5 out of 5 stars Awesome help with home buying and sales!.......2007-01-06

Vitt's book has been a tremendous help to us with the complicated and emotional process of buying and selling our homes. We knew we wanted to move, but each of us had very different ideas of what the "perfect home" would be like. Our differences sometimes seemed insurmountable. Also, it was often hard to understand why we were looking for certain characteristics in a home, and why we wouldn't compromise. Fond memories of homes that we had loved mixed and collided with current and future needs. For example, one of us wanted a wooded lot on a quiet street above all else; the other didn't care about location but wanted the home to be big enough to meet our need for interior space. We couldn't find a property that suited us both; how could we resolve this potential pitfall? Ms. Vitt gave us a structure for examining our motives and hopes, as well as a way to resolve our differences and find a home we can both love.

Also, the financial aspects of the decision-making process were important, and "10 Secrets" gave us a very clear path for avoiding potential financial disasters.

A home is so important, both emotionally and financially. "10 Secrets" gave us the tools and information we needed to navigate our way to successfully buy a home.

Also, we were so impressed with Vitt's book, that we gave a copy to our realtor, who frequently has to negotiate between couples, as well as between buyers and sellers. A Must-Buy for Realtors, too!

Have given copies to friends who are thinking about moving. Great gift.

Well-written, well-organized, an awesome book!

5 out of 5 stars Yippee!! I made the decision..........2005-01-25

to stay in my house! Having recently gone through a divorce, and somewhat uncomfortable with my neighborhood, which has a very different demographic from mine, I struggled with how I could manage the house on my own, and finance numerous small and large repairs without taking on too much debt.

After taking the quiz, I realized that the financial stability of my house is the most important factor I needed to satisfy. Once I realized that...it was much easier to invest a few thousand dollars to update the furnishings and to make the house more like a home that reflected my personality. I was also able to take on additional debt to make some costly, but necessary repairs, such a new foundation and sewer line. In doing so, I found a way to restructure my entire debt load that allows me one smaller monthly payment, leaving me with a greater monthly cash flow.

I can honestly say that I wouldn't have had the courage to undertake the repairs, and take on the additional debt, if I hadn't read this book. Having a clear insight into my issues surrounding "home" and understanding more clearly my emotional profile, I was able to make my need structure work in my favor, instead of against me. Without this book, I would probably have sold the house at a discount, and made another, equally unsatisfying move.

5 out of 5 stars Housing and Happiness.......2005-01-05

I purchased this book on the advice of a friend. After determining my housing profile I purchased ten additional copies as holiday gifts for colleagues. This book is the first of it's kind and will assist you in understanding how your housing decisions are made and how to make your home a place of happiness and not only financial but emotional security. I found myself highlighting passages as I went along for quick future reference. I would highly recommend this book to anyone - no matter what your living/financial situation.

5 out of 5 stars Housing Decisions.......2004-12-28

At last a book that entertains you while giving solid information. I especially like the way this author uses flesh and blood real people to illustrate her points. I'm halfway through already in one day --maybe I'll write another when I finish it.

5 out of 5 stars A Remarkable Effort.......2004-12-27

I have worked with Dr. Vitt for many years, and I am always amazed when the final product arrives. This book is just one of many of the remarkable things she has written, but this book alone has been the greatest help to me in deciding to refinance my home, an idea I had been toying with for a long time. After rereading it for pleasure and learning, rather than editing, I have learned a great deal more about the dynamics of buying, selling or refinancing my own home, and for this I am grateful to Dr. Vitt. This book should be a great help to anyone who is considering any kind of housing change.

Book Description

How to Succeed in Commercial Real Estate is a comprehensive, practical book for those considering entering the field of commercial real estate, those just beginning in the business, as well as experienced brokers and sales managers who want to evaluate and strengthen their current strategies—especially those related to listings, negotiations, contracts, and sales.

The author provides a straightforward overview of the business of selling commercial property, including coverage of the four main specialty areas -retail, office, industrial, and investment—as well as crossovers and emerging specialties. Rather than pumping a "get rich quick" approach to selling, the author shows brokers that they don't have to sacrifice integrity and ethics to remain competitive and deal oriented. The book includes detailed coverage of

• Choosing a company and a specialty that's a good fit for you.
• Sales strategies and sales points specific to commercial real estate, including practical suggestions for countering other brokers.
• The importance of focusing on exclusive listings, how to find and get the best prospects, and the most effective strategies for marketing the property.
• Standard parts and points of negotiation for contracts and forms, including earnest money agreements, leases, options, listings, counter offers, and fee schedules.
• Rent and how it is calculated and quoted, including triple net, modified net, gross, and full service leases.
• Technical knowledge including agency, law, appraisal, taxation, zoning, surveys, environmental investigations, investment analysis, risk comparison, exchanges, financing, and property management.
•The pros and cons of going independent and how to decide if it's the right move for you.

Written in an engaging, straight-talk style, the author shares a wealth of other practical knowledge reaped from 30 years in the business.

Customer Reviews:

5 out of 5 stars Great book for a primer on commercial real estate.......2007-09-01

Don't be mislead by the introduction to the author at the start of the book. The author appears to have been a professional student in his younger days, who had no idea what he wanted to do in life. He has two liberal art undergraduate degrees from two different colleges with a major in philosophy, then he started to work in his dad's commercial real estate firm. I thought oh boy! Do I really need to waste my time on this book?

The book is an excellent primer for those who might be interested in selling commercial real estate. It would even be a worthwhile read for most residential RE agents. It covers many areas which could transfer knowledge to residential agents. While I can see some of the reviewers would be disappointed because it includes many basics in real estate a person considering entering the field should know and gives them a feel for what it's like to work in the field. The author has a variety and good understanding of the entire field of commercial RE, as has had many management positions within the field. What more this isn't book written by someone who has never been in real estate. There are plenty of those books in the market place. Likewise this is not a book about how to get rich quick, which are plentiful in the market place.

Is the book general - yes! Is it informative - yes! Is it interesting reading - yes! If you're a pro in commercial real esate with over ten years experience it's not the book for you.

5 out of 5 stars Informative.......2007-08-24

I would say the book was pretty informative and relatively insightful. It seems there are very few good books on commercial real estate brokerage - and I would recommend this one.

The book is a good broad brush of concepts...if you hunger for knowledge about commercial real estate, this is a good book.

5 out of 5 stars Superb !!.......2007-03-02

As the title and description clearly indicates , this books teaches you the way to make it to the top in commercial real estate brokerage by someone who "has been there" in the ultra competitive (and many times cuthroat) world of commercial brokerage ; This type of education is a must if you expect to make it. As a mid level producer , i already started to use some of his advice and it has helped me to jump to the next level and if you want to make the best of it i recommend you read it twice. You will grow your career by leaps and bounds !!

2 out of 5 stars Should be titled "How to Succeed in Commercial Real Estate BROKERAGE".......2007-02-12

I was disappointed with the book. I expected a book that would describe how to succeed in commercial real estate for someone wanting to buy and lease out commerical properties. This book hardly touched on the topics I wanted to learn about, such as what makes a property a good investment, how to do due diligence on a property when considering it for purchase, tips on finding a good investment and why it's so hard, pros and cons of development vs buying an existing building, etc. I would have appreciated if the front cover would have made the target audience clearer. Read the table of contents carefully before making the assumption I did!

5 out of 5 stars Definitely worth the Read.......2007-01-26

This book maintains a no-nonsense strictly business approach to commercial real estate. The author has some *VERY* good points on countering your competitions sales pitches, and this alone is worth the read. Aside from the fact that the book has well developed chapters, clear concise writing, and few if any mistakes.

This may be the best comprehensive guide for home buyers. Home Buying for Dummies is coauthored by Eric Tyson, author of several other books in the For Dummies series, and Ray Brown, a long-time real estate professional. Like other books in the series, this one is an easy and even entertaining read. But it does not gloss over details in pursuit of simplicity. Home Buying for Dummies covers all the bases, providing clear explanations and reasonable judgments on how to select a mortgage, hire a real estate agent, find the right house, and negotiate a good deal. The book goes further than most in providing helpful, specific information. For example, in discussing ways to save money for a future down payment, Home Buying for Dummies even includes the phone numbers for various mutual funds appropriate to different investment time frames. --Barry Mitzman

I was hoping that by reading this book I would be able to buy a home on my own without a realtor, however, although truly informative, I doubt that it provided me with enough information to be that independent. Definitely a good book, but needs to be back up with other sources.

Customer Reviews:

3 out of 5 stars Decent investment book, but overly optimistic.......2007-08-18

The basic investing information in this book is solid, the problem is that the plan for gaining wealth is overly optimistic for many areas of the United States. Larry bases his wealth building plan on very fortunate appreciation that he experienced on his first investment property. Then as the plan is taught you refinance that first property after one year and use that money to buy another property. In Orlando, FL (where Larry bought his property) around that time the appreciation was 25%, but what about the least appreciating cities like the one where I live at 3%? Then the wealth building plan that Larry talks about goes out the window.
I thought the best part of the book was the info on closing, ideas that I have not reading anywhere else. Word of advice, skip over the property management chapter, the weakest chapter in the book where Larry advocates screening tenant by using your "gut". That is a recipe for disaster.

5 out of 5 stars WOW!!!!!!!!!.......2007-08-16

Strongly recommend reading this book regardless of your level of expertise. I've learned, been motivated, and have a better insight of investing in income properties. Very simple to read and understand.

5 out of 5 stars Great Book.......2007-08-08

The author is very knowledgeable, very honest with the subject because he actually practices what he preaches.

4 out of 5 stars Definitely Worth Buying.......2007-08-06

I brought about 3 books on real estate investing. I, too, have a three apartment building and a small investment property. When I look back a few years ago, I wish I actually have read this book to evaluate the potential purchases. I did okay in the end, but having to know the concepts and the GRM (Gross Rent Multiples) was the simplest thing to understand and only consistent way for me to compare investments properties. Other books tell you to compare the recent comparable sales, the replacement cost, building cost, etc to come up with the right figures. Frankly, those 'tools' mentioned in other books were not as useful as the GRM method mentioned in this book. The author also explains how the GRM changes, depending on the neighborhood and the locations. So, having that knowledge, I am able to compare properties very quickly to weed out the ones that I do not want. Once I have narrowed down the list of potential properties, then I can use the other methods to do the detailed analysis. I feel better now that I can now compare apples to apples. The sections toward the end were skimpy, but the overall value of this book is great. I recommend to a novice investor, as well as someone like myself who has been in it for about 6 years and still have a lot to learn.

4 out of 5 stars Basic Read.......2007-08-02

Great book for beginner investors who want the basics of multi-unit investing. There are a lot of strategies that can be learned from his experiences.

This book would go great with another book I read called Bubble Proof: Real Estate Strategies that Work in any Market by Tonja Demoff. She has such a great attitude and spin on real estate investing.

Customer Reviews:

5 out of 5 stars Comprehensive book with great tips.......2007-05-06

Even though we recently had a Realtor walk through the house and make suggestions on minor improvements, I bought this book in case there were some things she didn't mention. The book is easy to read and nicely organized. It explains how to target your house to the buyers it will likely attract and how to how to look at your house from a buyer's perspective. It also includes a brief section on the selling process.

The book explains that a seller should make minor structural and cosmetic repairs, which any Realtor will tell you. But it has a handy checklist of all parts of the home to go through. It then delves into how to de-clutter and how to "stage" the house for selling. It also includes a checklist of things to do before anyone sees the house. As someone who has recently looked at several houses on the market to buy, I can attest there really is an emotional hook that some of this staging provides. These truly are inexpensive or free things (such as putting a bowl of fruit out, playing soothing music, etc.) that can subliminally attract a buyer. The suggestions are tailored to people with all budgets for fixing up before selling. It does not suggest major upgrades but suggests things like repairing broken bathroom tile as opposed to retiling the entire bathroom. Some of these things are no-brainers, but it was helpful reinforcement from what the Realtor said.

There is a section on how to market the home and explains estimated costs. It also explains what happens when the house is in escrow and what needs to be done in a short timeline. It explains how to keep the buyers motivated and calm while still getting what the seller needs out of the deal.

One of the best things about this book is that it repeatedly encourages the seller to put things into perspective. Yes, the idea is to sell the house as quickly as possible and make the most profit, but this book shows the pitfalls about haggling over $100 and how it can make prospective buyers walk away from a deal.

This book doesn't contain any miracle advice and some of the advice is obvious. However, it's an easy read and an inexpensive book that will probably end up helping sellers make more money at selling time. I would recommend it for anyone who wants to understand the real estate process and maximize profit without spending an inordinate amount of time or money.

3 out of 5 stars I am not sure if I trust this guy.......2007-04-17

Here is Ready Set Sold! in one sentence: Make your house look like a model home before you put it on the market. That covers chapters 6 through 12, and is heavily emphasized in all of the other chapters as well.

Of course, making your house look like a model home probably means spending thousands. I know it's going to for me, even for my modest place. Corbett's mantra is that the more you do to make your house a model home, the more money you'll get when you sell it. The amount that you put into fixing the place up, with painting, new furniture if necessary, and a zillion other details large and small, will more than be made up for by the eventual selling price that you can command.

Hmmm...but is this really true? I don't know. I'm in California and everyone I talk to, including realtors, tell me that just about the ONLY thing that will command a higher selling price is a room addition (impossible for my house). Everything else is just wasted money. That doesn't mean you shouldn't clean up clutter and make sure things look nice and spiffy, but spending thousands of dollars on new furniture, cabinetry, and so on is unnecessary.

I'm not sure I buy into the gung-ho "It will cost more up front, but it'll all pay off in the end!" mantra that this book feeds you constantly. Welcome to hear any comments from people (especially in CA) that have actually followed this book to the letter and ended up with verifiable results.

5 out of 5 stars One-Stop Selling.......2007-03-07

This is the ONLY book you'll need to sell a home sucessfully. Period. Corbett's blend of humor and personal stories make for a fun read, and he's got an enormous repertoire of ideas that will help you do exactly what the book promises: sell for the most money!

4 out of 5 stars Great Handbook for Selling Your Home.......2007-03-07

This book is great and an easy read! It takes the mystery out of selling your home by explaining what to do and what to expect step by step from the beginning to the end.

For many of us, the single biggest financial transaction is buying a house. Even more significant than the hefty down payment we fork over is the 15- to 30-year mortgage that needs feeding every month. If you have this much at stake, a little knowledge can go a long way, which is where Eric Tyson and Ray Brown come in. In Mortgages for Dummies, Tyson and Brown (who also wrote Home Buying for Dummies and House Selling for Dummies) provide a comprehensive introduction for anyone who is contemplating a mortgage. The book tells you how to evaluate your creditworthiness, determine your borrowing power, and shop for a lender, as well as covering the various types of loans. The authors also devote a section to refinancing and discuss what you should consider when prepaying a loan. They include amortization and remaining-balance tables, and a useful glossary. Whether you're a first-time home buyer or are just looking to refinance, you'll find this a valuable, easy-to-use guide. --Harry C. Edwards

3 out of 5 stars Good For Starters.......2007-05-22

The book touches on the very basics of buying a home. Lots of industry terms defined - this solves a communication barrier to often seen in this industry. Often times, some lenders forget to check the literacy of there clients and breeze through the whole process without defining some key terms. With this book, loan officers/brokers/agents and clients are on the same page.

First time buyers who read this book will feel a little more confident, especially with reading articles and books pertaining to buying/investing in a home.

5 out of 5 stars Saved me a fortune!!!!!!.......2007-05-01

This book saved me about $22,000 when I purchased my house. It prepared me to know what to look for and what to ask for when searching for a mortgage! I had purchased the home buying for dummies book and while reading that I learned I needed to know so much more about the financing aspect. Since it was my first home purchase I was clueless. This book walked me through and helped me discover what my personal needs were. I found my dream house, a perfect fit mortgage, and closed all in 2 weeks. AMAZING!

3 out of 5 stars very little substance.......2007-04-29

As a first-time homebuyer, I was looking for some in-depth knowledge of mortgages. This wasn't it. It gave a very broad overview and told me very little that I didn't already know. It is fine for the true dummies out there.

5 out of 5 stars Loan Officer Info.......2007-04-04

This book was wonderful to read even though it is geared toward the person buying a mortgage, and I am a loan officer, that sells the mortgage. It had numerous terms spelled out so they could be easily understood. It marked off warning signs of things to stay away from. I feel this book will be in my desk for use constantly.

5 out of 5 stars Good Background Information.......2007-09-20

This material is good basic information for anyone wanting to get started in buying potential foreclosure properties. Begins by explaining basic terms and processes - eg. mortgage foreclosures lead to Sheriff's Sales, while Deeds of Trust lead to "Trustee's Sales" and lack a redemption period (owners can buy back their property during this period, leaving you with nothing to show for your effort, though you do get your money back).

On average, foreclosure buyers have 90 days + 20 days publication time to work a deal with the homeowners. Buying from onwers prior to foreclosure also eliminates the redemption period. FHA and VA loans are much more likely to be assumable.

Buying at auction means having to contend with competitors, an inability to inspect the property prior to bidding, and all sales being final. After foreclosure one is less likely to get a good price, it is harder to inspect the property (utilities probably turned off).

Finding foreclosure properties is eased by looking in public records for "Lis Pendens" (judicial process) or the "Notice of Default" (non-judicial process); there is also the later Foreclosure Auction notice. Other sources include looking in the newspaper of record and/or the County Recorder database. Still other sources include divorce proceedings (likely problems with the lawyers involved), probate filings, FSBO listings, Internet sites (eg. foreclosure(s).com, street signs, Internet ads.

Author also recommends a full title search ($100-$350), and contracts written "Subject to" eg. inspections.

5 out of 5 stars Very good for beginners.......2007-01-22

The book's strategy offers a simple method for identification for properties, including how to approach owners AND lenders. Sending attractive offers such as short sales and how to wait out lender approval. This is a very good read for beginners wanting to enter into the foreclosure market, especially in the current situation of higher interest rates and lower consumer demand for real estate. There will be a spike of foreclosures.

Step-by-step instructions and worksheets that are included are particularly useful. This text is recommended with a 5 star rating out of 5 stars.

2 out of 5 stars Not for the beginning Inspector.......2005-03-07

I used this book as a text to getting certified and my foot in the door to starting my own business. Thank Heavens I have a fair amount of background in many of the fields already. The author strikes me as someone who used a filing cabinet of notes and articles to assemble a book without refining the thoughts before they went to press. I was disappointed that a school would choose this text for it's students. Despite that, and the typos, some good information can be gleened from it's pages.

3 out of 5 stars Solid foundation but not covering all details.......2004-12-17

this is a good book to start with but the problem is it tried to cover everything in just 1 book. if you really want to become a professional home inspector you definitely need to read more on each individual topics (HVAC, Plumbing etc). but as a textbook for the prelicensing course of home inspector this book is ok.

1 out of 5 stars Forget about it.......2003-04-12

As mentioned by other reviewers - This book has many typos and incomplete sentences that don't make sense. The diagrams in the book are so grainy that they're almost useless. The material content of the book is not detailed and only barely scrapes the surface of the most important items. My suggestion - forget about this one!

5 out of 5 stars The Bible of Home Inspection.......2002-12-04

If your serious about a career in home inspection or your curious about how your home works, this is the book. Well thought out and full of information on the systems, components and construction of your home.

4 out of 5 stars Mildly Disappointed.......2000-12-26

When one pays for a book, one expects to receive something a little special. The subject matter is, of course, limited to a small target population, resulting in limited distribution and higher unit cost. Having said that, no matter what the cost, one does not expect to encounter typos or incomplete sentences and topics, as found in this book. On page 75, for example, the last sentence in the left column reads "Wall sectons are" and that's the end of the thought, the topic ends there! The new topic, Platform Framing, begins in the right colum of that same page. Also, some of the illustrations are not completely clean and clear, like they've been copied on the copy machine too many times. I almost expect a hardbound edition with color photos or illustrations. What justifies this book costing more than most of its competition? Yes, I'm happy to add it to my library. No, I don't consider it a good value. And, once again, typos and omissions are unforgiveable. Merry Christmas and Happy New Year.

MAKE MONEY IN SHORT-SALE FORECLOSURES

Foreclosures are the most profitable way to invest in real estate. But most real estate books on foreclosures don't tell you how to invest in short-sale foreclosures—properties with even more profit potential than regular foreclosures. A short-sale foreclosure is a lender accepting a loan payoff for less than the amount owed. This comprehensive new guide from renowned real estate authors Chantal and Bill Carey covers all the ins and outs of short-sale foreclosure investing, from finding properties to negotiating with lenders, to closing the deal and making a bundle. Inside you'll find all the information you need to succeed:

Customer Reviews:

2 out of 5 stars Slightly helpful - Maybe.......2007-01-27

The book has a couple good points, and is probably benefical to a novice pre-foreclosure investor, but is not worth the time or money of any pre-foreclosure investor thats ever closed a deal before. Most of the examples in the book 'window dressed' profits on deals by not listing all expenses involved.

4 out of 5 stars Solid information.......2007-01-16

I found this book pretty good.... It definitely spelled out all the details of short sales.... I think for property investors trying to understand exactly what is involved with short sale purchases this book is perfect. The book was written at a level that I enjoyed....not overly complicated.

1 out of 5 stars Review.......2006-08-13

I was extemely disappointed in this book. In the title ........How to Bypass Owners and Buy Directly from Lenders....Yet on page 93 you learn that this is NOT possible as you must have the owners permission prior to ever contacting their lender. I found the title misleading as to the content.

5 out of 5 stars One of my top three real estate investing books.......2006-05-21

This book will help you accurately determine the market value of a property. Looking back, I can take Bill and Chantal's way to determine this and realize my mistakes. There were times I had properties in my hand but was too low on my market value comps. Also what I learned from this book was when to know it is a property for a short sale (less than 15% equity) and when it is not. Did you know that 95% of investors out there, according to Bill and Chantal, will walk away and not bother with short sales? This book outlines the steps to follow the process of negotiating a short sale and have it come out in your favor. Very good read!!! It is hot off the press.
