This book is exactly what I was looking for. I was interested in getting started in buying and selling real estate options and this book gets to the heart of it. There are a multitude of great suggestions, tips, and instruction. I would be lost without it. There are even sample forms. Worth twice the price!!
Unique but Highly Profitable Real Estate Investment Strategy.......2007-07-26
Real estate options are a very little used tool in the business, possibly because many people confuse them with land contracts. RE Options are nothing like land contracts, in a land contract you are obligated to buy. In an option you have the option of purchasing at a preset price. A number of examples are given and this is a well written book for people who have never attempted this. I recommend this book to all RE investors and Realtors.

Like Lucier's other book on finding preforeclosure properties, this book on real estate options, while full of useful information, is so hard to read because of the terrible writing style that it is hard to recommend very strongly. His uneducated writing style causes me to wonder if he really knows what he is talking about. Prepare to be educated by torture if you choose to read this book.
Another real estate tool for the box.......2007-03-26
Great for a rookie to get lot of updated real estate information, but this book is probably geared toward an investor with a little more experience or a rookie investor that is well schooled. What was the best information in this book? - How to structure and execute real estate options. Also good a strategy, which involves locating distressed property, controlling that property with an option, and then finding a buyer who would probably not have considered that property until you were able to show him the potential in that property. Another real estate tool for the box.

I read most of this book and the ideas sound great, but after checking the author's web site I found the support limited. He offers his own personal support for a fee, but there is no way to contact anyone other than himself. Like every other how-to book on real estate you have to ask a question. Does anyone besides the author use this method? If so, how do I contact these individuals?
Until I come across a book like this, I find it hard to believe the author's information.

Great Book! Great Author!.......2007-09-14
This book is very well written. Excellent. Three months after reading her "Lease Option/Subject To" book I was able to do a lease option deal with a motivated seller. Now that I am ready to exercise my option, I was having problems finding a mortgage broker that can refinance a lease option deal. I emailed Wendy Patton and she responded in less than 24 hours with 5 mortgage brokers that can do the refinance. Bottom line, this is a Great Book! and a Great Author!

As a Realtor, I get a little nervous when my investor clients come to me and want to try things they read about or saw on the web or on tv. Most of those things are illegal in the state I practice in.
However, this is a good primer for beginners in Lease Options and Subject-to deals, both Realtors and investors can profit from this read.
I do have clients who use variations of these strategies, but it is very important that you fully understand how these work and what can happen if they don't work. This book is a good addition to every investor and Realtor's reference library.
A word of caution: Before you attempt any of these proceedures discuss it with a very knowledgable real estate attorney, preferrably one who is also a real estate investor.

How to Invest in Real Estate using Lease Options and Subject To's is nothing but an advertisement for her more expensive $700 course which includes all the scripts, contracts, forms, CD's, DVD's, powerpoint presentations to Realtors and so forth. I am really disappointed that she refuses to allow you to download these scripts, contracts and forms she mentions in her book for free off her website. Her book is worthless until you are willing to shell out $700 for her course. I love the content of the book but if you are a broke unemployed salesman you will continue to stay broke because it always takes money to make money. There is no such thing as free anymore. No such thing as compassion for those trying to get a brake here.

A Good Book On The Subject.......2007-02-23
First let me say that from all I can tell I believe the author, Matthew Chan, to be a man of integrity who earnestly believes in the investing philosophy he writes about. While I don't "know" Mr. Chan, I have spoken with him about his investing programs and books and I'm convinced that he's the "real deal". He is an active investor who is actually "in the trenches" so you can expect that whatever he has to say on the subject must have some merit.
I honestly can't say that I found anything "wrong" with the book. Mr. Chan methodically covers the topic in a basic way -- laying out what he feels to be the most relevant issues with respect to rent to own investing. Given the fact that this is a beginner level book, I feel that he covers the topic well. Perhaps not "meaty" or "exciting" but the book is well "structured." Everybody has their own style and this book will certainly appeal to someone looking for a "stick to the facts" approach. In defense of this particular writing style, there are far too many pure "rah-rah" books on the market that lack substance and Mr. Chan's book is definitely not one of those.
In answer to the question, "Should you buy this book?" - I unequivocally say YES. It gives a good general overview of the rent-to-own investing philosophy, is well structured, and it at least touches on most, if not all, of the relevant issues inherent in this approach. While a bit conservative in style for my taste, that may not be the case for you. The book is certainly good enough so that if you are serious about learning this simple and relatively risk free approach to real estate investing it should be "one" (but not necessarily the only one) of the books in your library.
In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another book on rent-to-own investing that can also be found here on Amazon -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording. It's part of the "WealthLoop Series" and can be found by searching for "WealthLoop" under books. It is written in a completely different style than Mr. Chan's book and unlike Mr. Chan's it also includes sample leases, forms, and checklists, so that you can actually go out and implement this investing strategy when you're done reading. They are both good books that come at the same subject from "different angles" and I would suggest that you buy them both.

I was expecting a turn key guide - I just didn't see it in this book. This book had some good info but not detailed enough for me - a lot of high level, basic, common sense information. I have been a landlord for many years and own many properties. I wanted to use this book to tap into the lease-options market - I will need to keep researching. I am actually a little upset I purchased this book - it was too expensive for what I got.

I actually was a big fan of using lease options before i ever read this book. I thought i knew it all when it came to lease options and the different ways to buy properties using this method. Well, guess what...I was very wrong. I actually found this book by accident and decided to give it try. I mean another book on lease options...WOW. Then i started reading the first page, the first page became the 7th page and so on. Next thing you know i was reading the entire book. THis book has changed my life and my business. I am a fellow investor and the information from this book changed the way i looked at lease options. Matthews book shows you exactly why they are number 1 for lease options in there area. His ideas are cutting edge, yet explained so that a 5 year old can understand them. Unlike many writers who claim to be investors, Matthew is a investor turned writer. One of the best features i found was that matthew broke down the mindset of different teants. By knowing the mindset of your tenant this gives you a hugh advantage of the compitition. This book helped me to reach a new level of understanding and a new level for my business. LOL, if he keeps writing books like this then he may have to start a fan club. So, in ending if you want a book that shows in detail the art of selling on a lease option and creating a steady cash flow every month, then please check this book out. I promise you will love it and if you dont then you have missed out.

Investing in Real Estate Interest You - Read It!.......2005-12-14
If I were still working, I would be reading Turnkey Investing with Lease-Options as I would an excellent novel! Indeed, I was not only impressed with this book; I was amazed! The main reason for my careful review of this book was that I read it wearing two former hats. One was as the experienced lease manager for a land-grant university but, more importantly, the other as a young single professional woman who had entered into a lease-purchase arrangement when I decided to buy a condo many years ago.
Even though I was already managing leased space for the university, when I decided to purchase a condo, I was not prepared for the trauma of having to face a major financial burden with no support. My mother was living with me at the time, but I knew the little money she provided would not continue through the life of the mortgage. Additionally, although I had been promoted on an ongoing basis, and expected another promotion in the near future, I had no savings or verification that I would be able to meet mortgage payments. Fortunately, my landlord wanted to get the last unit sold in this complex and offered to allow all rent payments to go toward an ultimate down payment on the actual purchase price.
If you are in a similar situation-buy this book. It is not necessarily intended for the potential new property owner; however, it provides a lot of essential information you need to know as you consider this option. For instance, for years, I sat in my new condo with nothing on my walls, no pictures, and no decorations-because my landlord had told me this wasn't permitted. Such a little thing, but I grew to hate those bare walls and, finally, even though feeling guilty, pounded the first nail toward making that house a home! With this book, I would have been in a position to question and negotiate what I could have done in this place I intended to make my long-term home! Indeed, the acquisition of a home via lease option is based upon accepting a home, essentially as-is with the ability to improve and upgrade the building as if it were already owned.
At the same time, even though this book is written for a specific geographical area, the philosophy, the management direction, and the presentation itself all provide an excellent learning tool for an individual who has been given any type of property management responsibility, no matter where that property is located. In addition to thoroughly describing lease-options, the book covers how to research the market, purchasing, preparing, marketing and finding the right tenants. The excellent ideas used herein can be easily translated for use in any type of real estate transactions.
And, finally, if I were a potential real estate investor, not having already committed to my retirement plan, I would be in contact with Mr. Chan immediately! Why? This book shows exactly what I as an investor need to know to make the decision to consider real estate as an investment. And, what's more, he proves his claims with sufficient facts and figures that you can believe. That's a major accomplishment for those who are reticent to invest in anything that has some risk.
Mr. Chan's book is perhaps one of the best written books of its type. Using the traditional training method, he first gives an outline of what he is going to explain and teach and then he repeats each item, both times providing specific details, but also anticipating any questions that might evolve based upon his presentation. You can tell immediately that the author speaks with authority, based upon knowledge and experience, readily confessing to trial-and-error issues.
Mr. Chan opens his book with recommendations from those who are involved in considering investment options. By the time you finish the book, you will have gained a certain trust for the company and its team. However, assuming you are not in a position to invest directly with TurnKey Investing, this book provides sufficient details for you to learn about real estate investments. Specifically, the use of conventional financing through a bank, versus private financing, versus seller financing is explained. The author is open and quick to point out that the best financial gain is through the use of cash/private financing. However, the use of bank financing is also explained and the returns of each are explored thoroughly. For a potential real estate investor, Turnkey Investing is worth every penny of its purchase price.
I think the real value of the book, however, is for those who are interested in getting into the real estate business using lease-options. Turnkey Investing defines a market and stays with it-specifically to serve the thousands, if not millions, of people across the United States who wish to own a home but are not able to gain financial backing through the normal process, especially in the early years of their adult lives. Lease-option is an important contribution in today's world of turmoil and insecurity. It provides a no-lose option to those who are now renting without any future return on those funds. At the same time, it provides an opportunity for houses to move faster on the market and a way by which a landlord or property manager can respond in a cost-effective as well as profitable manner.
Finally, as a long-time planner and manager, I was most impressed with this company's use of Kaisen. This Japanese concept is the belief in making small, ongoing improvements to a business system. A review of their online activities which allows practically everything to be done online to apply for a home, the use of a hot-line as a means of dispensing valuable information and basic management decisions to expedite efficient use of their teams' time is a delight to see in practice! Even if you have absolutely no interest in real estate, if you are a planner or manager, study the book to absorb what can be learned from this efficient and effective team!
The TurnKey Investor's Essential Lease-Option Lessons as well as CD audio programs and a Documents Collection supplement this book. However, this first book, TurnKey Investing with Lease-Options, easily stands alone as a major real estate manual. It's a Must Read for property managers, landlords interested in upgrading their activities, as well as real estate agents, lease managers and others who are interested in this major and profitable business!

Wonderful.......2006-06-10
I will be honest with everyone. When i first got started in real estate i was using plain jane documents and leases. I mainly deal with lease options and selling them on owner fiance. So when i checked his site out and saw a collection of the same documents matthew uses. I knew i had to pick this up. This is a great collection because he takes it a step further. Matthew actually shows you how to fill them out. So many investors just leave you with blank documents. Matthew also includes a audio cd wich explains each document step by step. Within this collection is also the most powerful document one can have. A relase from the lease document that is a must need. Once again another great book by matthew chan. THese documents are actually being used by me in my daily real estate activities. While i have edited them and changed them to fit my business. These are great baseline documents that will help any new investor. So if yo deal in lease options, then you have to check this collection of contracts out.

The Author had done a superb job collating all the documents you may ever need if you ever do (or are doing) Lease Options. Everything from the `Lease and the actual Option paperwork to `Move Out & Abandonment policy' to the `Property Inspection Document'.
Along with the Documents the Author has included a demo document that has been filled out. This gives you a term of reference and doesn't leave you hanging (so you don't have to guess what goes where).
This package also contains a CD with not only the documents (so you can print them off (you won't have to photocopy them) AND Edit them (add your logo and/or customise the docs to your area), but also an audio focusing on each document. The audio is done by the author and his manager and so they talk about each document from their own viewpoint and their wealth of experience.
Lastly due to the number of houses the Author has bought he has had to go to court to remove non-payers. He uses these documents adn so you know these documents have stood up in a court of law, so rather than doing them yourself (and have the risk of it being deemed not acceptable), if you buy these, in my mind your sleep easy factor will be much better!
This really is a great package. Very impressed with it!

Great information.......2006-07-15
This is the best investment book that I have read thus far, which could mean that I haven't read enough investment books. To me, the book was a breath of fresh air, having a lot of down-to-earth, common-sense stuff. After reading it, I truly agree with the author that condominiums are a very solid, if not the best, investment. I even have a specific game plan on how to go about getting my first condo and the long term process that can make me rich if I implement it correctly, and follow the path laid out by Virsnieks.
Other business books that I have read just tell you that you have to learn to "think like the rich." These other books do not lay out a specific game plan to reach your goals. Virsnieks even gives you the details about each of his condos that he bought and gives you the exact amounts that he made on each one, and even gives figures on the ones he lost money on. He also does not tell you to be sure to buy his other books and attend his seminars so he can fill your head with more useless information and take more of your money. For this, I really respect Virsnieks. He has no hidden agenda as some other business/investment authors that I have read seem to have. He gives you a specific, easy-to-follow game plan with very attainable steps that I think just about anyone can follow.
There is one flaw that I have found with this book. Although the book was published in 2002, the author makes many references to the years 1986-1997. He never really discusses the performance of his properties beyond the year 1997, except for the fact that he added an appendix right before the book was published. Maybe this was because it took him a while to compile the info, and maybe it took a few years to get the book published after it was finished.
As the author explains, there is no get-rich-quick scheme here; it is a long process that will take a little bit of time and patience to really benefit from. But I think that's how all business works. There is no easy way out. But, using this method, you can make a lot of money and you won't have to do very much work, nor will you have to take any big risks.

I bought this book along with the one by Gary Eldred.
Eldred's had much more up to date info.
This book was full of stats from the mid to late 1990s even though it was written in 2002.
He never fully goes into the tax benefits of Real Estate especially 1031 exchanges etc.
He bought his condos at a high interest rate making his payments higher and thus affecting his formula on how to know if you are getting a good deal or not.
I can not reccomend this book.
Why didn't I read this 10 years ago?.......2004-03-10
This book is so easy to read and understand. After watching my stocks loose all of their gains from the last 10 years almost over night, I determined to use this investment formula for my future. The plan is straight foreword and can be applied any where you live. I have already purchased my first rental and it is paying for itself.

An absolute MUST-READ for renters, owners and investors! Virsnieks' book was a real eye-opener for me as a beginner, taking the scariness out of investing in real esate. He describes his very safe, easy, painless and patient step-by-step method he developed personally for buying one condominium at a time to slowly build up a real estate portfolio. His conversational tone makes his book fun to read. Buy it and read it, it will change your whole outlook on investing!
virsnieks rocks.......2004-03-02
This is a very informative book. One of the great things about it is that the author provides his own personal investment story along with complete details on each investment. In other words, this is not mere theory, it is actual history that can be replicated by the savy reader and investor. While he was located in Seattle, I believe that any mid-sized to large city in the country (Atlanta, Phoenix, etc.) would provide the same condo investment climate today.

Begining Real Estate Investor? Read This Book First.......2007-08-08
This is an excellent book for beginning - and even seasoned - investors.
I've been a real estate broker for 29 years and know a thing or two about real estate investing. I try to keep abreast of all new books that come out on the subject.
Most real estate books are complicated, full of formulas and lots of theory. Some are so dull you can't get through the first couple of chapters. The author of this book writes in a very easy-to-read, conversational style.
I found the investing method in this book to be sound and easy to implement. It's not about making a million bucks in a couple of months like so many other books on the market today. It's a very safe, low- risk system that can slowly but surely lead to wealth. In my opinion it is a great way to invest a portion of one's IRA or pension plan - in real estate instead of just stocks.
If you are new to the world of real estate investing, I would certainly recommend making this your first book on the subject.
Simple explanation of a daunting process.......2007-07-25
I read this book cover to cover in a single day. I could not put it down.
Author takes a difficult process and makes it so incredibly simple. Obviously there is homework involved, but even that is laid out for you in an easy to follow process. I can see real evidence of the author's e-myth style of setting up process and making the system do the work for you.
If you are looking to start investing in real estate, like we are, this is both the push we needed to jump in and the safety net of someone else's experience rolled into one.
Very well written, easy read.......still found some shortcomings.......2007-07-20
Don't let my title fool you, i thoroughly enjoyed this book in fact, i usually never write these reviews but felt i should share this with others as I've read every review before purchasing the book.
This is a very "easy" read, probably the fastest book that i remember completing. I loved how the author got very detailed into how to conduct the transaction from beginning to end. The only issue i found was that I personally do not live in an area where a "nice home in a nice neighborhood" costs under 200K. I didn't see the author provide any direction to this issue if this was the case for the investor. I also had a hard time navigating the website they mentioned at the end of the book and couldn't find how to order the forms from the CD online.
Still a great book and a must read !!!

This book was so interesting I could not put it down! Everything one needs to lease purchase property. The author speaks in great detail without confusing you and not over your head. Enjoyed it immensely.

It is a very practical guide for handy information. It is quite usefull for my daily work needs.
Useful overview, but not perfect.......2001-06-14
I'm not a CFA candidate, but I've been an investor for years and always appreciate learning more about the field. My father was president of the CFA for a couple of years, and after 15 years working on Wall Street I have a reasonably broad understanding of some finance.
What impressed me most about the book was how short and terse the definitions were. Clearly they are useful and present good insight into what's important and why.
What impressed me least was the lack of mathematical rigour (perhaps one can't have both brievity and exactness?). For example, many of the formulas only work for specific instances, and details about yield/rate conventions are omitted.
Overall, it struck me as useful overview and quick reminder to financial analysis and the language/terms used. It's not really indispensable, and is not authoritative. But for a quick refresher, or ballpark estimates it's fine.
A great book for those studying or who've completed the CFA.......2001-05-13
This is the only book of its kind, so far. The author compiled this pocket guide after completing his CFA program and realising that the vast concepts, terms and designations learnt were soon being forgotten.
That being the case, candidates of, as well as those who have completed, the CFA program would find this book a useful one-stop guide to all those concepts, terms and designations learnt in the pursuit of the CFA designation.
The book is arranged broadly around the various topics of the CFA program i.e. Quantitative Methods, Economics, Financial Statements Analysis, Equities, Fixed Income, Derivatives, Real Estate, Portfolio Management, Ethics, Behavioural Finance. As such, the CFA candidate would find this book more useful than say, a general finance/business masters student.
But I reckon that this book, though published as recent as this year, is already in need of an update. The CFA syllabus is constantly evolving. As a result, a number of concepts in say, Level 1 of the CFA Program, are not found in this book. Also, a number of the textbooks used in the CFA program which the author had based his book on, have either been superseded by newer editions or replaced all together.
All in all, I found this to be a useful book and a unique concept. Until a better book comes along, I will be using this book religiously to prepare for the CFA exams as well as to refresh my memory.
Good starting point.......2001-04-02
As a CFA candidate, I find this to be a useful summary of the key concepts that we are taught during the course of the programme. However, regard it as more of a "Cliff's Notes" of the programme -- with all its inevitable shortcomings -- but a handy little reference piece nonetheless. After completion of the programme and years down the road, I am sure that I will find it quite useful in helping to jog my memory and the sleepless nights that the CFA programme gave me! -- I hope, however, that a revised version will be introduced and perhaps with a less odd title. It is not a book for everyone, but anyone who wishes that s/he had made notes whilst studying for the CFA programme will find this book useful.
