I purchased this book because I was a first time home buyer and the information and tips I got from this book were wonderful. There was a tip about calling local title companies to find out who they think are good local real estate agents. I called for a recommendation, and it worked wonderfully! I found a great agent using that tip and I am extremely pleased with how everything worked out. The extra knowledge I acquired from this book was very helpful throughout the whole home buying process. It is an easy and fun book to read. The authors give stories from their personal experiences and also provide explanation of terms, etc. I would recommend it to any one who is going to buy a home.

This book rocks! It is well written, clearly organized, full of incredibly useful insights and obviates the need for any other books. Purchasing property in the Golden State is hugely complicated and this book unravels the knots and truly educates the potential buyer to the point that ones agent will be impressed. Every aspect is covered and in such depth that I truly believe it helped me negotiate the best price and the best mortgage terms. I fully understood all the steps and when it came to final closing costs, I was impressed that I was able to accurately predict exactly what those would be ...no shocks here. This book explains all the little nuances about buying a house. I read the whole thing and parts of it more than once before I bought my first house. It is well organized so that you can read just certain chapters if you need specific information right away. I actually sold my copy online after my house closed. Later, I ended up buying a copy as a gift for a friend. I recommend this book to all my friends who are thinking about buying a house.

This book was a great surprise! I thought that I was getting another book on IRA investing, but it was also informative about a new product that I had not heard of called the Solo 401(k). In recent years, stock market investing has been proven unstable and not very rewarding. In fact, many people have seen their retirement and personal holding accounts dwindle. This new book provides an alternate to investors. It provides detailed information on how to put money to work in a relatively safe private mortgage investment with a high return of 12 to 15 percent (or more) in most cases. Private mortgages have grown into a multi-billion-dollar industry. This market allows investors to earn substantially higher yieldswhile offering the security of real property to back the loan. Private mortgages have become an important fixed income vehicle for many investors with their personal funds, equity, and self-directed IRA accounts. Private mortgage investing isnt for the get-rich-quick type of person. However, you can comfortably double your money every 4 to 6 years. For example, should you invest in your self-directed IRA and re-invest as notes pay off? $100,000 at 12 percent grows to over $200,000 in six years, to $500,000 in 13 years and to over $1 million in 19 years. Private mortgage loans are backed by real property. Generally, you would not lend more than 55 percent on the value of the property, thus the investment is again relatively safe. Instead of concentrating on the borrowers credit history, private mortgage lenders concentrate their investment decisions on the real property itself. However, like any business or investment, there are a lot of details to learn, and you do not need to learn them on your own. Learning them on your own can be costly. In this economic environment of very low interest rates, you can still earn high yields with virtually little or no risk to your investment.

Clark's book covers the basics that any investor will need to know, including why to choose private mortgage investing (and what your other options are) and how to go about doing it. It covers all of the different aspects of mortgages such as fees, interest rates, and even has handy tables to help you out. The appendices are the best feature as they have all the forms you will need as well as a comprehensive glossary (very useful!). This book covers everything you need to know to succeed, but were too scared to ask about. It even has case studies and examples explained with real numbers that help tie the whole thing together. I would recommend this book to anyone wanting to start earning money with private mortgage investments.

Before reading Private Mortgage Investing, I knew very little about private mortgages. However, after reading it, I feel as though I really have the information I need if I decide to take this path of investing. This book provides an in-depth look at every aspect of private mortgage investing from getting the most out of your IRA to ways to invest your money. One of the most helpful sections of the book was the discussion on how to find potential borrowers - and discovering there are plenty of them out there. In fact, it was surprising to learn that 1.9 million homes were purchased by investors in 2004 - that's 23 percent of all home sales!
For me, the best part of this book is the case studies. Reading about an 18-year-old who is already investing her money and a 73-year-old who turned to private mortgage investing is an inspiration - it proves that anyone can invest their money in private mortgages and make a nice profit. This book is a great guide to the concept of self-directed IRAs. Everyone with an IRA or 401K over $50,000 should be considering this option. This book got me started asking my financial advisor and the local bank financial advisors questions. I had been told I could not use any of my retirement funds to invest in real estate. I know better now and so do they.
Good book, this type of investing comes with risks and it is expensive because an intermediary has to be used (just a couple of things to weigh into the decision to or not to use). Not something to jump into lightly, good beginning book but recommend getting additional information on the subject and discussing it with your accountant prior to attempting it. If you do decide to plung in, do extensive research on the intermediary companies - be sure they are legit, have bullet proof references and actually ask to talk to current clients. Compare costs, services and reputation - cheapest could cost you dearly in the long run.

A good read, with lots of helpful information. Frankly, I wish there were MORE books on the subject of self directed IRA's, particularly real estate investing via self-directed IRA's. That being said, I'm convinced this is one of the best books you'll find on the subject.
If you're looking to pump up your IRA with smart real estate investments, this is a good book to have on hand. Highly recommended.

This book is a good general overview of the structure for investing self-directed IRA funds in real estate, as well as the major busines, tax and legal concerns involved. It is not overly general nor overly technical and is an easy read. It's a good roadmap for the first-timer.

Very basic guide to IRA conversion/self-directed IRAs. Probably helpful to a novice, especially someone nervous about taking control of their own fund. For someone who is an experienced real estate investor, used to considering (eg) tax consequences, depreciation issues, leverage issues, etc., not very helpful at all. I was especially disappointed that there was not more specific information about what was actually necessary to convert 401Ks to self directed funds, and more analysis of what to look for in a fund administrator.

Informative but not Objective.......2007-03-21
Written by the top officer of Entrust, whose business is to manage self directed IRAs, this book is not to be taken as an objective analysis of the benefits and drawbacks of buying real estate within a self directed IRA. Although never actually lying (I'm sure Entrust's attorneys made sure of that), it avoids the topic of fees and lack of control, that are involved in maintaining any real estate investment within an IRA. It also doesn't mention any of the costs of setting up an LLC with one or more members. Setting up an LLC is a likely scenario and was, in fact, recommended to me, by Entrust. Buying real estate within an IRA is very different than doing the same investment outside of an IRA. Given the fees involved with this type of investment, what would be the minimum investment recommended to absorb these fees/costs and still realize an acceptable return? No answers here. Examples of returns are unrealistic in today's more normal market conditions. The author does make some good points, and the concept is really great. But buyer beware. I was so disappointed to come to the conclusion that buying a $350K investment property, using the required non-recourse loan with a higher rate, and setting up an LLC with 2 members (the bank and my IRA) was too complicated and restrictive. This book is an excellent starting point, but the drawbacks either aren't mentioned, nor fully addressed. Basically, the author is selling. Remember what he does for a living. Get your highlighter out and read carefully!
