Book Description
This updated classic is unrivaled in its complete, single-volume coverage of financing real estate development
This thoroughly revised Third Edition of Construction Funding provides professional and student readers alike with the critical tools needed for developing any successful real estate venture. Using a case example of a 260-unit apartment development, the authors walk the reader through each project phase, offering invaluable guidance on raising capital, selecting markets, rating sites, securing insurance, creating joint ventures, understanding loan options, and mastering cash flow management.
Beginning with an overview of today's real estate industry, Construction Funding acquaints readers with various types of business organizations in real estate, including the advantages and disadvantages of each. An entire chapter in this first section is devoted to the most critical tool of them all: negotiation. The second section of the book provides a step-by-step outline of the typical development process from start to finish. Included in this section are guidelines for:
- Creating a pro forma that will make projects profitable, not a loss
- Understanding the appraisal-the key to financing real estate
- Navigating a loan application
- Correctly completing all required documents to close a construction loan
- Writing a commitment letter that can seal a $15 million deal
The final, third section addresses the mathematical and technical tools of construction, including chapters on forecasting cash flow needs, calculating the time value of money, and funding and feasibility problems. Also provided are appendices containing loan forms, interest rate tables, and valuable information on federal construction programs.
Written by a team of authors with broad experience in the construction and real estate industries, Construction Funding is the book to guide undergraduate and graduate students in construction programs, as well as an invaluable reference for professional developers, planners, and contractors.

Good if you're serious.......2007-10-20
This isnt a book for someone who wants to dabble in real estate investment. This is a book for big time investors (or people who want to be big time.) It is great if you're looking at large projects like apartment complexes, and it's well written.

What a Phenomenal Job!.......2005-04-14
I read construction funding, prematurely perhaps, as one of my first ever real estate books - and I loved it! The book takes the reader through several once-real-life scenarios and explains the construction process step by step. I think that both ambitious beginners and more seasoned loan officers and developers would benefit from reading this book.
MBA student.......2002-03-05
Very interesting book; very easy to read.
As a small real estate investor I found it very helpful in understanding many of the ins and outs of real estate and financing, especially on the scale i would like to grow to.
A first class book on Real Estate Development.......2002-02-05
The third edition of Construction Funding by Nathan S. Collier et al is a remarkable demonstration of insight and expertise. Collier and colleagues provide an exceptionally lucid description and analysis of the process of real estate development that is accessible to non-experts while being authoritative at the same time. In addition to being an excellent text for students and others interested in careers in real estate development, this book serves as essential background for all those whose responsibilities include any part of the development process.
Book Description
The Appraisal of Real Estate provides readers with a solid foundation for a broad and substantial understanding of real property valuation, with detailed information on appraisal theory, highest and best use analysis, land value, valuation procedures, and the preparation of appraisal reports.

A Requirement for Future Appraisers, Yes, BUT.............2006-03-02
If you are planning on taking your local state appraiser's exam, you no doubt will be required to purchase this text. It is, for better or worse, a "standard" in the industry. Unfortunately, as a professional educator with 17 years college teaching experience, I can honestly say that this book is incredibly verbose, repetitive, and badly organized. This 600+ page tome could EASILY be reduced by 50% (or more) without losing ANY necessary/vital information. If you have ever had to read a book on managment or education, then you KNOW what I am saying here. For published works on real estate appraisal that are concise, to-the-point, and not mind-numbingly boring, look elsewhere........
Book Description
Using an effective blend of theory and practice, this best selling textbook provides a strong foundation for understanding today's ever changing appraisal marketplace.

It's a toughie........2005-12-08
This is the text book that was assigned to my class, and I am taking an at-home course. I don't know if these guys are covering everything or not, but I can tell you this: they sure don't know how to write clearly. Sentences are long-winded and convoluted. I read each sentence over and over just trying to figure it out. I am taking notes by re-writing every paragraph. Appraisal school is difficult enough without having to decipher and translate the textbook into plain English. Today's example:
"The amount of the expected annual 'effective gross income' from the property, estimated by subtracting aniticipated vacancy and collection losses from potential gross income".
I translated that to:
"Effective Gross income equals potential gross income minus (anticipated vacancy + collection losses)."
It makes for very tedious studying.
Great book for new appraisers.......2005-10-10
I have been working as an appraisal apprentice for 3 months. I have read 3 different books and this is the most concise and clear.
I Used Mr. John Tirone's HP-12C Real Estate Book to.......2004-04-05
I enjoyed this real estate appraisal book. However like just about every real estate appraisal book I have seen, the Williams and Ventolo book could use better supplementation on the HP financial calculators so I used a book recommended by one of my classmates, "Professional Real Estate Problem Solving Using the HP12C" financial calculator. This book is written by a Mr. John Tirone, a real estate instructor and attorney from Michigan. I heard that Mr. Tirone supports his books but I was skeptical until we called him with questions on using the hp12C in some of the real estate appraisal problems experienced in our class that used the Williams book.
If your appraisal course requires the William and Ventolo book, try to get a used copy from amazon since theer are lots of these books in the system. If you want to have extra help with the hp calculator, consider the Tirone book on the HP12C. amazon carries the book; this book is worth the money and if you need help Mr. Tirone will help you. His book is a win-win for the student of appraisal or real estate in general.
Excellent text, lousy index.......2004-02-19
This book was required reading for two different course-series I completed last year: real estate appraisal, and real estate broker. Of all the books I had to read (10 total) this was by far the best. Very well written, and it covered the subject matter very well (I wish I could say the same for the broker courses I took -- will have to re-take the state exam a second time because of that...).
One major flaw in the book though: the index is pathetic. I'm currently preparing for the state exam, and when looking to review particular words/phrases/concepts, the index is nearly useless. Was the index computer-generated by some software with a lousy algorithm?
Anyway, it's a great book for the student. But I worry that the lousy index will greatly reduce its usefulness as a reference text when I start work.
Good Start.......2003-05-27
I am a REALTOR, not an appraiser. I bought this book to give me a better understanding of how appraisers arrive at their conclusions.. to better price property or determine if a listing
I am going after will be over priced and not worth my time. As
with all books I learned things I did not know. Worth my money.

Questions and Answers to Help You Pass the Real Estate Appraisal Exams.......2005-07-19
Excellent review for taking the Real Estate Appraisal Exam, it covers all topics at the proper degree of difficulty.
I TOO USED MR. TIRONE'S HP-12C BOOK TO STUDY FOR THE EXAM.......2004-03-25
I purchased as much material as I could to help me through the appraisal certification exams, especially so to help me through the books I had to buy! It semed that I kept getting deeper and deeper with each book I purchased, the reviewed book included. I then saw one of my classmate's book on the HP12C, written by a Mr. John A. Tirone from Michigan. I purchased this book and used it to supplement the calculations in Mr. Fisher's questions and answers book as well as his Income Property Appraisal book.
The Tirone HP12C book was clear, comprehensive, and as said by others who have commented on Mr. Tirone's books, I was able to call him with questions on how to solve various income capitalization problems and also on how to fine tune my understanding of the Hewlett packard HP12C financial calculator. To my thinking, every appraisal text I have seen is deficient in assisting us students with the calculations on the HP finance calculators. Mr. Tirone's book and his giving no-charge approach to supporting his books and the topic are essentially lifesavers for most of us.
I used Mr. John A. Tirone's HP-12C Book to get me through th.......2004-03-13
I used Professional real Estate Propblem Solving using the HP 12C to get me through this confusing book as well as help me get through "G1" and "G2" appraisal's computations materials. What stumped me was the lack of clarity in the Fihser Tosh book as far as computations. for coverage of the HP12C it was a lifesaver to have Mr. Tirone's HP-12C real estate book. Mr. Tirone was helpful as several in our class called him for help while trying to absorb the confusing aspects of the Fisher/Tosh book. Mr. Tirone should write a book like Questions and Answers... or team up with the likes of the authors of the reviewed book.
One example in the Tosh book shows a calculation using a terminal value-sales price of $10,000 when it should be $100,000. This gave us fits and I could not figure the problem out until I called Mr. Tirone and he showed us how to do the problem.
Didn't feel like it helped much but I did pass.......2002-03-31
I was nervous before this test and I went through and answered every question in the book. The actual test seemed to ask significantly different questions. The result, however, was I passed with over 90 percent. Can you argue with that? It must have helped.
Don't waste your money if you already have the yellow book.......2001-08-26
If you already have the yellow book "Questions and Answers to help you past the Real Estate Appraisal Exams", don't waste your money purchasing the new book that was put out in 2000. It's the same book - just copy written in October of 2000. I made the mistake of thinking that there would be new questions since 1994, or the questions would at least be asked in a different format, but they are not. Word for word they are the same. So save your money if you already have the yellow book and just study it a little bit harder!

Book Description
Seven out of every 10 millionaires have made their money in real estate investment. But, unlike many real estate investors, the truly wealthy focus on commercial real estate, specifically multi-units (apartment buildings). Yet, investing in apartment buildings can be a daunting proposition for many would-be and seasoned investors. Gregory D. Warr, Wall Street trader, real estate investor and nationally renowned trainer, demonstrates how the benefits outweigh the risks – there is less competition, fewer limitations in the market and better turnover necessary to make money for multi-unit investors. He has built his profitable real estate portfolio from the ground-up using his own proprietary strategies for investing in apartment buildings. In his book, Make More Money-Investing in Multi-Units, Warr outlines the process for acquiring apartment buildings and managing a successful business investing in commercial real estate.
Drawing from his success, you will learn to:
• Identify the best markets to locate properties with the greatest potential for success
• The process that determines what properties yield the greatest returns •Acquire buildings with little or no personal capital
• The three best structures to negotiate an offer
• The 1 team member that will make or break your investing career and how to find him or her
• How to help others and communities by giving back
Customer Reviews:
Yuriy Z.......2007-05-25
This is a great book for an investor who is new to real estate or for a real estate investor with some experience like me who is serious about real estate and understands that to be very successful, learning from seasoned, very successful investors like Gregory Warr can give you a huge advantage and help enormously in achieving the goal. For those of us without rich dads, being able to learn about "tricks of trade" straight from the source is invaluable.
I read the book from cover to cover on the day when I bought it. The book is easy to read and full of valuable and practical recommendations such as: invest in low- to middle-income housing as more people are looking for low- to middle income housing than those who are looking for high-income housing. Mr. Warr shares some insightful ideas about financing of properties, structuring the offer and negotiating, and managing multiunits. The book bursts with energy, which is very contagious.
It clearly shows that it is possible to create wealth and stability investing in multinunits and guides you how this can be done. The best part is that Mr. Warr shares a lot of his personal experience, so his examples and recommendations are very convincing.
After reading this book, I felt like a new door is now open for me. I am looking forward to closing on my first multiunit.
So Easy, My 11 Year Old Understands It!.......2007-05-02
When I start in a new area of business, I am always afraid that I will pick up a book that is way over my head. This book really IS an easy to understand,"Step-by-Step Guide"! The glossary in the back of this book is worth as much as the rest of the book. I highly recommend it to anyone who is interested in Multiunits. Also, if you get the chance to sit under Greg's teaching in person...DO IT!
Great information easy to follow.......2007-02-27
I have read and followed the steps in Greg's book and have purchased my first multi-unit property.
The book is written in a simple format and easy to follow the steps to purchase multi-units.
Read and take all the pointers and buy units --it is the way to financial freedom.
Light reading .......2007-02-26
I've read a bunch of real estate books since I bought my first apartment building in 1975. This is a light weight book for beginners with no real examples of actual deals made by the author. That may be fine for single family houses that any amateur can buy and manage in his spare time. When it comes to buying a 25+ unit apartment building for a million dollars or more, you better know a lot more than anything in this book. The book makes references to a web sight that seems to be abandoned, making mention of upcoming events that were six months ago.
Most Amazing Book on How to do apartment buildings!!!.......2007-02-03
This is the most amazing book on teaching how to do apartment buildings. God Bless Greg Warr for sharing his insight and thoughts in an enjoyable fashion. Must read for anyone who does anything with Apartment buildings, no matter what level you are in.

Good Title... This book is BASIC.......2005-01-07
This is a college level textbook for complete beginners in the field of Real Estate and specifically Real Estate Appraisal. As such, it gives a nice overview of the profession and of appraisal techniques and not a whole lot more. To get more in depth to the level of feeling professionally competent, you will need to add on with other books and classes. But this is a very good start.
Some other books are better than this one.......2004-03-09
I don't know why colleges use this book as a required textbook. This book is DEFINITELY not a good book for someone who is new to real estate apraisal. The book did't explain things very clear especially some very important things like "Highest and Best Use". There are some other book that explain the real estte concepts better than this one. You definitely will not pass the real estate appraisal exam if you only read this book
RE Appraisal.......2001-11-14
This is a great book that is used in some of the colleges for textbook. It explains the fundamentals of real estate appraisal by using pratical examples which we may experience everyday. In addition, it clearly shows the calculations, number by number with detailed explainations to make the readers easy to understand the concepts. It really helped me a lot in the real estate business.
