Written by the top officer of Entrust, whose business is to manage self directed IRAs, this book is not to be taken as an objective analysis of the benefits and drawbacks of buying real estate within a self directed IRA. Although never actually lying (I'm sure Entrust's attorneys made sure of that), it avoids the topic of fees and lack of control, that are involved in maintaining any real estate investment within an IRA. It also doesn't mention any of the costs of setting up an LLC with one or more members. Setting up an LLC is a likely scenario and was, in fact, recommended to me, by Entrust. Buying real estate within an IRA is very different than doing the same investment outside of an IRA. Given the fees involved with this type of investment, what would be the minimum investment recommended to absorb these fees/costs and still realize an acceptable return? No answers here. Examples of returns are unrealistic in today's more normal market conditions. The author does make some good points, and the concept is really great. But buyer beware. I was so disappointed to come to the conclusion that buying a $350K investment property, using the required non-recourse loan with a higher rate, and setting up an LLC with 2 members (the bank and my IRA) was too complicated and restrictive. This book is an excellent starting point, but the drawbacks either aren't mentioned, nor fully addressed. Basically, the author is selling. Remember what he does for a living. Get your highlighter out and read carefully!

I found this book to be a good start, it didn't really go into much detail on how to get into a rental property with no money down. It did some, but is more of a basic book for starters. I myself am a starter, but was wanting to know more in depth than this book offered. Over all I thought it was an ok book. This is a good book to start with, but don't expect to become an expert from it.

You'll be surprised by this book, I was. It's not about unrealistic tricks (like using a personal note as a down payment, which was in the last book I read, and which a seller told me I was ridiculous when I tried it). It shows how to use government backed financing (Freddie Mac and Fannie Mae) to get mortgages for more than 100 percent of your purchase costs. This book is solid - it tells exactly how to do it, every step. The best "nothing down" book I've ever read.

This is the best investment book that I have read thus far, which could mean that I haven't read enough investment books. To me, the book was a breath of fresh air, having a lot of down-to-earth, common-sense stuff. After reading it, I truly agree with the author that condominiums are a very solid, if not the best, investment. I even have a specific game plan on how to go about getting my first condo and the long term process that can make me rich if I implement it correctly, and follow the path laid out by Virsnieks.

Other business books that I have read just tell you that you have to learn to "think like the rich." These other books do not lay out a specific game plan to reach your goals. Virsnieks even gives you the details about each of his condos that he bought and gives you the exact amounts that he made on each one, and even gives figures on the ones he lost money on. He also does not tell you to be sure to buy his other books and attend his seminars so he can fill your head with more useless information and take more of your money. For this, I really respect Virsnieks. He has no hidden agenda as some other business/investment authors that I have read seem to have. He gives you a specific, easy-to-follow game plan with very attainable steps that I think just about anyone can follow.

There is one flaw that I have found with this book. Although the book was published in 2002, the author makes many references to the years 1986-1997. He never really discusses the performance of his properties beyond the year 1997, except for the fact that he added an appendix right before the book was published. Maybe this was because it took him a while to compile the info, and maybe it took a few years to get the book published after it was finished.

As the author explains, there is no get-rich-quick scheme here; it is a long process that will take a little bit of time and patience to really benefit from. But I think that's how all business works. There is no easy way out. But, using this method, you can make a lot of money and you won't have to do very much work, nor will you have to take any big risks.

I bought this book along with the one by Gary Eldred.
Eldred's had much more up to date info.
This book was full of stats from the mid to late 1990s even though it was written in 2002.
He never fully goes into the tax benefits of Real Estate especially 1031 exchanges etc.
He bought his condos at a high interest rate making his payments higher and thus affecting his formula on how to know if you are getting a good deal or not.
I can not reccomend this book.

This book is so easy to read and understand. After watching my stocks loose all of their gains from the last 10 years almost over night, I determined to use this investment formula for my future. The plan is straight foreword and can be applied any where you live. I have already purchased my first rental and it is paying for itself.

An absolute MUST-READ for renters, owners and investors! Virsnieks' book was a real eye-opener for me as a beginner, taking the scariness out of investing in real esate. He describes his very safe, easy, painless and patient step-by-step method he developed personally for buying one condominium at a time to slowly build up a real estate portfolio. His conversational tone makes his book fun to read. Buy it and read it, it will change your whole outlook on investing!

This is a very informative book. One of the great things about it is that the author provides his own personal investment story along with complete details on each investment. In other words, this is not mere theory, it is actual history that can be replicated by the savy reader and investor. While he was located in Seattle, I believe that any mid-sized to large city in the country (Atlanta, Phoenix, etc.) would provide the same condo investment climate today.

This one may not get you 40% but it does tell you a unique trick with the IRAs. you can flip real estate over and over again without paying immediate taxes. the downside? you can't withdraw your earnings but for long term, it is awesome. the book talks about tax liens being used for IRAs, though I agree with that, do not use this book to learn about tax liens or tax sales, or you're gonna get burned. read up on Investing Without Losing (ISBN 0978834607 NOT on amazn, other stores) or something similar.

Perhaps the author is much more gifted as a seminar speaker than he is as a writer. I think the book could use a re-write in which the repetitive information is eliminated, and the remaining material is cleaned up, possibly following the suggestions of Strunk and White as described in Elements of Style. The 1031 exchange information comprises 22 pages of the 244 page book, and I was particularly disappointed with this section. The author went into useless detail when describing the hypothetical examples; his character, Lisa, needed to paint and carpet her old building before putting in on the market -not relevant! In the next example, Roger's exchange was given such cursory treatment that the author failed to calculate the new basis for the replacement property correctly, inserting an erroneous figure into table 6-2. If you want to put investment real estate into your IRA or 401K, then this book may have merit. However, a quick internet search of "1031 exchange" will yield many more useful explanations than this book provides.

This book will open your eyes to new ways of securing and increasing your assets tax-free. There are many details and step-by-step examples and different scenarios. If you are thinking of doing a 1031 like-kind exchange - this book will take you through the process and give you concise instructions on how do it and what mistakes to avoid. If you are interested in self-directed IRA's - keep in mind that you can use your retirement plan to invest in real estate. The author walks you through using your 401(K), your IRA, your HSA, and other vehicles to increase your portfolio by buying assets, including real estate.

If you want to own rental property, there is a way to have your self-directed IRA own it in its portfolio. If your IRA doesn't have enough money to purchase the entire property, you can borrow cash outside the IRA to purchase the property. The book shows how to draw up a Buy Letter under those circumstances. If you will be receiving rents from the property, you can hire an outside property manager, rather than having your IRA plan administrator do the work. But there are strict conditions and this book outlines them.

If you invest in real estate at all, or are thinking about it, this book is a definite must-read and could potentially save you thousands of dollars!

    Any real estate author that endorses/references the likes of Robert Allen, Robert Kiyosaki, Mark V. Hansen, and other "get rich easy" infomercial guru is suspect of his/her own real estate achievement and perspective. The above mentioned names has yet to show their net worth (primarily in real estate, if any). Infomercial gurus are mostly out to sell books and seminars, instead of enhancing financial worth and improving lives of people they affect. This book presents common get rich quick concepts and not worth the money I paid.

    Go to John T. Reed.com for a more serious real estate resource and advice. Do not spend your hard earned dollar on this book; much more, follow your real estate pursuits based from these authors' advice.

    Also, the title for this 2006 publication is misleading as a million $ in now a days real estate is easily achievable in any multi unit property, even duplex, in a well suited market driven location. Do not be fooled nor fool yourselves, real estate is not about motivation of any party but a complex numbers and economic game. Its a multi factor driven commodity, not covered here by both authors.

    Again, do not waste your penny, make the same mistake I made in buying this title, and consider my recommendation above.

    Evidently my first try at a review was too negative for Amazon. I'll try to be nicer this time.

    Gilad has no clue what he is talking about throughout much of the book. When he does say useful things he is vague and the advice is fairly obvious. It is not rocket science to try to find neighborhoods on the up and up. Investigating neighborhoods is not hard--it just takes a lot of effort.

    In many areas, Gilad is just plain wrong. He claims that depreciation is something invented by the government to make owning property more attractive. Any competent accountant or financial analyst can tell you that is a lie. While the time period of depreciation (27.5 years) for residential property is rather arbitrary, depreciation is the real (albeit non-cash) cost of wear-and-tear on the property.

    Also, Gilad's whole track record occured in a rising property market. If he had done what he did to make his first million starting today or in a previous down market he likely would have ended up bankrupt due to the risky nature of his financing.

    It makes sense to use your personal knowledge, skills, hobbies and profession and apply it to real estate buying. Most people try to tell you how to find these homes when you have a personal niche already built into you and your experiences.

    Boaz and Suzanne Gilad have complied one of the most concise, well written, thoroughly informed books on the subject of real estate. It is written in a manner that allows the reader to feel completely comfortable. Never once did I feel like I was in over my head - which has been the case with some other real estate books. Every thing is explained to the utmost detail. The Gilad's teach you how to work the market with out ever giving up what it means to be human and compassionate in today's society. I really have enjoyed this book and will continue to reccommend it to others.

    This book is without question the BEST handbook for a young Real Estate Investor I have seen. The authors have obviously taken great care to lay out, in crystal clear fashion, the concepts needed to begin a career. The many forms of financing, law, types of ownership & management, the players involved, calculating returns, why to buy & not to buy, illustrated through inspirational experiences of their own. These two are doing something very, very right. I keep the book near me as I go about looking for deals. And I will be looking to attend one of their seminars in the immediate future! Thank you both!

    Before buying any book on how to ranch, be aware of what NAIS will do to owning cattle or any other livestock and how it messes with title to your property. have any of you heard of the ridiculous program called NAIS(national animal identification system)? It will require all those who own even one chicken, or other livestock animal, to register their premises (negating title to private property), microchip and file birth, death and movement reports so the govt know where those animals are at any moment. The silly reasons given for this program range from bird flu, mad cow, bioterrorist attack or any number of "you need our help" garabage but the real reason is to benefit multi billion dollar corporate agriculture so they can improve their marketability while sticking it to the rest of us.....[...].

    As I was browsing through books on buying country properties, I came across this gem! This book gives wonderful insight into buying country properites and starting a ranch. I used information from it in my purchase of land and it has been invaluable. The Hoff's combined experience gives great insight to all aspects of managing land. It is one of the few books on the market that actually has useful information!

    We were ready to buy a piece of land but were not exactly sure how to proceed. Country Properties showed us step by step how to make the right selection, hire a manager, maintain and establish the pastures for our cattle and horses and enjoy the rural setting with peace of mind! Everyone should read this reference book before they venture into the world of rural living and also buy a copy for your manager. He will really appreciate, use and understand these helpful hints! You will end up buying more copies for friends and family. This book is truly one of a kind!

    As I said in another review of another Real Estate Foreclosure book, since all I've done is read books about buying, renovating and selling foreclosed or rehabbed property, I don't yet know, what I don't know. With that in mind, I think Making Money... was very informative. The chapter pertaining to the proper screening of potential renters was especially enlightening. The book is written more from and economic point of view which gives it an optimistic edge. Real Estate is a finite commodity, and with current migrational trends the future looks good for industrious investors. Although I thought the information was delivered from the view of a seaoned investor, there were grammatical errors throughout; thus my conservative rating; nevertheless, I recommend this book for those who may be interested in Real Estate investment.

    I thought that she was going to explain to you how to invest in rental properties without going into deep debt for yourself. However, the truth is you need money to invest in real estate. So, there's really no way around it, which made her book redundant. She just gave examples of 3 people with 3 different investment strategies. In the end, the one with the most number of rental properties ended up with the largest profit growth. I really did not find the book useful for someone looking to invest in rental properties.

    Mabel Armstrong has accomplished a difficult task with her book, How to Invest in Rental Properties without Mortgaging Your Soul. She has written a thorough, step-by-step investment guide with clear, accessible language and an encouraging, friendly tone. She explains basic investment principles in a simple, logical way, but personalizes the information she provides with individual case examples, many of them her own. To this reader, Armstrong sounds like a real estate investment expert; but because she provides stories of her own confusion and inexperience, I trusted her and believed I was capable of doing what she has done.

    If real estate investment seems like a dry subject, be prepared for a surprise. Armstrong's guide has an attractive cover and layout, a wonderful chapter on social responsibility, and an overall personal style I found thoroughly enjoyable. I felt as if I got to know this likeable author through her personal anecdotes, and felt as if she wouldn't mind if I telephoned her to ask for advice. In addition, the book is an empowering read: Even when the details get complicated, Armstrong breaks them down into orderly, do-able tasks, so the reader is left feeling I can do this!

    Though its focus is real estate, I'd recommend this book to anyone who is ready to learn more about taking responsibility for her money.
