This will be short. I have already wasted enough time ready the book (actually I stopped reading in Chapter 9) At first, I thought the examples were funny and than I realized there may be people reading this book that actually are taking notes. This is intended for those few. Seek out the help of a Professional Financial Advisor. This book should come with a warning label.

First of all, the author has enough material for a magazine article at best and she has padded and stretched it into a book. That makes for an annoying read.

Secondly, her math is deceitful. She says to borrow the equity from your home at 8% and put that money to work getting an 8% return and you will end up with a huge pile of money. What about the payments? Oh, yeah. She subtracts those as a lump sum at the end from your pile of money. Everyone knows the payments have to made every month so if you're borrowing at 8% and getting an 8% return you're simply going to break even. If you're as smart as a fifth grader you know that math calculations have to be performed in the correct order or you'll get the wrong answer. She also gives an example of someone who could pay cash for a house but takes out a mortgage anyway and invests the money. She conveniently ignores the fact that the person could simply pay cash for the house and then invest what they would have made in payments each month and that money would grow to almost the same amount as her "safety fund"

The third problem with this strategy is that the only way to get this 8% tax free, totally safe return is to buy a questionable insurance product that she or her friends will be happy to sell you. Then you'll have the IRS looking over your shoulder.

I'm not a big fan of a mortgage free house for a number of reasons but if you're going to harvest equity and invest it, you'd better know what you're doing. For the average person it's way too risky.

Start saving some money by NOT buying this book.

Sad to see people trying to ride the coattails of another book and rip it off so blatantly. The orignal book called Missed Fortune 101 introduces the world to these strategies. Well Stop Sitting comes in and basically changes a word here and a word there to try and be different. For example Missed Fortune 101 talks about "going down the highway of life with one foot on the gas and one on the brake" Ms. Snow talks about going down the highway with 4 flat tires and a broken windshield...Come on!

I, too, was in awe after reading this book. The ideas are presented in a simple, easy to understand way, and it seems to me to be very logical. I'm no financial genius, rather a former math teacher and the numbers seem to work on paper. But, really, after the awe has worn off and reality hits, what's the catch? This seems too easy. If this idea has been in existance for several years, then why hasn't it caught on with the "masses?" Why don't more financial advisors recommend this? Is there something I'm missing or does it really work that simply and just nobody knows about it? Somebody....give me the real scoop!

As I began to read this book, my first challenge was to get over the unearned arrogance of the author. Marion Snow may have a "scientific mind" and have a little experience in the mortgage industry selling people mortgages, but she is no financial planner.

The book is absolutely full of errors and misrepresentations of how some very complex financial products work. She literally demonizes financial planning professionals who have spent years of their lives helping clients and studying the ever changing landscape of both financial planning, estate planning, as well as the Internal Revenue Code.

Some of her VERY dangerous errors are as follows:

First, nearly all of her calculations discuss saving taxes at a 30 or 33% tax rate. While this sounds good, the average American is nowhere near the 33% tax bracket. The 33% tax bracket does not begin for most married Americans until they have over $195,000 of annual income.

Secondly, the insurance products that she describe do not function as she indicates. On page 110, she casually mentions that her insurance strategy will work as "long as you are careful not to deplete your cash value." She does not mention that the "tax advantaged policy loans" she advocates are 1)charged interest by the insurance company, and 2) taxable if the policy lapses in later years. Additionally, she neglects to mention that Universal life policies have increasing costs which will cause them to lapse using her strategy.

Third, all of her calculations are "assumed and hypothetical." They do not address real numbers. About halfway though the book she indicates she "got her insurance license" just to verify her findings. Unfortunately, an insurance license is viewed by most credentialed financial planners with the same reverence that training wheels are viewed by Olympic bicycle racers...

Fourth, her mortage strategies advocate taking illegal tax deductions - the tax deductions she describes are not allowable to the degree the advocates, in the tax brackets she uses as examples. The deductions "phase out" well before a taxpayer can use them to the degree she illustrates. Simply put - the numbers are INCORRECT.

Ms. Snow should spend a few years in school and learn what she is talking about - and a few more years working with real world financial clients -before being arrogant enough to throw stones at those who do.

She is flat wrong in many areas and will hurt a great many people who take her cutesy approach to financial planning seriously.

The basic investing information in this book is solid, the problem is that the plan for gaining wealth is overly optimistic for many areas of the United States. Larry bases his wealth building plan on very fortunate appreciation that he experienced on his first investment property. Then as the plan is taught you refinance that first property after one year and use that money to buy another property. In Orlando, FL (where Larry bought his property) around that time the appreciation was 25%, but what about the least appreciating cities like the one where I live at 3%? Then the wealth building plan that Larry talks about goes out the window.
I thought the best part of the book was the info on closing, ideas that I have not reading anywhere else. Word of advice, skip over the property management chapter, the weakest chapter in the book where Larry advocates screening tenant by using your "gut". That is a recipe for disaster.

I brought about 3 books on real estate investing. I, too, have a three apartment building and a small investment property. When I look back a few years ago, I wish I actually have read this book to evaluate the potential purchases. I did okay in the end, but having to know the concepts and the GRM (Gross Rent Multiples) was the simplest thing to understand and only consistent way for me to compare investments properties. Other books tell you to compare the recent comparable sales, the replacement cost, building cost, etc to come up with the right figures. Frankly, those 'tools' mentioned in other books were not as useful as the GRM method mentioned in this book. The author also explains how the GRM changes, depending on the neighborhood and the locations. So, having that knowledge, I am able to compare properties very quickly to weed out the ones that I do not want. Once I have narrowed down the list of potential properties, then I can use the other methods to do the detailed analysis. I feel better now that I can now compare apples to apples. The sections toward the end were skimpy, but the overall value of this book is great. I recommend to a novice investor, as well as someone like myself who has been in it for about 6 years and still have a lot to learn.

Great book for beginner investors who want the basics of multi-unit investing. There are a lot of strategies that can be learned from his experiences.

This book would go great with another book I read called Bubble Proof: Real Estate Strategies that Work in any Market by Tonja Demoff. She has such a great attitude and spin on real estate investing.

There is really no middle-ground when it comes to Robert Allen. You either like his work or you think that his concepts are risky and/or far-feteched. I personally like Allen's approach to real estate from a novice standpoint. I have utilized many of his techniques to success. However, I do caution, once you get momentum, go to the next level and make money on the buy and continue to educate yourself on the right way to remain in real estate for the long-term. This will mean studying markets and having a long-term and short term strategy. This will mean that traditional closings have the place and creative real estate does not equate to illegal if done the right way with the right team - and can keep you out of trouble with your accountant. This will mean knowing the true cost of money (time value, strategy for each property, situation of the Seller, your situation and access to resources, etc.)

As time progresses, I suspect that many of these practices will be regulated and closely watched. However, don't blame Allen - there are many financing structures that get sellers into becoming motivated thus these techniques are executed. Play close attention to his guidance on commecial properties, cross-collaterization, dream-teaming, and subject-to/lease option structuring - these deals are made every day.

I never had a problem with Allen and as a matter of fact consider him important to the "master of your fate" outlook. He is now more or less an information guru because like so many before and after him - real estate is the impetus for improving your financial state to (a) start the million dollar business; (b) divesify and partner into different and larger properties, and (c) meet those who exercise advanced, long-term real estate strategies that lead to successful careers.

Oh -- let it be mentioned: Robert Allen is not "breeding competition." He is well-past these stages, but is willing to share on some of his novice techniques to get you started.

Good Read - Supplement it and Educate Yourself and you all will be well if the focus and desire is there. If not: Continue to blame Allen for trying to share pearls of wisdom at a modest cost.

This was an all around decent book for someone desiring to get started in the real estate business. It has 30 short chapters focusing on getting into the real estate business with no money. One of which is called tapping the equity in your home. Nothing really new there. The book contains some good concepts but a lot was just common sense. If you haven't bought real estate before and don't no much about financing then this will open up your eyes to some concepts that you may not have thought of before. There is a chapter on why you should own property. One on negotiations, one on using partners and another on overcoming roadblocks to your success. There is also a chapter on how to retire in 5 years. All in about 280 pages that will go by quick.

I think the most important thing that one could recieve from this book is that anyone can do it. It doesn't take a masters degree in economics to do this stuff. I think this book can give the reader a good basic understanding of how real estate and rental property works so they too can get involved. Just remember that positive cash flow is a must!

Robert G. Allen is a notorious and relentless internet spammer. If you should happen to somehow end up on one of his email lists like I did, he will send you several junk emails a day. Unsubscribing doesn't work, and trying to block the sender's domain is useless because the emails are sent from a different domain every time. The funny part is that the emails aren't even coded properly. They always show up as just a bunch of html code. Would you really take internet money-making advice from a guy who can't even code html properly? Anyway, his spamming practices are completely illegal and it's only a matter of time before the law catches up with him. But that shouldn't come as any surprise considering that mister Allen has been in trouble with the law before. He's had several run-ins with the IRS, lawsuits against him, and a chapter 7 bankruptcy. I would also stay away from his Nothing Down real estate methods. Many of those practices are illegal, and the president of the Nothing Down club in Atlanta wound up in federal prison because of it. I was actually very impressed by the material in the book and would have undoubtly given it 5 stars. BUT something very fishy made me change my mind. I applied to enroll into the Robert Allen Instiitute mentorship program for real estate investment (details are online). I got a call from the Program and a sales person like sounding gentleman, who threw around his weight and suggested multiple times that it would be an honor for me to be chosen for the mentorship program spoke to me for an hour...And then he and his supervisor suggested that if I trusted Robert Allen, I should give him my credit card number for a charge of 6000-10000$!!!!. 'It takes money to make money' he said. When I told him that he will need to tell me how many perople are actually in the program and how many actually make money, he was caught offguard...at the end of the conversation he was frankly rude and said 'Well, think about it, all you have done in your life so far is made 80000$ a year'...I mean how unclassy can you get!!...well thank you Mr Allen and your sales-people...I sure can tell how you have made your money.

This book is a great start up book for investors just getting in the game. What I liked most though it's not like most real estate books where they tell you how to do it.
They
dive into the why you do it and the core principles you need to have in order to invest in real estate. The book also shows that real estate is a serious business. Take your time reading this book and grasp the core principles and habits that they are talking about.

I do love to read a lot of the books from Trump, and this one is similar to the others in terms of format. It's very vague at times, and the author tries to sell your more books in the script. I'm starting to realize any material offered by Trump is going to have at least 10 books referenced that are highly recommended for you to read once you complete the current one you are reading.

I was expecting to read about all the steps involved with purchasing, financing, marketing, upgrading and managing real estate in this book. I suppose I assumed this would be like a dummy's guide to real estate investing, but it was a little more for the novice investor--at least it was more advanced than the 101 title implies, especially in the final chapter. I was let down in some areas, but the last few chapters about managing and valuating property are phenomenal.

I scaled down the rating due to all the publicity of additional reading material but I did think the final chapter on valuing properties was incredible so I gave it 3 stars. Had it been a little more in depth about financing real estate and excluded all the promoting of other books, then I could've given it 5 stars.

I was very disappointed at the shallow nature of this volume. Several chapters in I realized that this was just another way for Trump to generate a few more royalty dollars. This whole volume can be summarized in a few general maxims: Chapters 1-3 Think like an entrepreneur... meaning take risks. Chapters 4-5 Do your OWN homework ... meaning don't rely on generally accepted rules. Chapters 6-10 Come up with the NEXT great idea ..... meaning think outside the box don't just follow the herd. The only reason I did not give this book a 1 star * is that the last four chapters DO contain some valuable information and charts, formulas and methods that DO go beyond just common sense or obvious advice like where's the market headed? (Chapter 6). In particular it was not until the final chapter (14) How to Value Properties did I actualy take my pen and paper out and start to take some notes. A far better read is Confesssions of a Real Estate Entrepreneur. Save your Time. Use your Common Sense and Spend your $22 bucks to buy another book.

I would prefer to give a book 5 stars, but cannot always do so. I gave this book as a gift to a friend who is a broker and fellow investor. We have had many discussions about Trump's life. I respect Trump's passion. This book glossed over the details and I had hoped for more tactics. Read it cautiously... This book was not written like one of those informercials. It has a great no-nonsense approach to help you make money in real estate. Is there anyone that knows more about that than Donald Trump? I probably would have given it one more star if he wasn't so full of himself.

Allen's book provides a pragmatic perspective on real estate. Much better than Carlton Sheets and other books on Real Estate Investment. There are a gizillion books on Real Estate and building financial wealth, however most of them are filled with common-sense cliches and psychological mumbo jumbo. If you want to gain real wealth,you must read these books:

I read this book cover to cover.

The book is broken into 5 parts: Foundation (the hook), Creating Wealth (the scheme), Concentration (the early stages), Perpetuating Wealth (the maturing stages), and Real Wealth (the later stages).

The Foundation starts off with some very cheesy motivational advice ("Bob Allen, you're great! You are a unique new kind of person ..."). To each his own, I guess. Then a sample of how different people would invest a $100,000 windfall. Of course every one is an idiot for 1) diversifying, 2) paying down debt, 3) investing in stocks, or 4) taking a vacation. He does make a very good argument for leveraging your debt to create wealth. That is the gem of this book.

The second part says buy 2 rental houses per year for 10 years. There's no discussion of other real estate options, just single family homes at below median price. He lays out his plan for 1) leveraging up to create wealth, 2) then jettisoning debt, diversifying, and creating a tax shelter. It's frustrating, though, because he just critized paying down debt and diversify and doesn't really explain the whys and whens. He actually suggests selling properties (and paying capital gains tax) to pay down debt, then immediately buying properties to create a tax shelter. Is he a fool? I can't tell. Though he referenced future chapters, there was no explanation for this bizarre suggesting in the referenced chapters. In fact, there is a big disconnect between the sections in the book. Many of my main questions went unanswered.

The next section, Concentrating, is the best. It describes some of the ins and outs of buying and owning properties. However, one gets the impression that his success is more due to being a good negotiator than to having a fool-proof system.

The Perpetuating Wealth section talks about discounted mortgages, gold coins, diversifying, legal structures, and taxes. These chapters are very disjoined and hit or miss. While discounted mortgages is quite interesting, he shows his limits in a discussion of ratios. He uses a Debt-to-Assets ratio and a Equity-to-Debt ratio to grade loans. Hello? These ratios contain equivalent information. Is he really using these to make decisions? His third ratio, Discount-to-Debt is followed by an example saying a $1000 discount may not be a bargain because costs in a default could exceed $1000. But the ratio isn't what gives one this information.

The legal structures chapter gives little useful information and taxes just doesn't get the job done. It has a pretty bad plumbing analogy for taxes. The final diagram has 3 buckets, 6 spigots, a filter, a manual pump, a few hoses spraying $$$, and some $$$ sprinkling on a piggy bank and a family. Now I get it.

The final 2 chapters are one saying education is useful and the other with nothing but 6 pages of quotes.

A very informative book that spells out the steps necessary to obtaining wealth legally and in a period of time almost anyone can achieve. A must read for those seeking the secrets to wealth.

With Creating Wealth, Robert Allen made a tremendous impact on my life because it reinforced my belief that I can do it. The book is charged with positivity and packed with great ideas. I found it extremely inspirational. Inspirational enough for me to participate in Robert Allen's 1987 Challenge Experience. Great books like this are just as informative and inspiring today as they were 20 years ago. I love this book.

Yes, we can all agree that mainstream history is nearly 100% BS due to politics, economics, ego, problems with dating techniques, and various conspiracies. Agreed. But, I've been researching the distinct possibility that human history (in terms of civilizations) are much more ancient than we've been told, so coming across this book was very interesting to me. I wondered how Fomenko could be wrong (if at all) because he is very persuasive in his presentations. Then it dawned on me. If at previous times in prehistory, due to the various catastrophies that are well documented (comets, asteroids, planetary disruptions, plasma discharge, pole reversals, etc) the Earth was in a different position in relation to the sun, different tilt on its axis, different orbit, different rotation (in terms of velocity and DIRECTION), and the continents were in different positions, then would this not cause the ancients to see the sky (constellations) differently? In other words, is Fomenko making erronious assumptions about the physics of the Earth in pre-history, which then corrupt his data with regards to dating the relevant astrology? The last event to seriously disrupt our planet occured roughly 3500 years ago, according to other good researchers, so is it possible Fomenko has been confused by this? The vastly different physics of our planet in the not so distant past may explain this confusion, which is not to say the "mainstream" version of history is correct; on the contrary. I am not an expert in these fields, but wanted to see if this idea could spark discussion.

Will people ever read before spamming? Yes, Jesuits could not rewrite world history alone, they had help. Anyway, Dr Prof Acad A.Fomenko does not point to jesuits as the driving force of world wide history manipulation in published volumes 1,2,3;, actually he barely mentions the poor devils. Check it with 'Search inside' feature, please. China is rarely mentioned either, in fact, Dr Fomenko is completely eurocentric. Right, his theory contradicts all mainstream schools of history, because in their actual state they are all built on blatantly erroneus chronology. You don't need a mysterious cabal (conspiracy) to falsify history, the falsification is its modus operandi. It is inherent to history(ians) to falsify (distort) events, as it is inherent to humans to boast as it is inherent to power (authority) to legimize itself by referrring to glorious past made to its own order. Dr Prof Fomenko and team have identified scores of instances of such manipulation in Russian, European, etc.. history, and delivered valid statistical proof thereof. His own 'reconstruction' is completely another story. Forget c14 as a valid method of dating. W.Libby has initially discovered a brilliant method of INDEPENDENT dating. Too bad, c14 method has become a joke after a forced marrige with dendrochronology with consensual chronological scale inbuilt. Radiocarbon method can't stand blind tests, but is so very productive as a rubberstamp.

There is no doubt that history as most know it is a sham, & institution's version of History both University & Church is fradulent & inaccurate. Everything was established with an agenda, The real "Dark Ages" are now when we have access to incredible amounts of information past authorities & more important 'common folk' didn't have but our institutions & educators are slow to evolve because of what has ignorantly & arrogantly been taught for too long. This is on many subjects not just Chronology.

For anyone to question "Why would a Mathematician have anything credible to say of History?" The answer is from Dr. Fomenko's preface in the book: "It would be worthwhile to remind the reader that in the XVI-XVII century Chronology was considered to be a subdivision of Mathematics." These volumes could possibly be some of the most important works to date & should be read by everyone with an interest in History, especially professors & educators who have a duty to the public. I have read both books & must say that 'Chronology 1' has some very eye opening & revolutionary information. Even if these volumes are part true the implications are profound & opens the doors to further investigations & questions which must be done. I speak several different lanquages & must say the logic Dr. Fomenko uses with "inflection" of words & words being read from left to right in one region & right to left in another then written backwards, the removal of vowels & get down to basics of words, or different cities & locations having the same name etc. is correct. Vowel usage has always been optional & varied, actually complicating linquistics & study. The first thing one has to understand is that words never had a fixed spelling in history like we do now, the spelling of words was mutable & regional, as well as names & titles of people were vast, varied & changed, NOTHING WAS FIXED or understood linear. Matters of Life & Death as well as financial profiteering yesterday & today were & are made with ignorant, illogical & conspiratorial views of history & reality, it's time people get closer to the Truth & society collectively grow up.

Anatoly Fomenko has written a very intriguing book, full of pictures, charts, and computer 'proof' of his thesis: backwards of AD900 we don't really know what happened or when. Between AD900 and AD1600 there is more certainty, but there is still a lot of fuzzy ground, and things don't get reliable until we get past the 1600's where the printing press made it very difficult for the perpetrators of this timeline manipulation to change anything that had been committed to print. The Dark Ages did not happen. Books were burned for a reason. One organization has doubled the actual length of its existence by expanding the real chronology. Read why.

I had always wondered why Christ died about AD33 and yet men waited until the 11th century to form the Knights Templar, the Cathars, etc and go after the Holy Land by force. Why the 1000 year gap? Turns out there wasn't more than a 10-12 year gap and he proves it using astronomy. This also implies that the planet is not as old as we have been told, and current Christian and other creationist scientists are already championing that idea without being aware of Fomenko's book. The two groups, creationist scientists and the Russian mathematical analysts corroborate each other. Fascinating.

Of course, all this flies in the face of what we have been told traditionally is the 'proper' chronology of western civilization, and most readers will experience 'cognitive dissonance' in reading this book. It means that our history going backwards from AD1600 becomes progressively more incorrect and unreliable until it cannot be trusted at all... in the space of 700-800 years.

Naturally, the curious, open-minded reader will want to know WHO did this, WHY, and did any of the events we think of as really ancient ever happen?
Dr. Fomenko is a respected scientist/mathematician at Moscow State University who has already answered these questions to the satisfaction of his initially skeptical colleagues. Most of them are now believers, a few still refuse to believe (the usual diehards), and of course the western press has ignored Fomenko's work -- for obvious reasons when you read the book. The ones who perpetrated this chronology ruse have a lot to answer for. They are still with us. That's why this book is a well-kept secret.

I gave the book a 4-star rating because I was unable to check out some of his claims; those I checked were as he said. But if even 1/3 of his claims are true, this punches a big hole in what we think is our history, the meaning of western civilization, our educational process (for repeating the ruse as gospel), and the trustworthiness of the organization that perpetrated this ruse, well-intentioned or not.

This book relates to current research into a Young Earth paradigm, to John Keel's discoveries about our planet, and Fr Malachi Martin's insights (in his now out-of-print books). We are indeed sheep who are manipulated and kept ignorant -- for a reason. While knowing what these men have to say may be the "booby prize" (as in: 'what can you do with this knowledge?'), it will provide interesting reading. Didn't someone say: "...and the Truth will set you free."?? For you to judge if this book contains the truth.

This is just great basic but very valuable information, and a keeper for a long term reference for anyone investing in houses. I've been a student of John's (and also Peter Fortunato, who has also commented here), for years and always continue to learn from his good quality advise.

I've bought several and give them away to folks that ask about how to invest in real estate and has been a great start for several and a good reference for experienced investors that often find themselves venturing into high risk, marginal properties instead of staying with a good old house.

This is one of the outstanding real estates investment books on the market. John Schuab writes as one who has years of experience and knows the ropes.

The advice in this book is rock solid: buy good houses in good neighborhoods, learn to buy at wholesale prices, and attract long-term low-maintenance tenants who will pay off your loans and improve your property value.

One thing I really like about this book is that John Schuab sees the big picture. He may act in the short-term, but he always has a view of the long-term consequences. So, he doesn't' buy a house because it is priced well, or near a school or a shopping mall. He's thinking 20-30 years ahead to what that house's value and rental desirability will be way down the line.

You have to admire that kind of thinking. That's the kind of thinking that invests in houses that will pay big dividends. Good investments and patience pay off in John Schuab's world. Patience is more than a virtue with John Schuab, it's a commandment. The guy still has the first house that he bought 30 years ago, and its one of his best rentals.

John Schaub's book is a must read for all Real Estate Invesotrs. From the beginner to the experienced investor, all will gain some very useful insight from this book.
It is not a get rich quick book hyping up Real Estate, but rather a very
low no nonsense way to wealth build through Real Estate one house at a time. John Schaub is not just a promoter, he still buys and sells houses for his own portfolio today.
It's great to learn from such a pro. He also does a couple of seminars a year on Real Estate. They are also a must for any one wanting to get into the Business (I've been to several of them-they are great!).
Bottom line-Great Book, a must read.

I didn't expect to learn much from this book, and I wasn't disappointed. I only read the book because it was available from the local libarry. This book is for those interested in acquiring rental houses and accumulating over a lifetime. That aside, I didn't find any value to the book. You could learn more on finding, negotiating, inspections are several flipper books, even if you interested accumulating rental properties. The author pays too much for his houses. He should be more selective, even if he intends to hold onto the houses.

I first learned of the term Multiple Stream Of Income from Robert Allen the No Money Down guy. He pretty much coined the phrase all the way to the bank. I read his book a few years ago, it was the number one best seller on The New York Times Best Seller's list. I was so thrilled to get my hands on it I just knew that this was the long awaited manuscript that we marketers wanted to give it a test drive.

It was a good read, however it had too many twist and turns and it cost a bit much at the time to implement his methods from just one website, and it was not the results I was looking for. I knew there had to be a better way for us new marketers to reach that illusive extra income stream.

I begin to wonder, can you actually make multiple streams of income online? I continued my search for the missing pieces of the MSI puzzle that would put it altogether; With the many product offers that promises you the world if you would try this program, and use it with this technique, and you'll surely be on your way to riches.

There's no doubt that the content in Multiple Streams of Income will have your head swirling with wealth-building possibilities.

I believe that the book opens the doors of opportunity in areas you may not have considered. At the same time, not every concept is right for every person.

I found myself skimming chapters I'm not ready to pursue and slow to absorb chapters that contain ideas I can capitalize on right away. When I develop a comfort zone and steady income through the strongest possibilities, I'll re-read the chapters that contained ideas I wasn't ready to develop. Perhaps this tip will also help you.

The section I found to be extremely beneficial was chapter two, The 10-Minute Millionaire. It masterfully explains how to value time so that you can concentrate on the multiple streams open to you. That's key no matter which revenue opportunities you choose.

I appreciate a book that identifies numerous revenue sources, provides examples, and includes charts with a visual perspective on what's possible to increase personal wealth. At the end, your brain may be on overload. However, taking action on just one idea from this book has the potential to change your life for the better.

Use your web site for more than just a place for people to look at or read about what you do, make it a BIG asset.

This book does not give solid practical advice. If you're a new investor who has never bought a house before, perhaps this would work for you. But if you've bought and fixed up a property it isn't for you. You'd be better served going to the probate court in your area and asking questions. It included lots of general anecdotes, but it makes one wonder why he wrote it if he weren't truly going to share how to do it. The actual probate advice in this book could be condensed to a 10-page pamphlet.

Smart loans, option ARMs, Pick A Payment what every you want to call them are blunt instruments used by the not so sophisticated buyer. While the concept presented in Untapped Riches does have some validaty a similar and more powerful concept is presented in a much more comprehensive and meaningful way in Douglas Andrew's Missed Fortune. Untapped Riches is a good place to start but will leave most with too little knowlege to do anything meaningful.

Truthfully, many people out there have been doing this sort of thing for years. The authors seem to do alot to stretch a pretty simple concept into a full fledged book. In this case - I say read it, understand it and put it in your toolbox just in case you need it. Understandably, some will not want to take such risks. Buy this one used!

3 out of 5 stars Untapped Riches or How to Buy Property Without Ever Really Paying For It.......2007-01-12

These two mortgage brokers really deliver the goods with their approach to investing, but at what cost? Sure, don't pay your mortgage, and with the money you save you can "purchase" more property, and don't pay those mortgages either--just keep investing. In the end you will have amassed a fortune and you won't have paid (much) for any of it, because if you are using so-called smart loans, you won't be paying any principal (at least for as long as you can get away with it). Just like gambling, one can become addicted to this type of speculation posing as wealth accumulation.

If "greed is good" is your motto then this book's for you. No pesky values like integrity mentioned here. According to these authors owning your own home outright is a 20th century concept whose time has passed--financing for as long as possible (like forever) is the new black.

Though the writing style of Susan and Anthony Cutaia is less than collegiate, they do get their misbegotten point across.
