    This book not only describes detailed info about valid tax write-offs, but also has an insight into how to think as a Landlord. As a first-time Landlord, the book put into perspective why a repair can sometimes be better than a replacement and why. Lots of really good info if you don't want to pay for an expensive accountant! Highly recommended!

    Recently I purchased a rental property. I knew a little about tax deduction as a landlord. THis book gives you very detailed info and also gives you an examples after each topic so that you can understand how you can apply the info into your real life.     I am a law student at Yale Law School and my husband is an attorney. We own and I manage about 5 rental properties. This book is absolutely essential for anyone owning a rental property. Do not depend on your accountant as a substitute as most accountants will not know this kind of detailed information about real estate rentals (unless they specialize in it or maybe have their own rentals.) My accountant who has been in practice over 20 years did not know a lot of essential stuff which I had to guide him through(it may be time for a new accountant). If I had not read this book I would have been doomed. Because I can qualify for the unlimited deduction (not just $25,000) for rental losses, we have literally saved tens of thousands of dollars in taxes we would have otherwise had to pay on my husband's salary, legally, with the guidance of this book. I cannot recommend this book highly enough. It is written in a very easy to understand format and gives you almost all the information you need in one place. You cannot rely on others to properly arrange your financial affairs in this specialized area. By reading this book you will know how to buy, finance, and repair properties in ways that produce the most effective tax benefits. Consider yourself lucky that you are aware this book is out there and purchase immediately if you own rentals.

    This book gives you a good first overview, but you absolutely have to get a book on your state's regulations as well, especially if you live in a highly regulated state like Massachusetts. This book for example only gives you a vague idea on how to handle the security deposit, but Massachusetts state law is very specific and not following the rules precisely may cost you the deposit plus penalties.

    I am a landlord, and this puts all the pertinent landlord/tenant info under one cover. WOW! I borrowed this book from the library, and it's so good I had to buy it.

      I bought this book as a novice in the rental business hoping to find information that would get me started out on the right foot. I WAS QUITE DISAPPOINTED. I will not go as far as to say that this book is worthless; there are some useful tidbits of information that i found helpful, but there are other books out there that are so much better. I strongly suggest LANDLORDING, by Leigh Robinson (Ninth Edition or newer). It's available on amazon, of course.

      On reading this book no matter how much I tried to focus I found myself wondering whether the content actually related to my own situation in the Uk.

      I purchased the book looking for straightforward advice on being a landlord covering aspects such as legal implications, inventory advice etc. However from the information I read on site it was not clear that this was very much a book for those in the USA. Once I started reading it soon became apparent when it spoke of the different laws for different "states", forms with "zip codes" etc. Whilst the general information was useful I felt that I couldn't rely on any document or legal advice as this might not hold for the UK.

      A good read but I felt that it should have been highlighted on the site that it was for the USA

      As a landlord for over 30 years and teaching classes on the subject in two different schools, this is one book that I have found invaluable as a resource for wannabe and experienced landlords. Don't think you know it all no matter what you read, learn, experience... I'm still picking up tips and hints! Much of my curriculum was already covered in this book but still there was more to use and learning from each other is the way to go! Very happy to see this book on the market and in laymen's terms and with the prominent hints and smiles to make it easy reading.

Easty-to-read tables outline state-specific laws on returning security deposits and showing notices, to name a few. From apartment makrketing programs, how to show a rental, fielding and screening calls, and chekcing references, no step in the process is left out and all procedures are drilled down to the bottom line.

      Ms. Portman brings an expert's perspective on the law, but don't thinkt hat this is a dry read. Engaging text sprinkled with bullet points, graphics, and clever caution points, make this the best desk reference for any landlord. Perfect for the experianced but exasperated landlord [or] the freshly mined, this is a must-have rental resource.

      3 out of 5 stars Worth getting for the forms on cd-rom.......2006-11-03

      I find the forms included with the book on cd-rom to be very useful (they are included as both PDF and RTF files--you can edit the RTF files in any word processor.

      However, the book itself is mostly 'duh', and what it does say it repeats. The book could easily have been 100 pages shorter. Almost all of what the book says can be found in more concise form in a good book on landlording (such as Leigh Robinson's book 'Landlording'). Also, the legal issues of finding tenants and not discriminating are better addressed in Nolo's "Every Landlord's Legal Guide".

      So while this book is worth getting for the forms, it offers little information in the book itself that is not better said elsewhere.

      The California Landlord's Law Book: Evictions is a companion book that goes hand in hand with the Nolo title The California Landlord's Law Book: Rights and Responsibilities. In fact, the opening chapters of the Evictions book repeatedly remind the reader to refer to Rights and Responsibilities, not for the purpose of selling more books, but because landlord/tenant law is best addressed with an overarching title, and if you find yourself in the unfortunate situation of having to evict a tenant, you can pick up the more specialized title on that topic.

      I personally purchased the Evictions book when I had a non-paying roommate in my own home who refused to move out. I purchased this book after I had started the eviction process and seen the sheriff way too many times, and I cursed myself for not getting it earlier, because I found out that the law was more on my side that I had thought. Nolo taught me that the sheriff is often misinformed about the process of evicting a roomer (someone in a bedroom in your primary residence) versus that of evicting a tenant in a separate rental property. This book referred me to the relevant sections of the California civil code and penal code for situations with roomers.

      The book and accompanying CD have all the California law forms needed for the eviction process, as well as instructions for deciphering the forms, which is a formidable task on one's own. Personally, the most important chapter in the book was the one that guided me though the unlawful detainer trial process. The author described in detail all the facets of a court hearing, the relevant players, the methods for addressing the judge, the order of events, and so on. I went into my trial with confidence because I knew what to expect and I knew how to prepare my case.

      This book is well worth the cover price. The most important lesson to remember is that not following the unlawful detainer procedure precisely will lead to delays in resolving the issue (by getting rid of the tenant or getting them current on their rent). This title is one of the only ways, short of hiring legal help, that a lay person can ensure their documentation will be in order and the process will not be delayed any longer than necessary. Every landlord needs to own The California Landlord's Law Book: Rights and Responsibilities, and the moment a tenant is late on rent or troublesome for other reasons, landlords need to buy The California Landlord's Law Book: Evictions.

      This book is as weak as the last book. Unfortunately, my wife bought both of her books without reading the reviews. Big mistake...
      I read the book and it was basically a re-hash of her old book. It looks like she has quite a marketing arm behind her now though, as she is working for one of the big vacation rental websites now. Go figure. I guess they are making her publish the same junk, but with their spin on it. I also noticed that all of the super positive reviews for this book seem pretty fake and contrived. Watch out!

      Having read Christine's first book "How to Rent Vacation Properties by Owner," I was pleased to find that she had written another. After reading the Amazon description, the author's bio and the acknowledgements in the front of the book, I was sure that it was a sequel to the first book. Amazon even has a co-marketing deal where you can buy both books.

      I was greatly disappointed to find that most of the info in the book - down to the examples and quotes she uses - came straight out of the first book. Many of these were word-for-word. There's a few new ideas, but this really should have been marketed as a 2nd edition of "How to Rent Vacation Properties by Owner" than as her second book.

      In fairness to Christine, I have to say that the content of the book is still great. I just wish it wasn't a near replica of the first!

      I have been a landlord for 12 years. Every few years I purchase a revised version just to be sure that laws haven't changed that I should know about. This book is a must if you have rentals in California. It is very easy to understand, it has all the forms you may need on CD and can be referred to quickly when questions come up. I feel I am a better landlord because of this book. I have also loaned it to my friends when they felt that their landlord had not be treating them fairly. They also found it very helpful. I wouldn't be without it.

      I read through the book before renting my place, and it provided me with very useful tips on the legality of various aspects of renting one's place. It also had templates and forms which were very handy, in drawing up a lease, issuing a receipt or generating a checklist. I would recommend this book for any landlord, whether you are renting out one house or multiple.

      This was the only book I needed to become a landlord in California. With the included forms on CD, I was able to easily create a lease for my tenants and feel confident that I was doing everything legally. I read the relevant sections of the book and will keep it on hand if any rental problems show up. I am very satisfied with the book selection.

      If you're in the real estate rental business in the state of California you need this book to start out, survive, and thrive in this business. The NOLO books are written by lawyers for lay people.

      The "California Landlord's Law Book: Rights and Responsibilities" covers all ground and gives you more than a legal or business understanding of real estate rental (rare but detrimental scenarios and important topics are discussed, such as Discrimination, Self-Help Evictions, Landlord's Liabilities for Dangerous Conditions and Criminal Acts, etc.)

      This law book also contains all the forms you will need, both at the end as apendix and on a CD. The book is very thorough and every new edition stays abreast with the latest rental law changes in California. The only downside (unavoidable) is that every so often NOLO publishes a new edition thus somewhat outdaing previous ones.

      I don't know if California has more renters than other places or not, but the laws regarding the renting of property in California are far more numerous, strict, and difficult to understand than those from anywhere else.

      This book, written by practicing attorneys who also happen to know how to write in plain and simple English, describes the California laws from the standpoint of the landlord. This includes: leases, rental agreements, managers, credit checks, security deposits, discrimination, invasion of privacy, the landlord's duty to maintain the premises, and much more, things you might not think about if you are just thinking about renting the house you're moving out of.

      Some interesting chapters include how to deal with those few tenants who will inevitably try to invent bogus reasons why they were legally entitled to withhold rent, another makes sure that you, your managers and any other employees know and follow antidiscrimination laws and, at least as important, make it clear that you are doing so.

      This book is now in its 11th edition. Any book that's been around for eleven editions must have something going for it. And one thing is access to a web site that keeps you up to date with any changes in the law since the book came out.

      Finally there's a CD-ROM with the book that includes most (quite likely all) the forms you'll need to be in the rental business.

      This book is written succinctly about property management. There is no lull or fluff. As a real estate investor and developer, I've got notes all over the book as Melissa Prandi makes the uncommon common as there is a LOT involved with proper management. Managing rental property is not as easy as it sounds and the author sheds light and ideas all throughout.
      Buy this book as the smallest management correction may be your biggest savings. It was for me in having roommates fill out applications (big headache and dorm room prior).

      This book brings you back to the basics and then gives you tips GALORE. You can tell this book was written from first hand day to day experiences of being in the business daily. Her tips are great and I found quite useful. I think this book is a good one to keep nearby so when you forget the professional tips you can bring out the book to refresh your memory. I think this book is great for property managers and investors new and seasoned.
      I found this book easy to follow and great to refer to for all aspects in the business. You can read it and be familiar prior to purchasing property too.

      This book covers the basics with a few novel ideas. Many of the ideas are common sense. A property manager would do well if he/she followed the ideas in this book. I recommend this book for a first time buyer of income property. The book does have some information on the long-term strategic management of a portfolio of properties. Both new and experienced investors sometime lack that type of thinking.
