This rating is based on how well the book met my expectations. If you are honestly ready and focused on joining the ranks of Zuckerman, Shorenstein, Zell, or Trump, then a book like this might serve well as a type of guide post. You would then be dealing with projects in the $100 million plus range. If, however, your focus is on the lower end of the spectrum ... like financing apartment buildings under $5 million - with or without the aid of an investment group - you will not gain much in the way of practical knowledge from this book

I live, breathe, eat, and sleep real estate - everything from the single family homes to the development deals to the commercial turn-key acquisitions.
There are few books that are must reads in the world of the cookie-cutter industry that is dangerously overplayed. That is why Steve Bergsman's book is a must read (several times over). Financing, especially in the world of commerical lending, is a complicated subject that many investors across the spectrum do not put enough thought into. Bergsman offers great insight on not only the mavericks that pioneered (or help to pioneer) the concepts, but he also provides great examples of deals done in every creative, yet ethical and legal, way to structure financing.
As the owner of a capital funding group - this is what makes me tick - this book should be refreshing for those that are fed-up with the over-leveraged (and often danagerous) ways to finance real estate. This is a long-term success book that highlights how multi-million dollar deals that keep you in business are structured. Donald Trump's most famous saying regarding thinking big fits this book. You can reach it if you just know what to look for.

I AM SO DISAPPOINTED TO READ THIS BOOK; IT IS SUCH A WASTE OF TIME. ALL EXAMPLES AND INFORMATION IN THIS BOOK IS FROM 1960s THROUGH EARLY 1990s. NOTHING IN THIS BOOK RELATES TO WHAT IS HAPPENING TODAY(2000 THRU 2006)BECAUSE THIS BOOK WAS PUBLISHED IN 1996. VERY POORLY WRITTEN BOOK AND THROUGH OUT THE BOOK ALL YOU WILL SEE IS A NEGATIVE TONE ABOUT THE SHOPPING CENTER DEVELOPENT AND INVESTMENT. If you are new, this book might offer more insights, but for the experienced investor there was very content to justify buying it. The only gem I took away from this was preparing a presentation binder on a property for a bank when seeking financing.

This is much better than his cash flow book. Really provides insight about the borrowing process and what lenders expect. Great for understanding the terms. Covers Loan to value, Debt Coverage ratio, Different types of lenders and uses. He compares zero down deals, all cash deals, and the mix of both and points out the real deal of all the scenarios. Also gives good instruction on how to be prepared when going to a lender.
This book is not motivational type at all. Just facts and info about what I mentioned above. It made a lot of things very clear to me. A must read if you are not familiar with the loan process and terms.

Buy this book and the "What every real estate investor needs to know about CASH FLOOW" by the same author, you are well armed in the field of commercial real estate. Both books are easy to read and you will learn a wealth of practical information that can be put to use immidiately. No fluff or filler, this book tells you what you really need to know in concise and certain terms. It's a refreshing break from all the "No Money Down" motivational seminars in book form. This is the real stuff... highly recommended. After reading the first few pages, I got back online and bought his Cash Flow book.

I read this book as a follow up to Frank's other book, "What Every Real Estate Investor Needs to Know About Cash Flow".
Overall, I found the book to be an excellent summary of analytical ways to evaluate your alternative investments in real estate.
The book contains numerous tables, reference charts and tools that one can use in analyzing investments.
Frank has a unique [i.e., simple) way of taking the reader through an analysis or example of what otherwise would be a complicated discussion.
Again, all in all, a great book. I refer to it frequently. Highly recommend it.

Can't say this is one of better real estate book.......2007-01-01
I have reviewed many real estate books and unfortunately this is not one of the best. The book reads almost like a dictionary in that it defines concepts more than actually how to use them. I would argue that most of the information contained in the book could be found on the web. In addition, I find it hard to justify purchasing real estate for investment using alternative financing. While I like alternative financing strategies, if a deal does not work out using conventional financing, then you have to be extra careful that you are not overleveraging or being too optimistic with your projections.
Worth the purchase but not the best book I have ever read.......2006-07-09
Pretty good book. A few new ideas that I haven't heard of before. However, still a little hard for the "common man" to accomplish most of their ideas. This book, along with the other 8 that I own, still defaults back to the basics, and that is, "It takes money to make money".
Most of these books will tell us that it is possible to make money with little liquid assets in the bank, but from my experience I have found otherwise. It seems that it takes very good credit, Beacon of 700+, and/or enough liquid assets to back your current purchase (I.e. $20,000 in the bank AFTER closing on a $150-200k property if your Beacon score is between 660-695).
I still enjoy reading these books for the ideas and how they think outside the box, thus making us do the same thing while reading their books.
I feel it is worth the purchase since he doesn't seem to repeat the same story-lines as all other books. However, this book still isn't the miracle maker and giving you a breakthrough idea that will take your business to the next level.
I am still in search of the Real-estate business book that will give me some ideas of how I can get my real-estate business to the next level. I currently own 9 units. In Defense of "Self-Improvement Products".......2006-05-29
I have not yet read this book, yet as someone who has this one on my "must-read" list and has read a lot of business and investing "how-to" books (much to my benefit), I feel compelled to respond to the reviewer who identifies herself as "Miss Stress".
Is this author and those like him "just selling dreams"? Well, to answer that, let me point out something I've observed: The term 'dreams' is most often used by those who possess an unfortunate discord between intentions and actions. I hear quotes like "it's okay to have dreams" and "this guy's just selling dreams" most often repeated by people who don't have the intestinal fortitude to set a challenging goal and to then turn the goal into action. Action oriented people are too busy creating compelling realities to waste time with excessive dreaming.
By the same token, action oriented people need a blueprint for taking effective action. That's where books like these can pay huge dividends. Believe me, I've learned incredible amounts of information that saved me time, money and heartache by reading books and listening to tapes where authors are sharing their wisdom within a complex context.
You're right about one thing: Success doesn't come without hard work. But the author has shown me that he's inclined to working hard because he's written and is now promoting a book. Do you really think that's as easy as changing a few words that have been written already and then watching the money roll in? Have you ever written a book, gotten it published and then promoted it effectively enough to turn a profit?
Did you know that over eighty percent of infomercials lose money? I guess that means that creating and airing a successful infomercial is... let me guess... hard work? ... takes creativity?... is inherently risky?... sort of like real estate investing?
Does it look like Donald Trump doesn't work hard? I've heard the guy doesn't take vacations. It probably has something to do with the fact that he loves what he's doing. He's living his dreams. And if you try to tell me it's just because he was born with "a silver spoon in his mouth" - let me point out that his daddy never made a single change to the Manhattan skyline. That's a tough market to crack and he did it with creative financing and a whole lot of other savvy moves (similar to the one's taught in these books).
I resent the reviewers like you who refer to people that are educating themselves as "suckers". And the only thing that's "pathetic" are fearful people who read these books, don't learn anything from them, never take action, and then have the nerve to bad-mouth the books and the authors. I have some advice for you: Stop watching CNN and go make a real estate deal based on the info. you've read.

All reviews from the person bashing this book seem to be solely against anything offering information on real estate investing technique while they don't seem to have actually read the book or done any such investing themselves. There's nothing wrong with a little hype (as long as there's some substance to it), and there's nothing wrong with buying a few books that offer potential to make a lot of money IF (and I do mean, IF) you're willing to take the time and energy to make things happen. I stopped listening to people who said "it couldn't be done" and have been doing things to amaze them ever since, solely because I knew that incredible stuff can happen if you actually put your mind to work for business ideas and don't expect anyone else to do the work for you. Seems that this reviewer bought into an infomercial course, thought it would guarantee riches with minimal work or thought and now has a grudge against anything that claims to help you learn how to make a lot of money in an industry (particularly real estate). Yes, I've bought a few books that were more hype than practical application, but when you sift through and take a bit of different authors' theories you can put together your own plan for success. And, to the statement that this book is just a rehasing of existing ideas, tell me where I can find this perfect book that has every valid point on property investment from the original creator of the ideas because I'd sure like to see it! Then my library of RE investing books would be one manual instead of 20, giving a lot more space for my wife to put up her knick-knacks.
All in all, I'm buying this book because I need more ideas for creative property financing for investing in single-family homes - I don't expect this to make me rich by sitting on my duff, but I do hope to learn a few things that will help me to become even more successful. If not, all I've lost is a few hours' time and the money it would cost for a decent lunch, which isn't too much to ask for even if you only learn a few things.

The pathetic thing about scams like this is that we're all searching for ways to secure our future. The thing is, William Bronchick is a smart guy who did some real estate investing... then, he decided to become SMARTER and offer his "Secrets to Success" to everyone else for a fee! How intelligent is that??? Be realistic people. There are no (legal) shortcuts to fortune other than hard work, inheritance, or winning the lottery. There is money to be made in real estate, and SOME gains may be as easy as he makes them look but the bulk of them are not. Am I rich? No, but I'm comfortable enough NOT to be willing to make someone ELSE RICH by buying products that only sell dreams. Due TRUE research people. Go to CNN.COM and look under Money. They have GREAT savings tips.. great investment tips.. Go to Fidelity.com... Don't make people like THIS Rich *RICHER* in the process. Honestly... any of us can take his book.. reword a few things.. write our own book... and sell some Dreams. Its pathetic. All these GET RICH schemes are designed to get the WRITER rich, NOT YOU! When you're up late at night watching TV and see all these bogus infomercials, turn the channel... Watch Nick @ Nite, anything but the "Dream Sellers". Invest your time and money in things that you can be proud of. Do TRUE research, don't follow behind someone who's only interested in "how much money you're willing to invest in your future" AKA "are you willing to pay for the next seminar because this initial free one is replay of the infomercial you saw on tv." It's designed to get you HYPED UP. And how do I know? Well, I've never been to one myself, but I asked my roommate to go to one on "Our" behalf... U know, just to check it out and bring back some Great Information! Well, "Yeah Right" is an understatement... No great info, just a repeat of the infomercial and a list of prices for the "Upcoming Events." And myself, what I've done, is ordered information about an at-home business that supposedly required "No Selling" (How unrealistic right?) Well the whole thing was, you create a website and let the website sell the product for you... but how likely is that? I mean, of course you gotta put some effort into it and ultimately you're doing what - SELLING. So luckily I only wasted $50, but some people waste hundreds even thousands on this type of stuff... Don't but the HYPE people. Don't buy it. Just accept that everyone in life is not going to have a mercedes and a $500,00 home... but if you really want it, work hard for it. Put in the time, the effort, and the research... there are honest ways of making a good future but you have to be patient. And again, I say, do not follow the Dream Sellers like Carlton Sheets, Russ Whitney, Peter Conti, Mr. Lucier, William Bronchick and all the others.. unless you have a strong desire to help Them get Richer while you look on in awe!

I was very disappointed in this book. The title of the book should not be so all encompassing as Manufactured Home Financing-How to get the Best Deal on the Planet. It only deals with the Rural Housing Guaranteed Program. You have to be low-income, possibly moderate-income, and it's only a rural land/home loan for 30 years. I do not want a 30-year loan, so this book was useless for me, even if I qualified. I would check out the program in your state before you invested any money in this book, because you might not qualify, and as I stated before, this is the ONLY financing option this book covers. Also, he had some very positive statements regarding manufactured housing vs. site-built in Chapter Two that just aren't true according to my research, and he has nothing to back them up but his word (things regarding appreciation and being easier to finance due to better insulation...etc.) Although, the book could be helpful to those who qualify for the Rural Housing Guaranteed Program, if you don't qualify or don't want a 30-year loan, it's of no value to you. Although it was interesting to know the Rural Housing Guaranteed Program exists, it wasn't worth my buying a whole book. It should be titled or subtitled more truthfully.

This book was chock full of information on how to finance a manufactured home. We learned a lot before buying our manufactured home, however unless you are in a situation where you are in a rural area and own your own land, this book will really only serve as informational. For a land-lease situation, it wasn't as focused, mainly advising it was a bad idea -but you have to determine that yourself based on your situation and opportunities. However. the book was educational and helpful in learning the lingo and scenarios that come about dealing with banks and such.
