This Audio program goes over all the different benefits or real estate investing versus investing in stocks or mutual funds. You will learn many valuable lessons from this program including how to find good investments, how to put deals together, how to manage properties once you acquire them. It will expand your mind as to what is possible for you to achieve. It changed my thinking!! Also, more importantly,it changed my actions. No product is worth anything if not acted upon. Thank you very much!!!

The main purpose of this book, as the author clearly states in the beginning of it, is not to tell you how to invest in real estate but more why you want to invest in real estate vs. the stock market and other investments. The author clearly knows what he's talking about, and his insights into the tax loopholes and financing options a real estate investor has are more than worth the price of the book. If you're a beginner, this is a great book to start out with. It's not going to tell you what to do, but it is going to tell you why you want to do it and give you some insight into the virtually unlimited leverage options a real estate investor enjoys as compared to a stock market investor who might as well take his/her money to Vegas.

If there's any doubt in your mind that real estate is the way to go, read this. I'd even recommend it for experienced real estate investors, for the reason that even though you won't learn anything new on how to go about your business, you might learn a few things about creative financing and tax loopholes that you'll wish you had known all along. Buy this book, read it over a weekend, then lend it to friends. It's not the real estate bible of the universe, but it is definitely worth reading if for nothing more than the author's upbeat, positive outlook and enjoyable writing style.
I especially like the author's anecdote about how he went through all those years of college to get a Ph. D. in engineering, then when he received his Ph. D. he was offered a job at $32,000 a year (this was the early 80's, I think, so that was a good starting salary for an engineer back then). But the week before he was offered the job, he had completed a real estate deal in which he made $35,000. So he turned down the job and to this very day has never had a job. Imagine that..... living your whole life without ever having to rent out your labor to the Man for a pittance and put up with the expectations of some moronic, terminally blue-collar boss. This guy has never had a job. He has always made his money--more than enough of it--working for himself rather than slaving away for fifty hours a week making someone else rich.

I recommend this book. It's definitely worth reading. I'm glad I have it.

The good thing about this author is he's very easy to listen to and he keeps your attention no problem. As opposed to the famous book "Blink" the guy has great information but he has a one tone voice that puts you to sleep.
The information is great but its not neccessarily a "how to" guide.

There is nothing detailed or even intellectually satisfying in this book. But I think the one thing that it does do is, (as another reviewer put it,) is to cheerlead. This book was exciting as it was the first book that I had ready on the subject. But now that I have done numerous transactions in real estate and handled millions of dollars worth of real estate and having experienced the ups and downs, DON"T DO REAL ESTATE AFTER READING THIS BOOK!!!!!!!! This book is so simplistic one does not know where to begin. For instance, Mr. Dolf, doesn't delve into possible set-backs seriously enough. He assumes that as long as you buy in a densely populated area, it is a safe bet. And he gives an example of "California" as one such place. There are many contingencies too numerous to list that destroys such a simplistic theory. Markets do have their time and in real estate, if you are stuck in a loan and a property you can't move, you are illiquid and repositioning is not as easy as it might seem. Therefore, being incapable of averting financial ruin is mmore difficult.

Real Estate is something that is experienced. You can't just "buy by the beach" and then just earn equity growth because no one is making beach front. And how many people have the kind of money that allows their first deal to be a fixer in Malibu. His other formula to look at a hundred-pick three-and buy one is really idiotic. There are no formulas in a mechanism that is continually shifting. The real estate industry is continually evolving. There is always an element of risk involved in any purchase. And buying single family homes is a mistake unless you are in a rapidly appreciating environment simply because there is less income potential to hold notes. And the more units, the better the rate (commercial properties). Also, the diversity of loan products just about allows anyone to buy their own home--no need to rent. None of this is even mentioned in these pages.

Then why three stars? Because, fundamentally getting excited is half the battle. And this book WAS exciting. Its simplicity is actually very appealing. In essence, he is right about one thing: Real estate is about debt acquisition ultimately. The SELECTION of the type and structure of debt and the INSTRUMENT against which a deed of trust is written is all-important. But Dolf miserably fails on these issues.There is a tremendous lack of serious dialogue and this book is simply an attempt to sell less than a mediocre work to a less than average society. For God's sake--HE TELLS YOU ABOUT THIS ONE HOUSE SOMEWHERE AND HE PAINTED IT AND LIKE MADE $20,000!! WOWIE!! $20k! You can buy gas for six whole months. Truth is, REAL ESTATE IS MORE COMPLICATED than one would ever assume. If you want something simple....buy an Index fund.

If you want to raise your I.Q. read another book. If you want to understand the simplest of simple items in real estate and get excited, read this book as a starter. But promise yourself you will wait before you jump into a ridiculous formula of see 100:make offers on three and buy one by the beach you cant afford!

A.D.Kessler knows how to make a $130,000 from selling his books, dvds and programs. Reading his book didn't give me the tools I thought I needed to understand and lease option a property. There is some good information in the book and I recommend this book if you are a novice. I am looking for another book to get more information.

While there are many good books out there, this one bu A.D. Kessler stands head and shoulders above them all.

I say a advertisement on the internet for this book and tape offer and jumped on it, because I had heard of A.D. Kessler from a real estate buddy here in Florida. He acknowledged that A.D. Kessler was the grandfather of "nothing down" real estate deals. And he said that A.D. Kessler was more than just a promoter or a "mee-too" writer of books trying to capitalize on the popularity of real estate, he said that A.D. Kessler has done it! He knows this business inside and out and all points in between.

My copy arrived today along with the video. One of the first things that impressed me about Kessler is that he put the importance on people, not real estate. According to Kessler "The real key to real estate is people not property." And throughout the book the emphasis is on people. Makes sense, after all, who owns those properties and/or wants to buy them--people right?

I was also impressed to see the flaring reviews, in fact, raving reviews for Kessler by people like Robert Allen, Albert Lowry, Howard Ruff and Robert Bruss. In fact, Robert Allen wrote the forward to A.D. Kesslers book and attributed his success to what he learned from working with A. D. Kessler and refers to Kessler as "the real estate professionals professional." And isn't Allen supposed to be the King of Nothing Down?

While some of the information is not new, A.D. Kessler covers it in a way that is new and different. He writes in an easy to read style even though his system is quite complex. He makes it appear simple.

Kessler shows how to make money in good times and in bad times.
There is information on lease purchases, exchanges and more. The book is over 300 pages but reading it was such a breeze, that it seemed like 50 pages.

There is an advertisement in the back flap of the book for his seminars, but I didn't notice an arm forcing me to send it in. This one star reviewer (yeah it is really just one guy) makes me laugh. You get this book which is worth $19.95 retail and a video shipped for only $7 and he is complaining? Talk about the glass being half full!

I plan on using A.D. Kesslers advice to buy properties, all with nothing down. I'll let you know how I make out.

A Fortune At Your Feet is the best book on real estate investing. In particular, it is the best book on how to buy real estate creatively. A.D. Kessler is uniquely qualified to write on creative real estate investing; he created the term "creative real estate investing", owns the federally registered trademark and copyright and founded the concept with his first win/win deal back in 1946.

A.D. Kessler says that you can make $250,000 per year on one deal a month using none of your own money. What is really exceiting is that his students have done it.

A Fortune At Your Feet is over 300 pages jamm packed with powerful information. It includes 21 chapters and 3 appendices. The millenium edition is updated to include the new tax laws.

I highly recommend A Fortune At Your Feet if your goal is true financial independence.

The letter that arrives in the mail offers this book, a DVD, and an offer to become part of A.D. Kessler's "Financial Success Dream Team" for only $7. The $7 is the shipping on the book and DVD. To become part of the "Dream Team" you actually have to shell out THOUSANDS of dollars - and you won't get to work with A.D. Kessler ... just some guy or gal on the phone. With who knows what kind of experience.

How is THOUSANDS for advice realistic for someone looking for a "no money down" deal? The answer is that it isn't. A.D. Kessler is just looking to make a buck or two.

I would recommend Investing in Real Estate 4th Edition by Andrew McLean and Gary W. Eldred instead. (ISBN: 047132339X) It costs only a little more than that $7 you'd waste to get a sales pitch to spend a whole lot more. And, it is much more useful. Tells you exactly how to calculate whether a particular real estate purchase would benefit you or not.

Choose wisely. Happy investing!

The publisher of this book has resorted to spammers to promote it. This tells me that the book is most likely worthless, as is any publication promising that it will teach you how to become a millionnaire in 18 months starting with $100 (I am quoting from the spam email I received).

This book is definitely a must have for those who want to learn the world of real estate investing. I found it extremely helpful and very easy reading. I found it very inspiring and will definitely go back to it again and again for advice.

This was a good basic introduction on WHY real esate is a good investment...I don't personally think it should be 100% of a person's portfolio, so the reader needs to be very careful and not get carried away into thinking 'real esate is where it's at'! Just like the stock market, RE experiences cycles too.

Having said that, this book was very educational in terms of getting me to think outside the box. I wish we had this book prior to selling our first home that we bought. Our mortgage would've been low (less than $1k) in So. CA(!) and I'm sure we would've been able to rent it out for double that! Had I read this book, we would've either rented it out...or fire the sleazy realtor that ripped us off! We learned from that mistake and by reading these types of books...hopefully we'll make better decisions in the future. For this education alone, I'd recommend you read this, take it w/ a grain of salt (in terms of striking it rich ONLY in RE) and use this info. to make the best decision for your situation.

Dolf talks about how real estate blows the doors off other investment vehicles because of the leverage available. The book is a bit basic and conceptual, but for those investors either just getting started in real estate or thinking about it, this book will give you the push needed. It explains how the returns can be explosive on the capital invested because of the use of leverage. It's true, understanding how the implications of leverage affect total return is very important, however I would have likes more real life examples. In my book, A 20,000% Gain in Real Estate, I go over in detail deal after deal to illustrate this point.

Another key concepts covered are: productivity, and how it is affecting middle America, oceanfront or seaside property, and how it appreciates 50% more than other areas and the time needed to look at 100 properties before finding a real deal. All these are must know for the real estate investors of tomorrow.

This book as well as the others in the Rich Dad series are great starting points. I read all that were available while building my real estate company which went from $0 to $25,000,000 in holdings in less than 5 years.

Written by Kwesi Nichols and Tristan Cooley, The Best in the Game: Let Us Show You How to Get Rich in Real Estate is a step-by-step guide to making money in real estate. Intended for lay readers (one doesn't have to be a wealthy tycoon or have an advanced degree in economics to put these techniques into practice!), The Best in the Game covers how to find the best distressed properties and foreclosures, how to legally flip properties, insider's tips for drumming up financing, how to purchase properties with no money down, and the nuts and bolts of investing in retail properties for profit. "You have to develop an understanding of how the foreclosure process works in your locality in order to uncover the information you need. Local custom and tradition may be more influential than simplicity in procedures. You have to discover how things have always been done around here. Your real estate lawyer and agent can be a big help. So too can courthouse employees working in the foreclosure section. Any legal move in real estate becomes part of the public record." An excellent primer for anyone considering investing in real estate for profit.

I wish that I had "The Best in the Game" when I began my career as a real estate investor. I had to learn all the lessons the hard way. In "The Best in the Game" Kwesi Nichols and Tristan Cooley teach you the fundamentals of the business.

All legal and financial topics relevant to real estate investing are covered. From how to legally flip houses to how to buy foreclosures--it is all covered. When I was starting out in the business, the legal terms and the acronyms alone seemed overwhelming. Nichols and Cooley explain ARMS, ARV, and other important acronyms.

Nichols and Cooley explain that flipping is not always the best use of the property. Sometimes it is best to rent the property. "But if you have a source of income that enables you to meet monthly mortgage payments, you may decide to hold on to some properties." There is a saying in this business that you can sell once and rent forever.

Nichols and Cooley explain Section 8 housing. They list the specific demands HUD looks for in rental properties. Of course, this varies somewhat with each inspector.

Nichols and Cooley explain how to finance real estate investments. The easiest way is to have a line of credit or a private investor who believes in you. They stress that bankers and investors are risking their money on you, so you have to sell yourself as being willing and able to do whatever it takes to make each project work. "Some people are used to investing, and they take advantage of opportunities. Most people don't think in those terms. It never occurs to some people to use their fully-owned homes to leverage other investments."

As a broker, I often hear uninformed buyers talking about real estate bubbles, because they heard about it on last night's news. As I always tell them, I am not affected by "the real estate bubble" as an investor, broker, or home owner. I do not believe in the bubble. It was reassuring to read that Nichols and Cooley feel the same way. "We do not think there is a real estate bubble, because a bubble is caused by a sudden surge in prices unrelated to value..."

Real estate flipping sounds too good to be true. It is not. "The difficulties lie in locating such houses, known as fixer-uppers, at workable prices." How do you do this? Find a broker who likes to work with investors. Few like to work with investors. I have never understood this; I think it is because they do not understand investors. Also, make friends with real estate/estate attorneys. An attorney may know of a house in an estate that may need to be sold quickly. As an aside, also make friends with electricians, general contractors, plumbers, and etc....
Real estate investing is profitable. It takes time to learn the business, but "The Best in the Game" is a great resource that all real estate investors--new or seasoned-- need to keep in their offices. Nichols and Cooley not only know the business, they are also excellent coaches, as evident in "The Best in the Game."

Kendra Todd is an excellent business woman which she clearly demonstrated to Donald Trump on the second season of The Apprentice. Her book demonstrates her business acumen but is mainly an inspirational work to try and show the reader that anything can be possible. She explains how she ended up in real estate after starting a luxury magazine with friends that was $66,000 in the hole after just the first issue. She tells of all the obstacles she had to overcome after graduating college and being unemployed and how much work it took to break into property sales and investing.



Through out the book Kendra gives personal examples of mistakes she's made, risks she's taken, and how she runs her business so that you can see that making it in real estate isn't easy. It's clear that hard work, determination, and perseverance were crucial to all her successes.



Chapter 7 finally gets into to actually taking the steps to buying properties. Her 10 Steps To Turning Risk Into Opportunity can be broad but they do offer some good tips for how to set goals, plan, and achieve. The 10 steps are...

This book is by no means the all inclusive guide to investing but it has good ideas and shows the reader that with the right mind set and the right knowledge, anyone can be an investor. It leaves you with a good feeling and really makes you want to get out there and take those risks. The key is if you really have it in you to try.

I have picked the book up and put it down several times since I received it. It doesn't hold my attention for very long. Don't get me wrong, I'm learning some interesting stuff about investing, but it's too drawn out for me.

What a terrible book. I cannot believe that anyone should have to suffer reading it. It is sad to think that many people will lose a great deal of money in the coming years based on taking such poor advice. A fool and his or her money are soon parted, say goodbye to your ARM!
Do not worry, you can start over perhaps a little wiser...

This is interesting and some what informative but not worth 49,39,29 or even $19.99. If you have a friend you can borrow it from or can find someone to buy it from for $10 it might be worth it. The program is extremely vague and is given with the detail of a free pamphlet someone left on your car windshield. Get any book from the library on real estate and it will give you more information than this program. Donald Trump is great but there are no trade secretes in here. Save your money.

If you like real estate -- and want to make money in real estate -- who better to listen to than Donald Trump and Gary Eldred? Everyone knows what Trump has done in real estate -- there are a billion good reasons to hear what he has to say. Eldred has written over 20 books on real estate, and I took two of his real estate courses at Trump University [...] -- all were great. Anyway, this audio business course was really good and very entertaining. If you want to learn about making big $$$ pre-foreclosure properties, this is a great place to start. Check it out.

      This book is not for the daytrader or houseflipper. This book is for anyone who is willing to slowly, but securely build their financial future.

      The tools and statistics that Al Lee provides are well researched and very useful for anyone that is interested in getting involved in the single-family home rental market.

      It may take 20 years to become truly wealthy, but it will be with very little risk. You can't say that about property flipping or the stock market. If you started buying houses when you were 20, then you could have likely been retired by 40 with the methods laid out in this book.

      I've heard Al Lee speak before and thought that what he had to say was sensible. However, although I basically agree with his approach, I just cannot recommend his book. I found it to be too simplistic and to contain too much filler. There are many much better real estate investment books out there.

      Some specific complaints:
      * The margins are ridiculously wide; this book is much smaller than it seems.
      * Some of the appendixes (especially appendix A) contained too much filler.
      * much of the book is a painfully detailed description of fields in a spreadsheet. This sort of documentation should be directly in the spreadsheet (where it will be in sync with the latest version of the spreadsheet, etc... rather than in a book.)
      * When I heard Al speak in person he emphasized new homes and owning property in remote locations if needed (eg, owning property in Dallas even if one does not live there). The book did not really touch on either of these topics.

      That said, I did find a couple parts of this books to be useful or interesting. These are:
      * The chapter on Financial Statements was useful; In particular the ways that items for a rental property (like rents due, funds in lender held escrow accounts, property taxes due, etc...) show up on the statements was interesting.
      * The tip that you can begin advertising a property for rent before you have closed on it.
      * The tip that you can try to time your lease expiration dates to be during times when school is out.
      * The recommendation that you work with a property manager who is willing to / capable of helping you find properties to purchase.

      1 out of 5 stars Not what it seems.......2003-11-20

      This book is strictly for using single family homes as rentals. Much of it is filler. The author is biased toward his niche and slams other investments that he obviously is ignorant about. His method is dependent on the area. In most areas of the country you couldn't get rent of 1% or more of the purchase price, per month, which is what he recommends. Although he includes some maintenance costs in his figures, they are low. Over 30 years you might have to repaint, reroof or replace a sewer line. These expenses are not insignificant.

      In his example showing the total return over 30 years, including loan payoff, rental and property appreciation, he claims returns of 2000% to 3000%. Over 30 years that works out to 9.5% to 10.8% compounded annual returns. Puts the huge returns in perspective.

      My biggest bone of contention is the claim that you can have a property manager handle everything for you. He says you can live in Hawaii and own houses in Texas. If you have to go to Texas from Hawaii for a problem, there goes your profit. If you are hands off and let someone else run your investments you will have problems and pay for it in the long run. It is rare to find a good competent property manager, and it will cost you. You need to watch your own investments. If you're "out of sight", you're "out of mind" and will be taken advantage of. And the person arranging your repairs has no incentive to keep costs down.

      This may work for some people, and if you're comfortable with renting single family homes, go for it. You may not be able to do it successfully in your particular area and would have to figure travel expenses into your return.

      I'd wouldn't recommend this book as a guide.

      the book mainly points out that investing in income generating property is the best investment there is. I did NOT need to be convinced of that... if you do, then buy and read the book. If you already agree with that premise, then just go to his web site and spend [money] to join his club and start investing. If you want a HOW-TO on buying, owning, operating, or anything else that has to do with Income generating properties don't expect to get it from here. This is indeed a sales pitch for #1, the value of investing in income properties, and #2 for Al's Tortoise club.

      You either get it or you don't! This book is about investing not becoming a landlord. Al's strategies are based on facts and the ability to follow a disciplined plan. This book is not a get rich quick scheme but is based on sound and conservative investment strategies. Al demystifies the many negative stereotypes of investment properties and puts forth a simple yet effective investment strategy. I have read numerous books on income properties and Al Lee has the best system I have seen for growing your net worth and securing a retirement. If that is something you are interested in then this book is for you.
