Helped ME pass the test........2004-10-26
This is an excellent general introduction to the principles of California real estate. I passed the broker's exam on the first try with no experience as a real estate salesperson and no cram course. This book was a great help in preparing for it. A large percentage of the test questions deal with the principles covered in this book.
Horrible explanations.......2003-01-28
This book is not a very in-depth book on the principles of california real estate. It covered topics only very breifly, and really sped through them with not a whole lot of explanation. I would highly advise buying a different book if you intend to pass the CA Real Estate Licensing Exam.

Did what it was supposed to do.......2005-02-06
I sold my house in San Francisco without a broker (my first house sale). The buyer actually drew up the sales contract but this book helped me understand who should pay for what fees.
The only thing that this book lacked that could have gotten me in trouble was that it failed to mention a San Francisco-specific report called the 3R report (the City issues it to list all permits that it has issued for the property). Fortunately I had a friend who was a realtor who checked to make sure I had all the forms.
Want to save a LOT of Money.......2003-10-20
I bought and read this book. I was then able to sell my house in San Francisco without using a listing agent, saving $15,250.
Needless to say, this is a book that MORE than pays for itself.
In fact, this is an important book to read even if you decide to use a full service real estate agent and not try to sell it yourself. When dealing with real estate transactions, honesty appears to fall by the wayside. This book will educate you for the pitfalls you will be facing.
All the Info You Need!.......2001-01-24
I had a bought and borrowed a few for-sale-by owner books in order to help me sell my spec houses, but was always very disappointed with how and general and vague they were. This book, however, told me all the info I needed in a very easy-to- follow, step-by-step format. I really feel like I totally understand the process now, thanks to this book. If you follow all the advice and suggestions, you will definitely save thousands on realtor fees.

Must Read This Book If You Must Fully Understand The Industry.......2006-06-04
This book shows thorough research. I feel confident that I know about the industry enough to venture out even further - owning my own brokerage... I currently originate loans as an independent loan officer who is disturbed at the level of professionalism and support that many brokerages offer. This has not only given me further insight into the industry but provides strategies for success. And, who better to get it from but people who have been there, done that, and succeeded. If it is knowledge you need, then this is it!
Only good if you can read it........2003-09-08
I can't image how a well know publisher like South-Western could mess up this badly. I have perfect 20/20 vision and have read countless textbooks in my life - that said, I can tell you that this is an exceptionally difficult book to keep focused on - literally! My eyes begin to strain and ache after 5 min. of reading, primarily because of the poorly chosen typestyle and typesize.
There may be valuable information in here - but I'm going to find it elsewhere.

I did not have the time or inclination to pay for one of those cram courses. I used this disk at home on my computer and I credit that use to my passing the exam easily. I took the required Real Estate Principles course and then I used the disk -- all ten tests and started on it again -- got through another four tests before the exam. This will prepare you.
I beg to differ ..........2004-07-17
I purchased this CD along with other exam preparation materials. I found it a very helpful addition to my study plan. The exam questions were very similar to the actual exam (which I took and passed). The truth is, there is a limited universe of questions the California Department of Real Estate uses on the broker exams. These questions were a bit more challenging than the actual exams, and a bit more in-depth than the other review material I purchased. You won't pass the test JUST using this, but it's worth the investment!
Go online before wasting money.......2003-05-16
This CD is [bad]. It contains 5 exams, totaling about 1000 questions. At first glance, that looks pretty good. However, the testing interface is very cludgy and hard to use, and the tests are not randomized. In other words, every time you take an exam, you get the same questions in exactly the same order! What's the point in making a CD-based training if you're not at least going to randomly generate the exam from the 1000 or so questions you have on the CD?
Instead, the author basically took 5 paper exams, stuck them on a CD, and charged [money] for it! Save your money. There are much better broker prep materials available online, in most cases for free. If you're really convinced that you want this author's "CD", email me and I will sell you mine for 1/2 price.

This book is dated; the law changes at least one a month, sometimes more often. Your examiner doesn't live or work in the past or regard out-dated laws as useful tools for business. You will never know what is current, right or wrong when you trust a dated law book. NO. NO, NO, NO, GET SOMETHING NEWER.
A Must Have for Your Real Estate Library.......1999-11-19
I started in commercial real estate as an income property sales person, after getting a degree in real estate finance. I used this book while I studied real estate law in college, to pass my real estate exam, and to use anytime I had a need during my time as an agent. Today, 16 years later, I am now an active full time investor, and train other investors my successful techniques and strategies. This book is one of my top ranked "must haves" for any real estate investor. It quickly answers those legal questions that constantly come up. Plus, it helps me ask better questions to my attorney, when I do need his advise. It's paid for itself 1000 times over.

I baught this book at first just so I can see how I would feel about getting into real estate. Let me tell you, I studied the book, took the C21 course (we went over the same material that was in the book but rushed through it in class)then took and finished my state exam in a little over a half hour (3-31/2 hour test if I remember correctly).
Believe me when I say, this book helped me a lot. I don't think I would have past the state exam with just taking the crash course.

I am about to take my exam and I am quite confident thanks to this exam book by William Pivar. I was not able to find the companion that can go with this book according to the Introduction. I think it would have made it even easier to learn.

This book is a rigorous study book. And it is a lot less expensive than taking a cram course. It is the only thing I studied and I passed the first time!! Now I just wish there was a companion book for the Broker's exam!!!

Perfect information book for anyone trying to understand financing or is in the mortgage or real estate business.
I Used Professional Real Estate Problem Solving Using the HP.......2004-11-30
I used the HP-12C financial calculator instead of the TI Real Estate BA calculator with this book. One of our agents who is studying for the broker's exam used my HP-12C along with Mr. John A. Tirone's excellent "Professional Real Estate Problem Solving Using the HP-12". The Tirone book covers more than enough to get one through the california real Estate Finance book, and you can do it easier with the HP 12 C, at least that is my thought on the matter.
One problem which gave our agents trouble was on page 354 of the California real estate finance book. It is an bi-weekly loan payment problem: the example in this book is exacly the example that Mr. Tirone has in his HP-12C real estate problem solving book (a bi-weekly loan with $100,000 PV, 10% annual interest rate, amortization-loan term of 360 months!). However, the answers are different! Who is right? Whose is wrong? we called Mr. Tirone to go over the problem and he gave us a Finance Lesson, true to form we hear! Result is we know there is a typo in the term of the bi-weekly loan on page 354; not a big problem, off by just a little bit. Again, Professional Real Estate Problem Solving Using the HP 12C rules the day!
