5 out of 5 stars A Worthwhile Read for Any Multi-Family Real Estate Investor.......2007-09-30

I purchased and read this book after hearing an interview that talked about Ken's next book in the series--the more advanced version of this book. I've been a real-estate investor for some years and along with my two partners we own 1800 units in three western states. I've never before read an investment book that I didn't have some major disagreements with before reading this one. Actually, the only thing surprising to me was that Ken doesn't provide emergency lock-out service for his residents. We do, but many things in this business are counter-intuitive. I'd like to know his reasons. It's too bad he doesn't have a blog--and even though I'm not reviewing his personal website, he needs an update including downloads of the forms he promises to have available there in the book (they're still coming soon according to the web-site, but it's 3 years since the book came out).
There seems to be a lot of confusion among the reviewers as to who this book should appeal to. I think to all: from beginner to seasoned investor. Some who feel it doesn't address them in the reviews haven't paid attention. Buying single family homes and renting them is speculation. Small mom and pop rentals are also not investing any more than is flipping homes. I've watched these speculators come and go over the years--good luck to them they'll need it. Meanwhile if you're an ambitious 20 something who wants to go into real-estate who doesn't have the money, go to work for someone like me, or if you like more structure, for a large property management company and learn the business and you'll find lots of money available to you. If you're older, like I was, find some partners, take the risk and plan to work.
A saying I've always remembered is: Wise men learn from others' mistakes, fools from their own, and the rest just don't learn. I've always aspired to be at least a fool, but I wouldn't hesitate to learn from the mistakes of others. I recommend the book.

Book is a good read, but I felt I needed more concrete answers to my questions. Maybe more strategies or specific steps to take in different scenarios.

I have found another book that answered my questions and had more strategies to share. Bubble Proof: Real Estate Strategies that Work in any Market by Tonja Demoff. Great read!

This material is good basic information for anyone wanting to get started in buying potential foreclosure properties. Begins by explaining basic terms and processes - eg. mortgage foreclosures lead to Sheriff's Sales, while Deeds of Trust lead to "Trustee's Sales" and lack a redemption period (owners can buy back their property during this period, leaving you with nothing to show for your effort, though you do get your money back).

On average, foreclosure buyers have 90 days + 20 days publication time to work a deal with the homeowners. Buying from onwers prior to foreclosure also eliminates the redemption period. FHA and VA loans are much more likely to be assumable.

Buying at auction means having to contend with competitors, an inability to inspect the property prior to bidding, and all sales being final. After foreclosure one is less likely to get a good price, it is harder to inspect the property (utilities probably turned off).

Finding foreclosure properties is eased by looking in public records for "Lis Pendens" (judicial process) or the "Notice of Default" (non-judicial process); there is also the later Foreclosure Auction notice. Other sources include looking in the newspaper of record and/or the County Recorder database. Still other sources include divorce proceedings (likely problems with the lawyers involved), probate filings, FSBO listings, Internet sites (eg. foreclosure(s).com, street signs, Internet ads.

Author also recommends a full title search ($100-$350), and contracts written "Subject to" eg. inspections.

i wanted to learn about investing in foreclosures so i purchased this book. it's full of resources and solid advice. it's obvious that the writer has much experience in this field. the writing is easy to read and humorous at times. highly recommended.

The book's strategy offers a simple method for identification for properties, including how to approach owners AND lenders. Sending attractive offers such as short sales and how to wait out lender approval. This is a very good read for beginners wanting to enter into the foreclosure market, especially in the current situation of higher interest rates and lower consumer demand for real estate. There will be a spike of foreclosures.

This book appears to have been thrown together quickly in order to satisfy a market niche. First and foremost, it is lacking in detail. There's no way you can take what you "learn" in this book and then immediately sell your home FSBO. You need a lot more information on closing, home inspection, and numerous other issues on which this book barely touches. Furthermore, the formatting of the book, which highlights the opinions of "experts," is often contradictory without any insight into or explanation of the contrary opinions. Rather, mutually exclusive opinions (and facts!) are presented side-by-side. Finally, there are tons of typos and grammatical errors in this book -- which is predominantly fluff, any way. The type face is large and the book is thin. Although there isn't a lot of material to be found on selling FSBO (for obvious reasons), would-be FSBO sellers would be smart to continue their searches rather than stopping here.

With all due respect to the results the other reviewers may have gotten, I and my wife can say with certainty that this book, or the other FSBO book we bought, would not have gotten us through the kind of sale we faced in the turbulent California market at the end of 2007. The book had some very practical tips on prepping the house prior to sale, but would have provided little guidance in dealing with the kind of realtor & buyers that we consistently had to deal with, and who ultimately made the only decent offer on our place, but who ultimately strung us out (missing the escrow date in the disintegrating lending market), and tried to worm all kinds of preposterous conditions and discounts from us. We fell back on our very experienced realtor who knew exactly how to deal with such people and situations. I wouldn't not recommend this, or any other FSBO book (though the boiler-plate contracts in the other book were ultimately worthless), but BE PREPARED to have a GOOD realtor on your side should things go wrong. An green seller would not have the perspective to deal with sharky buyers and realtor-lender teams. Be warned.

I bought this book and the FSBO Kit book by Irwin, and this one is far superior! This book is concise and packs more useful information, especially once you've found a buyer. The other has much less on negotiating, writing contracts, the steps leading to closing, who pays for what, estimates for repairs post-inspection, and tips for packing. I'd describe the Irwin book as more of a pep-talk, but it did give me the confidence to do it myself.

I went to the library and got several books on FSBO and this one was the best. Several books I had from the library were not true FBSO books for they only had one chapter talking about it. This handbook was not like that. With it recieved my full asking price and was able to understand confusing jardon and rules in selling the house. Most importantly, I felt secure at every step of the selling process that i was not getting ripped off and everything was fair.

    This book has endless grammatical mistakes. The book has virtually useless subjects that run on and on. If you want to read about how to make money selling potentially exotic plants from the front of a house you are looking to buy, then this is the book for you. If you want a book on finance, look up Bruggeman's book on Real Estate Finance. Save your money and time. Don't read this "filler" book.

    Cummings is one of my favorite R.E. authors. He is very thorough. This one has chapters on conventional and creative financing, tax exchanges, land development, discounting mortgages, sale-leasebacks, how to get started and even dealing with foreclosure. Table of contents is very thorough and makes it very easy to go to the exact page you want to to find specific information. He is good with the numbers and doesnt leave much to the imagination like many authors do. I recommend anything by this author.

    This "no-nonsense" book, by a seasoned investor and broker, is mostly focused on non-traditional real estate financing vehicles. Bits and pieces on the subject have previously taught by various gurus, but this book covers ALL of them. If every Realtor and investor read this, we would all be better off.

    5 out of 5 stars Solid, comprehensive, but a bit verbose.......2002-01-06

    This and Landlording, by Leigh, are my two fave's so far as a real estate investor. This one tends towards overkill with many, many examples but other readers may want that more than I did. There are one or two strategy recommendations I disagree with rather heartily, but it's clear, pretty much accurate, and very readable. The no-nonsense writing reminds me a bit of T. Dallow or J. Reed, both also recommended.

    This book provides an outstanding "how to" overview of what to do to get started in real estate investing.

    After reading this book my wife and I were able to make our first real estate investment, and actually located an outstanding rental property investment opportunity where the seller is including two years of guaranteed monthly rental income. This is allowing us to start investing now when our cash flow won't free up for this investment opportunity for another nine months.

    Buy It! Read It! Keep It! That is my advice to anyone who thinks that they might ever be interested in buying a piece of property. Steven Fisher's book "The Real Estate Investor's Handbook: The Complete Guide for the Individual Investor" is an excellent guide to show you the way through the maze. I think that this is a must have for someone that only plans to buy one property or for the next "Donald Trump" wannabe. Steven has covered a great amount of material in this book that is absolutely dynamite. I recommend this book to one and all.

    "The Real Estate Investors Handbook" is a terrific guide for successful investing. The book could be a little overwhelming for a novice, but it is an excellent resource for the serious investor. It offers an in-depth and complete guide to making profits from real estate. The book also stresses the importance of record keeping and provides an assortment of financial forms and letters to be used when dealing with your property. Also included in the book are real-life testimonies from investors telling about their real estate successes and failures.
    This book is a necessity for all real estate investors. The tips and helpful hints are an invaluable resource that can be referred to over and over again.

    Having been a part-time real estate investor myself, I thoroughly enjoyed reading Steven Fisher's book. Given the large volume of unhelpful books on real estate investing, I am pleased to see so much valuable information in a single book. If you have been, or plan to get, involved in real estate investing, this is the single best book to use.

    Fisher covers all of the strategies that make for successful investing: starting with little money, "flipping," mortgages, foreclosures, and REO's. Unlike other books, Fisher also explains the secrets to finding the right properties. Given that property identification is the most common mistake that would-be real estate investors make, this chapter of the book is especially useful.

    The book also includes some effective plans for tax advantages and exit strategies. If you want to own and make money from real estate, get this book!

    Whenever I have thought about investing in real estate, I always dismissed it as a "no, that's not for me." I had seen the various folks on TV saying `buy my papers so you can learn the tricks to purchasing homes for pennies on the dollar with no money down' but I never felt like I could spend the money on their product. Then, after searching through this book by way of the Search Inside and reading a page here and there, I knew I had to purchase it. The information it contained was worth much more than the cost I paid to purchase it.

    The book spends a lot of time on understanding the various financial nuances of purchasing real estate. It has various worksheets throughout it to help even the most mathematically challenged person (like me) understand some very complex concepts like interest, mortgage payments, returns on investment and even landlord/tenant agreements. Further, the book offers a basic business plan and guidelines for setting up your own operation.

    The book is full of information and offers an accessible look at the world of real estate investment. It acknowledges that the complexity of real estate while keeping the text easy-to-understand and interesting. The step-by-step approach the book takes makes it an excellent resource for an investment beginner like me. I'm sure that a more seasoned investor would also find useful information in the book as well. I'm confident the small investment price I paid for the book will multiply exponentially as I put the information into action and start my own investment program.

    This has to be the best overall guide to real estate investment I have read yet. Brad Sugars puts concepts into place that seem (and are) simple compared to many other books of this type. Through his explanation of Wealth Wheels, Brad makes sense out of many of the other books you might read on Real Estate Investment. Use this book to craft your investment strategy, and the techniques described by other writers will become much clearer. A must read for any current or potential investor!

    An easy read with several key tips for the novice investor and many tips and principles are in bold text for you if you if would like to recall at a later date. I would definitely recommend reading this book.

    I gave 4 stars because I would have liked more explanation or analysis with financial discussions, especially since getting the financial analysis right is key. For instance, there are tax rules associated with property investing and it's not clear what some of these inherent rules are which were used in financial analysis. For instance on page 35, it calculated a $1,615 after tax cash flow. I guess one must assume that even though you don't pay any federal income taxes on your investment property you can actually get a refund back from the government. If this is true, it's a pretty important point and should be considered being clarified and highlighted.

    In addition on page 35 it says "let's assume it grows at just 5 percent". Then the lower table used an analysis of 6%. I think this might be a typo, but if not this too is not clear to the reader why there is a difference between the figures.

    Also, he mentions to buy income producing properties with an interest only loan. However, it's not clear if one should do this all the time. For instance when you know the rates are going up do you still keep it in an interest only loan? When do you pay it off or refinance to a fixed, if ever?

    Also, the financial cost of real estate agent fees were not calculated, and I suspect may make a difference between a buy, hold, or sell decision. There might be a reason for this but again it's not clear.

    Overall it's a great book for beginners such as myself, and I would recommend this book along with a follow-on book which can go into detail on the financial aspects of real estate investing.

    This book will give someone who is thinking about investing in real estate the push they need. It's a cute - quick story about a middle aged couple who are seemingly well off, yet want to build assets and net worth for their future and happen to be introduced to a real estate "coach" or mentor who explains the benefits and strategies involved with investing in real estate.

    A particularly interesting concept was the "Property Wealth Wheel" which is simply a way of looking at or bunching different types of properties together so the quick profit from a flip will fund further property purchases and the cash flow from some properties will help cover others that don't have cash flow but are expected to appreciate at a faster rate.

      I bought this book as a novice in the rental business hoping to find information that would get me started out on the right foot. I WAS QUITE DISAPPOINTED. I will not go as far as to say that this book is worthless; there are some useful tidbits of information that i found helpful, but there are other books out there that are so much better. I strongly suggest LANDLORDING, by Leigh Robinson (Ninth Edition or newer). It's available on amazon, of course.

      On reading this book no matter how much I tried to focus I found myself wondering whether the content actually related to my own situation in the Uk.

      I purchased the book looking for straightforward advice on being a landlord covering aspects such as legal implications, inventory advice etc. However from the information I read on site it was not clear that this was very much a book for those in the USA. Once I started reading it soon became apparent when it spoke of the different laws for different "states", forms with "zip codes" etc. Whilst the general information was useful I felt that I couldn't rely on any document or legal advice as this might not hold for the UK.

      A good read but I felt that it should have been highlighted on the site that it was for the USA

      As a landlord for over 30 years and teaching classes on the subject in two different schools, this is one book that I have found invaluable as a resource for wannabe and experienced landlords. Don't think you know it all no matter what you read, learn, experience... I'm still picking up tips and hints! Much of my curriculum was already covered in this book but still there was more to use and learning from each other is the way to go! Very happy to see this book on the market and in laymen's terms and with the prominent hints and smiles to make it easy reading.

      There was a point in my life that I was lost as to what to do or, more importantly, not to do, but with this book under my belt, I know feel like Super Landlord.
