generation was in the 20s and 30s.
A devasting objection to Dent's theory, however, is that is has been for all intents and purposes been falsified. For the market to reach 40,000 in the year 2007 from this point today, the market would have TO HAVE AN ANNUAL RATE OF RETURN OF AT LEAST 25 PERCENT FOR THE NEXT FIVE YEARS. The odds of that happening are astronomical and has no precedent in stock market history.
Dent had a chart showing the rates of return of the market by decade. He pointed out that while there has been two consecutive decades of above average market returns (for example, the 50s and 60s, and the 80s and 90s) there has never been THREE CONSECUTIVE decades of above average returns--but the exeception would be this time. Dent should have stuck with the decade analysis.
So it looks like that the period of 2000-2010 will be a decade of below average returns for the stock market, comparable to the 30s and the 70s.
This book has some value in that it can get one to think in broader historical terms about the markets. Part of the title of this review/essay is "but there is hope." As the decade analysis of the market shows, bear markets do not last forever, though they may last a decade, and then they are followed by bull markets. SO perhaps around the year 2010 a new bull market will begin and it would be a good time to be invested.
If one is interested in good investment advice, I have been following Bob Brinker lately. He has a radio show about investing heard on stations around the country. In early 2000 he told his listeners to get out of the NASDAQ and the market; Brinker was right in calling the top. He has not yet gone back into the market--thus avoiding terrible declines for his followers. Mr. Brinker, against the academic view, thinks he can "time" the market, and believes that one can make money on rallies in the general bear makret. He has not, at this time, yet given a signal when this "counter-cyclical" rally in the bear market will occur. Stay tuned.

Harry Dent is a bull. Hands down, gotta-own-stocks, Katie-bar-the-door bull.

If you need a shot of confidence in your battered portfolio this book will give it to you.

Dent has the economic research, the demographic data, market insights, and statistical modelling to build a very persuasive case for equities over the next 6 1/2 years, until 2009.

Be careful of the sectors you are in and keep an eye on your allocation, he warns. The markets will shift dramtically down the road. I read his book today and will be changing my asset allocation tomorrow.

Harry S. Dent makes a strong case to be bullish.

I would have liked to read a more current introduction from him in light of market and economic developments over the past two years, but his basic story has remained, largely, unchanged. 4 Stars.

1 out of 5 stars THIS BOOK IS AWFUL.......2004-06-02

This book was a complete waste of money. Dr Seuss could have written better finance non-fiction.

Soros' biggest coup was his billion dollar + profit on the pound - he runs through the story in lightening speed with very little explanation or technicals of the mechanics. No insight. Very bad.

1 out of 5 stars Soros was convicted of insider trading in 2002.......2004-05-24

Being a "great" investors is pretty easy if you know how to cheat. Soros was convicted in December 2002 for insider trading in Societe Generale stock.

4 out of 5 stars An interesting story book, but not for trading.......2003-07-18

Although quite out of date, this is the most interesting amongst all other bibliographies of Soros I ever read. This could be attributed to that the author could not get direct info from Soros or his associates at all. Without the burden of returning any favor, the author could quote whatever and whoever (some ex Soros partners) he liked, particularly criticisms, which were the most interesting parts of the book. Other parts, like how Soros broke the Bank of England, how he identified with his Hungarian Jewish identity, how he failed to become a philospher and turned into a trader, should be good enough to satisfy most readers' curiosity on the early part (on or before 1994) of Soro's life. For those traders who want to know the trading secrets, go somewhere else.

p.s. As a trader, I still would like to quote something from the book for my fellows' reference:-

1. Page 60: What Soros understood better than most were the cause and effect relationships in the world's economies. If A happened, that B must follow, then C after that.

2. Page 83: The stock market is always wrong, so that if you copy everybody else on Wall Street, you're doomed to do poorly.

3. Page 85: In 1979, Soros renamed his fund...Quantum Fund, in tribute to Heisenberg's uncertainty principle in quantum mechanics. That principle asserts that it is impossible to predict the behavior of subatomic particples in quantum mechanics, an idea that meshed with Soros's conviction that markets were always in a state of uncertainty and flux that it was possible to make money by discounting the obvious, and betting on the unexpected.

4. Page 92: Soros always says that you shouldnt be in the market unless you are willing to take the pain.

5. Page 110: Short term volatility is greatest at turning points and diminishes as a trend becomes established.

6. Page 159: It is not whether you are right or wrong, but how much money you make when you are right and how much money you lose when you are wrong....If you have tremendous conviction on a trade you have to go for the jugular. It takes courage to be a pig. It takes courage to ride a profit with huge leverage.... When you right on something, you cant own enough.

2 out of 5 stars No many secrets to be shared...........2000-07-24

The author seams try to hide the little information he was able to gather from outside the Soros's circle with a poetic writing about his rise to be a "Master of the Universe". But the fact remain that the book give only a very superficial idea about Soros and for sure do not address the big question about him: "Devil's Master of Globalization or Saint of a New Economy?"

4 out of 5 stars Primer of Thought.......2000-06-01

This book helps decipher the code of a great speculator. Financiers like Soros help keep the financial and economical mkt mesh in sync. Recent news on the dismantling of his Quantum (largest hedge fund in the world) and Quota funds has many on the street bewildered about his authority, but it should be understood that Soros publicly announced about two years ago that he no longer meddled in any of the funds' investments. This is a good book that explains the why's of a worldly speculator.

4 out of 5 stars Good enjoyable reading about aquaculture.......2007-09-03

This book is a basic guide to the beginner in the field and anyone just thinking to set up own pond.
To my view the weak part of this book is that it is way too general to make final decission based on information in this book. It could have been going in each chapter into more detail, examples etc.
What makes it good for reading is wery good structure of chapters, which lets anyone starting to think about aquaculture to capture the full range of aquacultures available. There are many usefull tips ranging from what to choose, what to check, what to avoid prior taking the shovel in hand and here I found it inspiring and usefull.
Written in easy language I found it a fine, joy reading.
