This material is good basic information for anyone wanting to get started in buying potential foreclosure properties. Begins by explaining basic terms and processes - eg. mortgage foreclosures lead to Sheriff's Sales, while Deeds of Trust lead to "Trustee's Sales" and lack a redemption period (owners can buy back their property during this period, leaving you with nothing to show for your effort, though you do get your money back).

On average, foreclosure buyers have 90 days + 20 days publication time to work a deal with the homeowners. Buying from onwers prior to foreclosure also eliminates the redemption period. FHA and VA loans are much more likely to be assumable.

Buying at auction means having to contend with competitors, an inability to inspect the property prior to bidding, and all sales being final. After foreclosure one is less likely to get a good price, it is harder to inspect the property (utilities probably turned off).

Finding foreclosure properties is eased by looking in public records for "Lis Pendens" (judicial process) or the "Notice of Default" (non-judicial process); there is also the later Foreclosure Auction notice. Other sources include looking in the newspaper of record and/or the County Recorder database. Still other sources include divorce proceedings (likely problems with the lawyers involved), probate filings, FSBO listings, Internet sites (eg. foreclosure(s).com, street signs, Internet ads.

Author also recommends a full title search ($100-$350), and contracts written "Subject to" eg. inspections.

The book's strategy offers a simple method for identification for properties, including how to approach owners AND lenders. Sending attractive offers such as short sales and how to wait out lender approval. This is a very good read for beginners wanting to enter into the foreclosure market, especially in the current situation of higher interest rates and lower consumer demand for real estate. There will be a spike of foreclosures.

This book is a must for ANY professional working in the finished-goods/products Fulfillment/Distribution world. If your work and responsibilities span anywhere within a FC/DC, you should pick up this book. For less than one hundred bucks, you get one of the best written, concise handbooks I have ever encountered.

It's very important to note that this is not just a dictionary-like handbook, but rather a book that is actually easily readble and enjoyable. It is not for novices, but for anyone with some level of experience, the book comes to life and will help you build depth.

I work for a major e-retailer that disbributes products to end customers. Having worked many years here and picking up most of the know-how from experience alone, I am now questioning why our learning dept doesn't have the insight to make this book a "required" manual for all when we first started. It is excellent and provides great explanations and applications .

Buy it. If I ran a DC/FC, this is a must read for all my mgrs and jr mgrs.

This is the best book I've ever found on material handling and warehouse storage. Though a little pricey, this book has content that makes it well worth the cost. Extensive detail on material handling and storage equipment. Also has separate chapters dedicated to small item warehouses, case-pick warehouses, and pallet warehouses.
Anyone designing a new warehouse or redesigning an existing one should read this book.

I am a Certified Facility Manager (CFM) and an Interior Designer and have been in the industry for over 15 years working now as a consulant primarily focusing on strategic planning. This is recognized as the go-to reference for all that is Facilities Management (FM). I still, even with my experience, review sections and have referred this book to many peers and clients. Cotts will always be someone in our industry who brought FM to the forefront and makes everyone aware that it's not just "fixing toilets!" Recommended for anyone who is head of facilities management, planning, administration or real estate for both Government and private industry. Also, coming from the design community, this book should be on every planners shelf. The product was good. It contained everything I've wanted. But it would be nice if it would contain some photos of some of the letters or products inside the book to make it easier to determine if this is the right product or not.

I was very disappointed the second I got this book and cracked it open. I purchased it because I considerd myself a poor letter writer and wanted new fresh creative ideas. These sames and mostly very short, seemed shallow, unfinished, and are very simple and elementary. As for me. this was a waste of money. I am obviously much more creative than I thought and would never send a client a letter with 4-5 short sentences.

I don't think this book worth the price. All the letters are very basic, a bit outdated and follow old prospecting techniques. Some of the letters can only be use after you made a call or you met with a prospect. There is nothing impressive about this book.

I'd expect to see more eloquent and articulate letters. My broker wrote better letters and they are free.

This is an excellent book for both new & experienced real estate agents. The letters sound intelligent and professional, and they're informative without being either too informal or sounding stilted. The CD included with the book was especially helpful, because you can just download all the letters onto your computer & personalize them with your own information or make changes. Real estate agents are too busy to have to re-invent the wheel every time they need to write a professional-sounding letter. These are GREAT templates. Highly recommended.

Copyrights used to be so simple. The U.S. Constitution says: to promote the progrss of science and useful arts, by securing for limited times to authors and inventors exclusive right to their respective writing and discoveries. From there it gets a lot messier. For instance a book copyrighted and published in 1930 was under copyright for 28 years. If the copyright was not renewed it expired in 1958. But if in 1958 the copyright was renewed for an additional 28 years, or 1986. But the law was changed so that if the copyright was not renewed the book is in the public domain. But if it was renewed the copyright now goes until 70 years after the death of the author, or maybe 95 years after it was first published, or possibly 120 years after it was created.

And if you think that is a mess, wait until you get into digital, like the web. If a book is still in copyright in the US, but available on an Australian web site, can you download it, can you print a copy, can you sell it?

This book clearly, and using an interesting format explains these and lots more points.

This book provides an outstanding "how to" overview of what to do to get started in real estate investing.

After reading this book my wife and I were able to make our first real estate investment, and actually located an outstanding rental property investment opportunity where the seller is including two years of guaranteed monthly rental income. This is allowing us to start investing now when our cash flow won't free up for this investment opportunity for another nine months.

"The Real Estate Investors Handbook" is a terrific guide for successful investing. The book could be a little overwhelming for a novice, but it is an excellent resource for the serious investor. It offers an in-depth and complete guide to making profits from real estate. The book also stresses the importance of record keeping and provides an assortment of financial forms and letters to be used when dealing with your property. Also included in the book are real-life testimonies from investors telling about their real estate successes and failures.
This book is a necessity for all real estate investors. The tips and helpful hints are an invaluable resource that can be referred to over and over again.

Having been a part-time real estate investor myself, I thoroughly enjoyed reading Steven Fisher's book. Given the large volume of unhelpful books on real estate investing, I am pleased to see so much valuable information in a single book. If you have been, or plan to get, involved in real estate investing, this is the single best book to use.

Fisher covers all of the strategies that make for successful investing: starting with little money, "flipping," mortgages, foreclosures, and REO's. Unlike other books, Fisher also explains the secrets to finding the right properties. Given that property identification is the most common mistake that would-be real estate investors make, this chapter of the book is especially useful.

The book also includes some effective plans for tax advantages and exit strategies. If you want to own and make money from real estate, get this book!

Whenever I have thought about investing in real estate, I always dismissed it as a "no, that's not for me." I had seen the various folks on TV saying `buy my papers so you can learn the tricks to purchasing homes for pennies on the dollar with no money down' but I never felt like I could spend the money on their product. Then, after searching through this book by way of the Search Inside and reading a page here and there, I knew I had to purchase it. The information it contained was worth much more than the cost I paid to purchase it.

The book spends a lot of time on understanding the various financial nuances of purchasing real estate. It has various worksheets throughout it to help even the most mathematically challenged person (like me) understand some very complex concepts like interest, mortgage payments, returns on investment and even landlord/tenant agreements. Further, the book offers a basic business plan and guidelines for setting up your own operation.

The book is full of information and offers an accessible look at the world of real estate investment. It acknowledges that the complexity of real estate while keeping the text easy-to-understand and interesting. The step-by-step approach the book takes makes it an excellent resource for an investment beginner like me. I'm sure that a more seasoned investor would also find useful information in the book as well. I'm confident the small investment price I paid for the book will multiply exponentially as I put the information into action and start my own investment program.

I wonder if the creators of that operating system had this book, would anyone know of Bill Gates or Microsoft; or if Xerox held its research and development of the paperless office, would the Information Technology field be totally different- yeah you know where I am going with this.

If you are a creative mind searching for a way to protect your hard work and development, GET THIS BOOK for it is a sound minded investment for your greatest assets: ideas that move the world and generate money.

This book explained all the types of Creative Assets Protection out there. Granted it does not read as the other Rich Dad books, not as personal, but its lessons and information are vital not only to understand various intellectual properties, but also to seeking the best legal representation in both the physical and cyberspace.

I think I know how this book was written. A whole lot of cut and paste from U.S. Law code with some mediocre story telling sprinkled in. If you want to be technical and write in the language of professional law, fine. But this is not the series to do it in.

Unlike the rest of the Rich Dad books that I've read -- which were for the most part fantastic -- this book was terrible. Michael Lechter may indeed be a very bright guy and a star in his field, but he is an absolutely horrendous writer. The intro by Robert Kiyosaki was the only really enjoyable part to the book. Lechter immediately jumped into complex explanations of the various types of IP protection available without really clarifying anything for the lay person like me. And no real life examples of anything -- just references to a couple hypothetical "horror stories" that he relays at the beginning of the book. The only reason I gave this book 2 stars and not 1 is because at the very least I was able to get some basic definitions of IP terms down. But I guess I could've gotten that from a dictionary too.

This book was an extremely helpful book for me because of the fact that it covers so many different areas of intellectual property protection. Because it covers so much and so many different types of intellectual property protection, it is a book that really makes you think about all the possibilities. I like the fact that it is very broad. Considering that the book is written by an attorney who is bound by the rules of ethics not to disclose his client's confidential matters, I found the book to have ample specifics and examples of different types of intellectual property protection.

My personal impression is that it is a book that can help business owners looking to protect their intellectual property as well as those who are interested in a more scholarly approach. That is the genius of this book. It can be very useful to many different kinds of readers. I think that even a lot of attorneys who practice in different areas of the law would probably find this book extremely valuable. That is a great complement to the author.

As the title indicates, it makes you realize that your intellectual property is really your number one asset.

Background: I've read all of the RD books, 6 of the Rich Dad's Advisors series, and other books by the RDA authors. For all of the RD/RDA books, I have found the conversational style to be very readable and an effective manner in which to convey information. With this book, however, it was a struggle to get through it. In terms of readability and value, this is the worst RD book I've read.

Coverage of Material: I am not knowledgable about IP law, and I felt that this book provided a basic coverage of the issues.

Organization: One frustration I had was that a lot of material was repeated, and obviously so. Rather than organizing the book in a more efficient manner, the author instead chose to repeat certain passages. When I've paid for a book, I don't care for the same half-page passage repeated three or four times.

Writing Style: The first part of the book was well written. I especially liked the initial horror stories and phone conversation, both of which were written in a conversational style. If that style had been maintained throughout the book, I would have given it 4 or 5 stars. However, the writing quickly degraded to being almost unbearable. Some parts of the book were written with a condescending tone, and it seemed that Mr. Lechter was stroking his ego. I also found the lengthy discussion on the Internet's structure to be tedious and unnecessary, perhaps a filler to increase the page count. This information was not relevant to the subject; a one or two page summary of the Internet would have been sufficient.

Other Comments: I've enjoyed Robert Kiyosaki's books, but as a whole they are full of contradicting information. This book was no exception. In the foreword, Mr. Kiyosaki uses the same quote three times, wording it differently each time, and giving two different references (Rich Dad for two, himself for one).

Bottom Line: I read this book because I want to read all of the Rich Dad and Rich Dad's Advisors books. In general, although a few of them are blatant advertisements, I've learned something from each one. In the case of this book, I would strongly suggest you find an alternative, unless you want this book because of the series affiliation. Legal primers available online provide a better value.
