5 out of 5 stars A Worthwhile Read for Any Multi-Family Real Estate Investor.......2007-09-30

I purchased and read this book after hearing an interview that talked about Ken's next book in the series--the more advanced version of this book. I've been a real-estate investor for some years and along with my two partners we own 1800 units in three western states. I've never before read an investment book that I didn't have some major disagreements with before reading this one. Actually, the only thing surprising to me was that Ken doesn't provide emergency lock-out service for his residents. We do, but many things in this business are counter-intuitive. I'd like to know his reasons. It's too bad he doesn't have a blog--and even though I'm not reviewing his personal website, he needs an update including downloads of the forms he promises to have available there in the book (they're still coming soon according to the web-site, but it's 3 years since the book came out).
There seems to be a lot of confusion among the reviewers as to who this book should appeal to. I think to all: from beginner to seasoned investor. Some who feel it doesn't address them in the reviews haven't paid attention. Buying single family homes and renting them is speculation. Small mom and pop rentals are also not investing any more than is flipping homes. I've watched these speculators come and go over the years--good luck to them they'll need it. Meanwhile if you're an ambitious 20 something who wants to go into real-estate who doesn't have the money, go to work for someone like me, or if you like more structure, for a large property management company and learn the business and you'll find lots of money available to you. If you're older, like I was, find some partners, take the risk and plan to work.
A saying I've always remembered is: Wise men learn from others' mistakes, fools from their own, and the rest just don't learn. I've always aspired to be at least a fool, but I wouldn't hesitate to learn from the mistakes of others. I recommend the book.

Book is a good read, but I felt I needed more concrete answers to my questions. Maybe more strategies or specific steps to take in different scenarios.

I have found another book that answered my questions and had more strategies to share. Bubble Proof: Real Estate Strategies that Work in any Market by Tonja Demoff. Great read!

This book was an excellent primer in Investing in Real Estate. I was extremely pleased with the easy to understand material, and guidelines it provided me on the subject. I would highly recommend it to anyone that is serious about investing in real estate.

I am not a CPA or Finance major. I am a physicist so the math is not intimidating. I have been investing as an amateur since retirement and this book gives solid and easily understood ways to get at the valuation of a company and its stock by investigating the financial statements. There is a good comprehensive case study at the end of the book, but I wish the authors would give more examples either within or at the end of each chapter.

I did not finish this book because it is written in a very academic and hard to grasp language. Authors, please make your sentences a little shorter and simpler, the book is very boring and verbose! However, I must give credit to the authors for including almost all of the tools one will need for analysis of financial statements.

I have bought every edition of this book, and it just keeps getting better and better. As a 25 year veteran of corporate finance, I continue to use this book myself on a regular basis and to recommend it to less experienced employees who are still developing their expertise. This book provides an outstanding "how to" overview of what to do to get started in real estate investing.

After reading this book my wife and I were able to make our first real estate investment, and actually located an outstanding rental property investment opportunity where the seller is including two years of guaranteed monthly rental income. This is allowing us to start investing now when our cash flow won't free up for this investment opportunity for another nine months.

Buy It! Read It! Keep It! That is my advice to anyone who thinks that they might ever be interested in buying a piece of property. Steven Fisher's book "The Real Estate Investor's Handbook: The Complete Guide for the Individual Investor" is an excellent guide to show you the way through the maze. I think that this is a must have for someone that only plans to buy one property or for the next "Donald Trump" wannabe. Steven has covered a great amount of material in this book that is absolutely dynamite. I recommend this book to one and all.

"The Real Estate Investors Handbook" is a terrific guide for successful investing. The book could be a little overwhelming for a novice, but it is an excellent resource for the serious investor. It offers an in-depth and complete guide to making profits from real estate. The book also stresses the importance of record keeping and provides an assortment of financial forms and letters to be used when dealing with your property. Also included in the book are real-life testimonies from investors telling about their real estate successes and failures.
This book is a necessity for all real estate investors. The tips and helpful hints are an invaluable resource that can be referred to over and over again.

Having been a part-time real estate investor myself, I thoroughly enjoyed reading Steven Fisher's book. Given the large volume of unhelpful books on real estate investing, I am pleased to see so much valuable information in a single book. If you have been, or plan to get, involved in real estate investing, this is the single best book to use.

Fisher covers all of the strategies that make for successful investing: starting with little money, "flipping," mortgages, foreclosures, and REO's. Unlike other books, Fisher also explains the secrets to finding the right properties. Given that property identification is the most common mistake that would-be real estate investors make, this chapter of the book is especially useful.

The book also includes some effective plans for tax advantages and exit strategies. If you want to own and make money from real estate, get this book!

Whenever I have thought about investing in real estate, I always dismissed it as a "no, that's not for me." I had seen the various folks on TV saying `buy my papers so you can learn the tricks to purchasing homes for pennies on the dollar with no money down' but I never felt like I could spend the money on their product. Then, after searching through this book by way of the Search Inside and reading a page here and there, I knew I had to purchase it. The information it contained was worth much more than the cost I paid to purchase it.

The book spends a lot of time on understanding the various financial nuances of purchasing real estate. It has various worksheets throughout it to help even the most mathematically challenged person (like me) understand some very complex concepts like interest, mortgage payments, returns on investment and even landlord/tenant agreements. Further, the book offers a basic business plan and guidelines for setting up your own operation.

The book is full of information and offers an accessible look at the world of real estate investment. It acknowledges that the complexity of real estate while keeping the text easy-to-understand and interesting. The step-by-step approach the book takes makes it an excellent resource for an investment beginner like me. I'm sure that a more seasoned investor would also find useful information in the book as well. I'm confident the small investment price I paid for the book will multiply exponentially as I put the information into action and start my own investment program.

This book has two sections: the first outlines the requirements of a business plan, and the second is a sample business plan, with the intention that you copy it and fill in the blanks.

The first section is very helpful in giving you an overview of what is expected in a business plan, and why. Most crucially, it gets you thinking about your investor and what they are looking for from the deal. Many projects that reach the business-plan stage fail because they to not acknowledge the business element of filmmaking, but focus on the artistic merits of the project. In reading the first section, you'll gain a good understanding of the steps to present your project to an investor. A slight weakness of this is the presumption that you'll have an army of entertainment lawyers to complete the funding process. This is advisable, but not always the case.

The second section, however, is where the book falls short. Reading through the business plan, it is laborious in its repetition - while there is a need to restate some facts or intentions, this plan goes overboard. It is also quite poorly structured: for example, half the plan is an overview of the filmmaking process that assumes your investor knows nothing about film. This information should be in an appendix - an investor should not have to wade through 20 pages of this before reaching the numbers and projections they're really interested in.

In summary, this is a good guide to the realities of presenting your project to investors, but it doesn't deliver as well on that promise as it could. Still a worthwhile read and a useful addition to any low- to mid-level filmmaker's bookshelf.

The first thing you notice when you read Mr. Campisi's book is how well written it is. As a writer myself that means I will inherently respect this author and truly absorb what I am reading. Now, I must be honest, this is the kind of book that has always intimidated me, that I tend to shy away from - for I'm not exactly what one would call a natural with regard to matters of finance (as is my screenwriting partner who 'gets' this stuff quite easily). So it was rather pleasing to read this book and actually comprehend what Mr. Campisi was saying. He informs the reader without being condescending. He instructs without being pedantic. The second thing you notice is the warmth and humor: the book is actually fun to read. The cold, complex and harsh worlds of finance and Hollywood are anything but inviting and amusing yet Mr. Campisi manages to embroider his sage advice and interviews with charm and an eloquence that confidantly invites the reader in and says, "Hey, learn from me... I went through this too, you can do this... if you want... if you work hard... IF you are willing to take the time to learn and dispense with the pretense and attitude that will surely drive investors away." My writing partner and I recently decided we wish to produce our first project. We might not have made that choice to produce ourselves were it not for becoming familiar with this well-organized, smartly written book and its knowledgeable author. This is recommended reading for any first time indie film producer who dares to dream, who dares to ponder swimming in those frigid, uncharted waters of the industry. Don't be afraid to jump in - this book is a terrific vessel to get you ashore. The Sample Indie Business Plan alone is worth the money.

Infused with real-world examples and humor and just a little Hollywood edge, Campisi takes you through (from a to z) how to prepare a business plan for investors that even a film-world neophyte can understand and learn from. It's not easy to have your pie-in-the-sky ideas shot down, if you were thinking in vague terms of what a business plan should be. But over and over enthusiasm for the indie newbee and a you-can-do-this attitude make rolling up your sleeves to do the hard work you need to do to wade into the choppy waters film finance, not as hard as you think. I'm using it like a bible right now,as I step into those choppy waters myself and need to catch that Campisi life-preserver he throws into the current now and then. Watery metaphors aside, I highly recommend this book. Besides the appendix rocks with a distilation of the book into a business plan - its worth it to work your way through the book, just for the appendix.

I was extremely disappointed in this book. It told me nothing I didn't already know and nothing that isn't available in numerous other books of the same subject matter. Considering the nearly $ 40 price, I thought I was getting a definitive book on the subject matter and I would hardly call it that. Oh but the cover is beautiful. Smart marketing.

Gabe's book "The Independent filmmaker's Guide to Writing a Business Plan for Investors" is a must for any indie film company. While many books exist on the subject, Gabe's is able to package complex information into an easily digestible format for all readers. The book understands the changes taking place in the film industry.
Anyone not using this book will have to work harder to find the critical information needed to be a success is this competitive industry.

The lessons which Mauldin has compiled in this thin, readable volume range widely. Some readers may enjoy the folksier tone of hedge fund manager Andy Kessler's piece, which analogizes investing to a hike up New England's Mt. Washington, on a foggy day. Other may prefer the approach of bond investor Gary Shilling, who argues for finding and developing a consistent and long-term narrative (or "story" about a market) around which to build investment picks. Yet others may find it most comforting to go with financial analyst Rob Arnott, who runs a multi-billion dollar fund for Pimco and who anchors his market analysis in deep skepticism and extensive quantitative analytics.

As with the larger market, Mauldin's group of 12 expert investors brings its own mix of philosophies, tactics, and personalities to investing, and in his notes between each selection, Mauldin is careful not to tip his hand favoring one or the other. Instead, quality for Mauldin rests in the survey of the masters, and the restriction of those masters to "just one thing" each. Mauldin should know: as the author of Bull's Eye Investing: Targeting Real Returns in a Smoke and Mirrors Market, as well as a weekly investment newsletter with readership over one million, he has seen his share of both charlatans and geniuses.

Mauldin's work can be taken a couple of different ways. For younger investors, it may provide a valuable survey of different investment philosophies, and the opportunity to learn just enough to undertake further research elsewhere. I picked this book up on the recommendation of the editor in one of his newsletters. I respect his work, so I decided to bite. I was not disappointed! This book is an easy read - well-written and edited - it gives the best advice from the top investors (i.e. successful). Each one actually has a different "one" thing, but the financial markets and opportunities are so diverse that it results in a great reference book.

You may not use every "technique" that is discussed, but you will understand the world of finance and investing much better. You will also likely find one or two chapters that are particularly well-suited to your own investment interests and capabilities. I keep it near my chair for re-reading. The topics are not aimed at any current "hot trend", but at long-term strategies in a variety of markets. As such it is an invaluable resource for the casual investor who wants to avoid costly mistakes.

    This book covers the subject of how to invest regarding business cycles. This is an interesting subject and this is a well organized book, yet not well written/composed, that is, it is hard to comprehend the matter because of the way it is written with too many unnecessary details. There is another book of this kind, John Murphy's "Intermarket Analysis". But this time, although the Murphy's book is well written/composed, it is not well organized that much of the Pring's book. In fact, Pring's book is a derivation from his book "Technical Analysis Explained". Perhaps reading Pring's book on technical analysis together with Murphy's book could be better to comprehend the subject.

    Asset allocation is one of the most critical aspects of investing. Unfortunately, too many investors do not pay as much attention to asset allocation as they should, typically resulting in inferior investment performance. After reading Pring's book, investors will have a clear-cut methodology on which factors are important to a well-adjusted portfolio, as well as how to use ETFs to build the portfolio.

    Based upon the author's extensive knowledge of technical analysis, his numerous educational seminars, his newsletter, and previous books, Pring provides investors with a detailed step-by-step guide to asset allocation. In addition, the book comes with a very useful CD-ROM and workbook reference to provide additional insights and further clarification of his key points.

    After reviewing the basics of diversification and wonders of compounding, Pring focuses on the typical business cycle covering the rate of change, chronological sequence of events, and using indicators to determine the sequence. In a later chapter he depicts the six business cycle stages and how to recognize each one using specific indicators. He also covers trend lines, moving averages, overbought/oversold, relative strength (not RSI), divergences, and his unique KST indicators.

    Pring explains long-term cycles and ways to determine the direction of the secular trend, and then how the business cycle drives prices of stocks, bonds and commodities. He illustrates how the ten market sectors move in a rotational process through the six stages.

    Pring believes that ETFs are a good way to diversify a portfolio and provides and introductory chapter on ETF families and their make-up. He shows how to use ETFs in a sector rotation approach.

    In summary, Pring provides investors and traders with a well thought out methodology combining the business cycle changes, sector rotation, and ETF portfolio. This 370-page book and accompanying CD-ROM require many hours of study to get the most from it, but the impact on an investor's portfolio performance can be substantial.

    Matthew Chan's latest book for TurnKey Investors is for experienced investors who "wish to expand their financial repertoire by utilizing the `subject to' mortgage." (p.5) This review is based upon that guiding principle inasmuch as I, myself, am not one of those experienced investors, though my background was in directing lease management for a major educational institution. I therefore have a basic understanding of the logic behind and in real estate activities.

    I believe this is an important point to emphasize. Why? Because as I began to read, I found myself uncomfortable with the concept being presented. Specifically, "subject to" mortgage investing is a method of acquiring property by taking title and possession of real estate, but leaving the seller's existing loan in place--a form of seller financing. It is to the author's credit that he immediately identifies this as a problem for inexperienced readers.

    Therefore, Chan confronts the issue! After explaining the primary fundamentals or activities of acquiring property through this process, in Chapter 3 he provides an excellent source of references for readers to confirm the "legitimacy" of the process, including examples of forms used by the U.S. Department of Housing and Urban Development.

    Having read several of Chan's reference books and after sufficiently negating my earlier qualms, I settled back to be "trained." Certainly Chan has the intelligence, experience and knowledge to write books in his professional field. However, I have found that Chan has also developed an excellent teaching skill by which he uses his writing for effective training purposes. Investors or property managers should feel comfortable asking their own staff to learn and begin using the "subject" to mortgage transaction based upon using Chan's handbook. Let's see what he has to tell us!

    First, knowing that this is a little-known and little-used process, Chan advertises its availability--"we buy houses fast." This catches the eye of those needing to sell their hours fast! What that means is that a target audience is usually available. Why? Because there are always those individuals who have just changed jobs and therefore need to relocate quickly. Or there are those individuals who sadly face divorce or the loss of a loved one and find that they can no longer pay the high mortgage costs. For whatever reason, needing to sell property quickly is oftentimes a traumatic experience. And, for many, waiting for financial institutions or real estate agencies just isn't the answer. Having personally been in this situation, I must admit I looked favorably at this option once I realized how it worked. Because I had lost my job and knew I could not keep up my mortgage payments as a single professional woman, I immediately posted my home for sale. It was a nightmare as I first had to "fix" one thing after another and then wait for someone who might "happen" to come along and want to buy my home. It was just serendipity that I was able to acquire a small cabin in a nearby state and maneuver each activity to be able to both sell and buy another home as well as relocate within the time allotted; i.e., by when I would receive my last pay check!

    Matthew Chan could have offered me a much simpler option! And his book includes pictures of the wide variety of houses that they have acquired through the "subject to" mortgage process. In essence, Chan's company would have taken over my former home as property managers, using the loan I already had in place. Now, individuals considering this option would need to understand quickly that they would continue to have an outstanding mortgage loan in their name. But somebody else would be paying that bill. And somebody else would have total control of the property.

    In essence, then, the seller in the position of having to quickly relocate has a little-known option if there are individual investors willing to handle their property. The Turnkey Investor's program has the ability to do this...and then use your former property to enter into a lease-option activity with another individual.

    I've personalized this review to ensure that individuals who may hear of this process will understand its potential in their own lives. However, the book, for the professional, includes all the many details necessary to ensure that they are able to handle a "subject to" mortgage investment if or when the opportunity arises. It takes a professional agency willing to help individual property owners. At the same time, the agency must have already invested sufficient research and experience in their field to make the process work within their agency. For those professionals wishing to consider "subject to" mortgage investing, this book is a must-read!

    I bought this book because it seemed like it was "THE" subject-to investment guide. I've read a lot of real estate investment books and most breifly touch on the subject without going into details. Well I am at the point in my investment career that I need a little more substance when it comes to the investment process. This book was fluff. Like most other RE books it explained basic principles of real estate, finding urgent sellers, doing due diligence on the property but never went into the hard core details about the subject and didn't give a step by step guide to completing the deal. There were 3 sample forms and they had nothing to do with the actual process of closing a subject to deal.
    To compound the matter, many parts of this book seem to be copied and pasted multiple times. I would read a paragraph and look back, only to find the same paragraph. SAME WORDING. The type in this book has to be 14 point and by the way, it's all double spaced. I actually got this book today and have read it already.
    I wouldn't be as mad if this book didn't cost as much as it did. I feel a little ripped off. This book is definitely marketed as a "hard-core investment guide" but after reading a couple pages you realize it is for people that just want to read about investing and don't need the details or guidance to actually carry it out.

    My name is Josh i am a 23 year old investor from columbus, ga. I had to write a review for this book because i truely beleive in this product. Matthew Chan is one of the very few people who tell you the down to earth true about this real estate technique called "Subject To" The book is a great guide for any investor new or experienced to learn from. A nice feature of the book is that Matthew goes into details about the Infamous Due On Sales Clause which scares many investor. His guide shows you the real world of investing in subject to and not some fluff job book. I have read it 3 times cover to cover and have learned something new each time. I have even begin to use some of his ideas to better my own company. So, in conclussion if you want a real world guide to subject to investing then look no further.

    Take an investment property subject that's potentially challenging to grasp, get an expert investor to explain it, and what do you have? Matthew S. Chan's simple-to-understand book, The Turnkey Investor's "Subject To" Mortgage Handbook. The author does a superb job of explaining what "subject to" means, how and when it applies, and how it can benefit both buyer and seller. Risks and advantages are explained in great detail-nothing's left out. Chan even cautions against misusing this method. Only ethical, honest investors and sellers need apply!

    What is "subject to?" To get the full picture, you'll have to read the book, of course, but in short, it's a form of seller-financing. It's a specific technique for buying and financing property subject to the terms of the existing loan. It's a way for experienced investors to build their portfolio of properties much faster and, in most cases, more cost-effectively.

    Right from the start, Chan emphasizes that this book is written for the experienced, not beginning, investor. It's easy to see why. The "subject to" technique is not for everyone. In significant ways, it differs from a typical real estate transaction, requiring greater knowledge of real estate and mortgage laws, sound business sense, strong ethics, and the ability to negotiate fair terms for everyone involved.       This book is certainly not a definitive guide to evaluating hedge funds. It focuses pretty much exclusively on a number of tools for evaluating the risks and returns of hedge funds from a quantitative perspective. It discusses and illustrates some interesting ideas such as the Hurst Index and d ratio to help us evaluate the dynamic nature of hedge fund returns. However, the book is flawed by many figures that either do not display what they are said to in the text or sometimes simply repeat the previous figure with a different number and caption, or perhaps are completely wrong. This makes the book hard to understand in parts.

      I read this book in about an hour, it is vey simplistic in the analisis and its conclusion or based on assumptions that can never be applied to hedge funds, specialy his survivorship analysis. I have read about 10 books in hedge funds, I find this the least helpful.

      Only focuses on one aspect: risk computations and leverage This book is certainly not a handbook on how to buy a hedge fund. It spends a great deal of time discussing how to disect a fund's returns mathematically. It does a good job of explaining in simple English what is wrong with using standard deviations of returns in trying to determine a fund's risk. Unfortunately, that is not all that one should consider in evaluating a fund. It does not go into detail about looking at other funds a manager may have been involved with, comparing that fund's returns to other funds in its class. It does not talk about understanding how hedge funds determine their fees, how to watch out for fraud, how to evaluate a fund's accountants and lawyers and the relative importance of these factors. It does not spend much time on discussing the risks involved due to the fact that most funds limit when one can put in or take out money or that a fund may force you to take some of your investment back. It also does not discuss tax treatment. Many funds' earnings are reportable as regular income. This may be important. The bottom line is that you can find out about risk and volatility from a stat book. It is the other behind the scenes unformation that is also critical in choosing a hedge fund.

      I am highly skeptical of the data behind most of this book. The figures seem consistently wrong. I doubt a single set of data could give the #s shown in both Table 4.2 & Chart 4.5. I find it funny that in Charts 7.1 & 7.2, 2 managers have tremendously different gross returns, but seemingly the exact same set of monthly returns. Funny again, in Charts 8.1 & 8.2, "Best" & "Random" managers seem to have the exact same results. Are the errors in proof-reading, concept, or facts?

      This book will be useful for the money manager interested in choosing among the growing universe of hedge funds. Despite some overmethodical and occasionally dubious measurement techniques (much is made of the mysterious-sounding "d ratio", which is simply the ratio of winning months to losing months), Lavinio does provide some useful tools for evaluating the past performance and future prospects of different hedge funds.

      The only disappointment is that Lavinio tends to treat hedge funds as mysterious black boxes, scrutinizing their results without any real attention to their methods. The lay reader will probably find little to satisfy his/her curiosity.

      I bought this book for my son who is about to inherit a large amount of money. I loved it. As a mature adult, I wish this book had been around when I was younger. I'm going to buy some copies for my Junior High class so my students can learn the basics of the Stock Market. True, it's simple, it's low risk themed, but a great way for the younger generation to get started.

      this is a good, easy read and i definitely recommend it for teenagers or people that are just starting to build some financial knowledge. the basic concepts are explained quite well, and the language is clear and straightforward. however, he sometimes sounds like a broken record and constantly admonishes the reader to use mutual funds and save money and not take risks- again and again, and it kinda gets old after awhile. this book could probably be written in about half it's length if that weren't the case.

      This book is mainly for those who are extremely afraid of risking money in individual stocks or smaller kids ( <12) The only stocks he likes are index funds. Otherwise, its CDs or something having to do with the bank. The author is ultra-concerned about risk, and he's 13 years old. His ultra-concern about risk gets very annoying and repetitive after you've read 50 pages.

      This is a great book for small kids, who aren't ready to take on the more risky stock market and individual stocks- it shows you the other options. (like the bank!) But for everyone 14+, I recommend "The Neatest Little Guide to Stock Market Investing".

      Purchased Teenage Investor for my grandchildren but decided not to give it to them. While the book gives a reasonable survey of the stock market it promotes the negative theme throughout that we, average investors, cannot succeed and would be better off buying mutual funds. (So, why write a book about investing?)

      This boy-writer (in my opinion) must have garnered a lot of help from dad, a lawyer, an accountant, a broker, a writer, and an editor. I read the whole book hoping to find something that read as if a teenager actually contributed, but I couldn't find it.

      Material is repeated over and over again. If your already familure with investing you probably should keep searching for another book.
