Flipping homes.......2007-10-10
Two books that I think really are helpful if you're learning about real estate investing are this book, FLIP: How to Find, Fix, and Sell Houses for Profit and Dean Graziosi's Be A Real Estate Millionaire: Secret Strategies for Lifetime Wealth Today
Chock full of knowledge.......2007-08-15
I bought this and another highly reviewed book on flipping and this book was vastly superior. It contains a wealth of information about every phase of flipping a property, including detailed information on how to calculate quiet costs, good rules of thumb for rehab costs, and detailed lists of what is involved in a rehab and the correct order to undertake them in. They have obviously flipped a lot of houses and have condensed their experience into extremely helpful lists and formulas that anyone can benefit from.
I could have done without the fictional storyline that accompanies each chapter, but since you can skip it without losing anything, I'm not docking their score.
This Book Is An Excellent Investment.......2007-08-08
I've been interested in flipping houses since I first heard of the concept about 10 years ago. I just never knew where to start. This book walks you through the entire flipping process. It's written in an easy to follow, logical start to finish format. There are formulas for calculating all your costs and your profit before you even make an offer on a house. Outstanding book! I highly recommend it to anybody who wants to get started in house flipping.
Good reference, not very well written.......2007-07-12
First, I must say that this is so far the best book I have read on this subject. The authors seem to be very experienced and knowledgeable in the field of rehabbing homes. I am very pleased with what I got for $15 (or whatever I spent). I feel that with this book, I could successfully FLIP homes. My first primary home was a fixer upper, and I did pretty much all of the work myself. I turned a nice profit when I sold it, but I think that I could have done better had I known then what I know now.
There was not a lot of information that was new to me, but the book did bring together a variety of related topics. Likewise, the authors presented a few smart systems for completing the project.
The reason I gave this book only 4 stars is that I don't like the writing style of the authors. This book could have easily been 150 pages or less. The font was a little big, and there was WAY too much worthless text, random anecdotes, and stupid analogies. One page in particular was about Punxsutawney Phil...it wasn't until the third or fourth paragraph that the author crafted some way of connecting that to flipping houses.
Overall an excellent book worth every penny (the authors need to stick to flipping houses though). I wish I could get my friend who has recently jumped headlong into rehabbing houses to read this book...
Best book of it's kind.......2007-06-14
I am a small time real estate fix and flip investor. I have read many books on this subject and this is by far the best.

Great Book for The New Apartment Investor .......2007-09-25
This book is the best book I have read for the new investor that may be looking to transition from Single Family Properties into larger more profitable units like small to medium sized apartment building. I used his book as a model for my ascension into buying Apartment Buildings. Using his strategies were like taking money from a baby, the things to say, the usual questions and concerned i answered with Confidence. I went from 10-20 units over 4 years to 70-plus units in 12 months using his partnership techniques.
It is a must have for individuals that want to ascend to larger Real Estate Deals. The book could easily be 5 times the price.
Uri Gofman reviews How to Buy and Sel..........2007-08-09
An informative and practical guide to building an ever increasing portfolio of apartment buildings. Good information difficult to find elsewhere.
Good book some misleading information.......2007-04-12
Good book. Learnt a lot on how to valuated apartment buildings. He completely side stepped the foreclosure market and some of his advice is misleading. All in all a good book.
A Realistic Approach to Investing in Rental Property.......2006-03-28
The 2nd edition builds on the first book written by Mr. Vollucci. It is simply one of the best real estate investment books I've ever read. It has been an invaluable resource for me and many of my friends who have bought and sold rental properties all over the country. His examples come from real experience, not the imaginary scenarios that so many other real estate "Gurus" talk about.
The examples in the book gave me a step-by-step approach for investing in apartment buildings in every state, but they taught me a lot more. His chapter called "An Investment Plan to Create Wealth" shows the chronological investment periods in our lives and he shows you what you should be investing in depending on your age and risk tolerance - he even has a simple test that allows you to determine your risk tolerance. He also talks about why buying foreclosures and "no money down" strategies are a big farce. The book also covers how to buy in the right place at the right time, how to locate good property in any market, how to structure your transaction for maximum tax benefits, how to effectively analyze property and much more. My favorite chapter was on "Effective Negotiating Techniques." His advice on body language and what to say or not say when negotiating are "real world" techniques that have helped me tremendously as an active investor. His advice and methods have made me and several of my friends real estate millionaire's - it is my real estate "Bible."
Great Book!!.......2006-01-06
I don't know what the other reviewers are talking about! This book was great. It covered material that other books just forget to add, such as, analyzing properties, understanding the market cycles, when to to buy, when to sell.
Be real people, how much information can you get out a $25 book. If anyone is truely serious about this, they'll seek out different sources of information. Ultimately though, you need a good strategy to make it as a RE investor. David Lindahl's "Apartment House Riches" is an excellent source of material. Both he and this author have similar strategies.
One thing that did bother me though was all the IRR talk. I look at Cash Flow, Cap Rate, ROI, and ATCF among others. The author didn't put too much emphasis on these. But hey, maybe IRR is all you need.

Customer Reviews:
Good book by Dicks.......2006-10-29
In 1990, I bought a real esatate course by Jack Dicks called "How To Make Money in Real Estate in the 90's" when Mr. Dicks was then associated with Charles Givens. Using his techniques, advice and strategies, I was able to buy several properties in the Central Florida area with no money down and without the usual problems of the three T's (tenants, toilets and turnover)
His newest book written with John Dicks is a compendium of the best strategies in real estate investing from the top guru's of the last two to three decades and updated for 2006 and going forward. This is must reading for all serious real estate investors. Or perhaps I s hould say, all of those who want to be successful real estate investors.

Book Description
When it comes to buying and selling a home-- one of the most valuable investments most families have-- it is easy to see the potential for rip-offs. After all, there are numerous steps to a transaction, and someone at any stage may be one of the "bad apples" that give real estate a bad name.
With more than 20 years experience in the real estate business, Patricia Boyd and Lonny Coffey have seen plenty of consumer problems, as homebuyers and sellers alike have been taken advantage of by unethical agents or lenders. According to the authors, the answer lies in educating the consumer as well as training for the professionals who serve them.
Boyd and Coffey show consumers, step-by-step, what should happen in a real estate transaction, and offer detailed insights on putting together the most ethical, effective team to make the transaction happen without surprises. They explain the role of each participant in the process, and what consumers should watch out for at each step. They outline all-important details on how to avoid foreclosure, as well as the range of options available to finance a real estate deal. With their finance expertise, Boyd and Coffey are able to point out financing alternatives for marginally qualified buyers, and the ins and outs of refinancing, which can comprise up to one third of the mortgage market.
Here are some ways to make a real estate transaction as rip-off-proof as possible:
* Identifying the five major players on the real estate team, and the relevant expertise a consumer should look for
* What are appropriate fees--and which ones are red flags
* When and how to refinance--or not
* How to avoid foreclosure
* Why consumers need to take charge, and how they can do it

I LOVE THIS BOOK!.......2000-12-12
The mortgage maze can rapidly become confusing, especially if you are a first time buyer. This clearly written and informative book walks you through every step of the process, providing detailed information on the dizzying aray of loans that most lenders offer; more importantly, it tells you how to appraise each lender so that you reallly do get the best deal. In real estate and lending today, "caveat emptor"--let the buyer beware--is truer than ever, and books like this one are more needed than ever. Book Pioneers New Philosophy: Real Estate Consumer Advocacy.......2000-07-01
Books on buying and selling real estate abound, but it is truly rare to read a real estate book that breaks new ground -- or indeed, pioneers a new philosophy and launches a new movement: real estate as consumer advocacy. This seminal work, authored by real estate sales and financing experts Patricia Boyd and Lonny Coffey, sounds the clarion call to buyers and sellers -- as well as to real estate brokers, mortgage lenders and other service providers --for a new consumer orientation in real estate transactions. As the authors note, real estate transactions have heretofore been treated as the selling of a product, whether the product be the property itself or the mortgage loan that finances it. The historical focus has, therefore, been on salesmanship: getting the property sold or the loan made. Lacking in this focus has been the interests of the real estate consumer -- the buyer or the seller. This book introduces something new and something revoluntionary into the world of real estate transactions: a view of the buying or selling of real estate as a "consumer-driven" process, of buyers and sellers as informed consumers, and of real estate brokers and mortgage lenders as consumer advocates. The book serves as a road map for buyers and sellers who want to participate actively and intelligently in their realty transactions... and who want to stop getting "ripped off" by brokers, lenders and other service providers who put their own interests ahead of the consumer's interests. Just as importantly, the book shows real estate brokers and mortgage lenders how to work with this dawning new world of informed consumers -- not in the old way as salesmen, but rather as professional consumer advocates. It is the twin goal of the book, one it certainly attains, of educating real estate buyers and sellers how to be informed consumers and also training brokers, lenders and service providers as to how to be their advocates. Patricia Boyd brings vast experience as a top-producing real estate broker, real estate trainer and instructor and Certified Finance Specialist, to produce a practical, well-written and inspiring book that may well launch a new way of buying and selling real estate. As a former real estate broker with a number of professional Realtor designations (ABR, CIPS, CRB, CRS, and GRI), and now as a real estate attorney actively advocating the interests of buyer and seller clients, I applaud this book as the herald of a new real estate consumer revolution.
Literacy for Home Buying and Selling.......2000-05-26
A very easy to read and understand book full of knowledge and wisdom about the purchase that can and does create stress and confusion in most people's lives. Explains and demonstrates ways for consumers to save money that is generally "lost" in the process. I have bought and sold homes for a number of years and never knew some of the information that was explained in the book. The web site listings for the various subjects is an excellent resource. It is the best "how to" book for the largest purchase of most people's lives.

Disappointing content.......2007-02-13
Very disappointing book. If you are looking to buy in Hawaii AND a first time home buyer, then this is the book for you. However, if you've already been a homeowner, and looking to relocate or buy in Hawaii, this book was largely disappointing. I bought to understand the differences in Hawaii real estate including leaseholds. The title makes it sound like the whole book is about Hawaii real estate, but not so. Only about maybe 15 pages of the entire book dealt with this topic and not in detail at all. The entire rest of the book was just how to buy and sell a home in general, nothing to do with Hawaii. Again, great book if youre completely new to real estate, otherwise, dont bother.
I highly recommend How to Buy and Sell Your Home In Hawaii.......2006-09-18
This is the ONLY BOOK OF ITS KIND AVAILABLE. It contains comprehensive information and usable strategies for success in one of the most popular and pricey real estate markets in the world.
The author is a practicing real estate agent in Hawaii, offering extensive professional knowledge and long experience to Hawaii residents and newcomers alike.
The book is highly readable, amusingly written, teaches by example, and defines "jargon" in the rare cases it is used.
It is aimed at "real people," average and actual home buyers and sellers, but is a valuable tool for agents as well.
How to evaluate real property in what is effectively a "foreign country" is detailed, explicit and critically important to those who may not be familiar with it.
There is also detailed information on mortgage loans - and how they differ in Hawaii - especially useful to first-time buyers.
The chapter "Only in Hawaii" gives newcomers a big head start on what they need to know to get into the market successfully.
It could well be worth many thousands of times its price.
And it was also fun to read.
This is a good book!
Great info for home buyers and fellow realtors alike.......2006-02-27
I recommend this book for both regular folk looking to buy or sell property in Hawaii and to my fellow realtors. There are facts, tips and inof the "lay person" can use and there is info for the realtor to use as info to help those who ahven't read the book.
Borrow a copy and read before your clients do or give htem as clients gifts.

Book Description
The housing market, like any other investment, has always had its ups and downs. But ever since it started its upswing at the beginning of this decade, the ride has become more thrilling—and more dangerous. One day, home values are skyrocketing and cheap money is up for grabs; the next day, houses linger on the market and interest rates rise alarmingly high. Home buyers and sellers are beginning to recognize that however the market moves where they live, they must be prepared to make smart housing decisions.
Written by veteran real estate reporter June Fletcher, House Poor teaches you everything you need to know to weather the ups and downs of the housing market, including:
- How to tell whether your hometown is likely to boom or bust
- When to take equity out of your house
- How to buy as a first-time home owner or as an investor during turbulent times
- How to protect your home investment
- When and how to sell your home
Today's volatile housing market could make you house poor.
This book will keep you house proud.
Customer Reviews:
Debt is evil.......2007-07-19
1. Avoid debt. Debt is evil.
2. Keep zero balance on your Credit card and avoid interest and fees
3. Avoid Home Equity Loans and Refinance Loans
4. Interest Only Loans charge more interest and are profiled as high risk borrowers. A interest only loan has a smaller monthly payment and combined with a principle payment, a home owner can accumulate more equity.
5. Zero Interest loans can be acquired by paying a higher asking price and more of a downpayment.
6. Never borrow a monthly payment that is 25% of income.
7. Interest Only Loans are often used to finance a second home
8. ARMs can adjust after a few years and reach 10%, don't be suprised at the low entry payment.
9. 40 year loans exist and have a higher interest rate than 30 year loans.
10. Be your own agent. House brokers want to sell product and not price.
Basic Overview.......2006-07-14
For those with little understanding of the housing market this would be a good primer. For those looking for more analysis of real estate and its impact on the economy you would be better served to look elsewhere.
Balanced Look at the Housing Market, With Helpful Advice.......2006-05-01
This book is not a full-blown economic analysis of the housing bubble. If you are looking for something like that, read "Irrational Exuberance," by Robert Shiller, or "Sell Now!," by John Talbott. Nor is this book a "buy now or you'll forever be priced out of the market" epistle. For that, see the National Association of Realtors and their spokesmen.
This book is a fair, balanced look at the housing situation today. It discusses the bubble, all right, but the book's main purpose is to provide advice to average Joes about housing issues. The first chapter is entitled "To Buy or Not to Buy, That is the Question." Fletcher goes through the cases for buying, renting, buying to rent, and renting to own, pointing out the risks in each. In the second chapter, Fletcher explains the myriad types of financing out there -- many of which I'd never heard of -- and explains what to watch out for if you do decide to buy. Subsequent chapters are devoted to when and whether to improve your home (and what to improve), flipping, foreclosures, and selling to international investors or buying property outside the United States.
Finally, someone has clearly explained the "1031 exchange," the Housing Affordability Index, and whether those granite countertops will pay for themselves. Fletcher writes from experience: she is the author of a Wall Street Journal column that gives practical advice to those in or who are contemplating joining the real estate market. Professional housing investors/flippers may not learn anything new here, but for the rest of us, homeowner or not, this book provides solid information and advice.
Disappointing.......2006-04-09
The analysis of the housing bubble in this book does not go beyond what is found in the general press. Save your money! We were looking for regional analysis of the housing bubble, likely scenarios as to how the housing bubble will correct, and how the correction will effect different housing segments (condos, started home, high end properties, etc.).
An Honest Book about the Volatile Real Estate Market.......2005-12-21
House Poor identifies the key issues consumers need to know to survive the current volatile housing market. The style is brisk and understandable, and the information is focused and useful. Unlike books that try to entice readers with promises of getting rich quick by investing in real estate, House Poor gives suggestions about how to invest prudently and warns readers about the dangers of becoming overextended. When activity in many housing markets begins to decline from its current unsustainable level, many people will wish they had read the advice in Fletcher's book.
