This book is a well intentioned attempt at explaining the development process. Unfortunately, development is too specific depending on project type and region to be easily summed up in one volume. If you are looking for a lengthy and well detailed process overview, this book is for you. If you need something a little more specific, keep searching and let me know if you find something.

Basic reading for any Real Estate developer.......2007-10-11
I read this book in two days...it is amazing! I am a Real Estate developer (not so big as Mr Peebles, of course)and I did three projects in Miami Beach. Reading that book was like reading the story of my life! It is recomforting to read that bigger developers has the same struggles and experiences than the rest of us! It is very inspirational to see how he has coped with unfavorable situations, turning into positive ones. He is also a pro negotiating contracts and designing projects from scratch.

Should Be Required Reading!.......2007-09-24
I can't stop talking about this book! I first heard Mr. Peebles on the Steve Harvey morning show. I was impressed. Then, I had the pleasure of hearing him speak at a Michigan Minority Business Development Council/General Motors event. I was even more impressed. I took home my autographed copy of his book that day and began reading it. I was addicted! I could not put it down! Every spare moment I had, I was in this book! He literally becomes your mentor. This book is a practical application manual. He shares what went wrong and what went right, he names names and pulls no punches! Mr. Peebles has put to shame many other authors, claiming to want to teach us how to become rich in real estate or other industries, for holding out on us!

This is a very easy to read, step-by-step book of the anatomy of a deal. Often we say that we would like to be the lamp in the room of a big deal and Peebles puts us there time and time again! The candor and honesty expressed regarding the deal structure and his thoughts behind the decisions made was nothing short of generous! I have been in business for seven years. I could not figure out why my firm had not advanced to the next level... Now I understand! For a man, independently wealthy, he charitably gives the rest of us some insight to advancing our own goals and closing our own deals! I have recommended the book to at least 10 colleagues in two weeks!
I love the Peebles Principles.......2007-09-04
I read books all the time about very successful people, most happen to be in industries other than in the Real Estate industry that I am in. I have also read about a lot developers like Donald Trump, but until know this is one of the most successful Minority Developers I have the pleasure of studying. The ability to stand fast with no legs to stand on is a lesson in itself. You have to believe you are adding value in any relationship for all to feel a certain equality.
His vision and tenacity to follow through, seems to be a trait a lot of Entrepreneurs lack. This is a real How To Book, most will try to cafeteria style it, and do it there way, bit it will not work. From the moment I finished reading it,I started trying to build political contacts. I will be giving my first campaign donation this year. I never understood the importance of who you know, not what it is that you know, until I read The Peebles Principles. I would just like to congratulate Mr. Pebbles on his massive success.
It seems as if Mr. Peebles is unstoppable know, I just recently read that he is constructing the most expensive Minority Owned hotel in Las Vegas as we speak. This just gives the average person that does not have a Harvard Degree the confidence that you can do it if you want it bad enough. In closing I would recommend this book to anyone that has ever wanted to pursue a career as a Real Estate Investor. It gives you a different path to the promised land.

The Surveyor's Bible.......2002-12-29
While preparing for my licensing exam, I read this book from cover to cover. It addresses every principle of retracement (sequential and simultaneous conveyances), public lands, and riparian issues thoroughly. The highlighted "principle" at the heading of each new topic makes remembering the main points simple. I can honestly say that every question on the NCEES exam that dealt with general principles and practice was answered in this book. I passed on my first sitting, and this book was one of the main reasons why. If you can only study one reference, this is it. Every practicing surveyor should also refer to it regularly.

Don't buy it if you don't want REAL RESULTS.......2007-10-17
Allen's book provides a pragmatic perspective on real estate. Much better than Carlton Sheets and other books on Real Estate Investment. There are a gizillion books on Real Estate and building financial wealth, however most of them are filled with common-sense cliches and psychological mumbo jumbo. If you want to gain real wealth,you must read these books:

2. Trump:How to get Rich (Amazon.com)
3.The Automatic Millionaire: A Powerful One-Step Plan to Live and Finish Rich (Amazon.com)

I read this book cover to cover.
The book is broken into 5 parts: Foundation (the hook), Creating Wealth (the scheme), Concentration (the early stages), Perpetuating Wealth (the maturing stages), and Real Wealth (the later stages).
The Foundation starts off with some very cheesy motivational advice ("Bob Allen, you're great! You are a unique new kind of person ..."). To each his own, I guess. Then a sample of how different people would invest a $100,000 windfall. Of course every one is an idiot for 1) diversifying, 2) paying down debt, 3) investing in stocks, or 4) taking a vacation. He does make a very good argument for leveraging your debt to create wealth. That is the gem of this book.
The second part says buy 2 rental houses per year for 10 years. There's no discussion of other real estate options, just single family homes at below median price. He lays out his plan for 1) leveraging up to create wealth, 2) then jettisoning debt, diversifying, and creating a tax shelter. It's frustrating, though, because he just critized paying down debt and diversify and doesn't really explain the whys and whens. He actually suggests selling properties (and paying capital gains tax) to pay down debt, then immediately buying properties to create a tax shelter. Is he a fool? I can't tell. Though he referenced future chapters, there was no explanation for this bizarre suggesting in the referenced chapters. In fact, there is a big disconnect between the sections in the book. Many of my main questions went unanswered.
The next section, Concentrating, is the best. It describes some of the ins and outs of buying and owning properties. However, one gets the impression that his success is more due to being a good negotiator than to having a fool-proof system.
The Perpetuating Wealth section talks about discounted mortgages, gold coins, diversifying, legal structures, and taxes. These chapters are very disjoined and hit or miss. While discounted mortgages is quite interesting, he shows his limits in a discussion of ratios. He uses a Debt-to-Assets ratio and a Equity-to-Debt ratio to grade loans. Hello? These ratios contain equivalent information. Is he really using these to make decisions? His third ratio, Discount-to-Debt is followed by an example saying a $1000 discount may not be a bargain because costs in a default could exceed $1000. But the ratio isn't what gives one this information.
The legal structures chapter gives little useful information and taxes just doesn't get the job done. It has a pretty bad plumbing analogy for taxes. The final diagram has 3 buckets, 6 spigots, a filter, a manual pump, a few hoses spraying $$$, and some $$$ sprinkling on a piggy bank and a family. Now I get it.
The final 2 chapters are one saying education is useful and the other with nothing but 6 pages of quotes.
A Key to Riches.......2007-03-15
A very informative book that spells out the steps necessary to obtaining wealth legally and in a period of time almost anyone can achieve. A must read for those seeking the secrets to wealth.

With Creating Wealth, Robert Allen made a tremendous impact on my life because it reinforced my belief that I can do it. The book is charged with positivity and packed with great ideas. I found it extremely inspirational. Inspirational enough for me to participate in Robert Allen's 1987 Challenge Experience. Great books like this are just as informative and inspiring today as they were 20 years ago. I love this book.

Comprehensive Real Estate Overview.......2004-03-02
Real Estate Principles is an extremely readable, easy to follow introductory text to Real Estate. The book is well laid out with many excellent examples and studded with references to superb websites. The graphics are great and the exhibits well thought out.
The 'Time Value' of money section is one of the best I've ever read and will help the novice understand this critical aspect of real estate finance/analysis.
The Appraisal chapters thoroughly cover the market, cost and income approaches and the Legal chapters cover the essentials of notes, mortgages and deeds.
'Concept Checks' through out the chapters allow readers to verify their understanding of key points with solutions provided at the end of each chapter.
The book is extremely well organized with each chapter beginning with an outline and a list of 'Learning Objectives'. In addition, each chapter ends with a Summary, a listing of Key Terms and Study Questions.
'Career Focus' is another recurring theme featuring side bars tied to the main text that outline different careers tracks available in real estate.

The strength of this title lies in its presentation. It earns at least one bonus star just for the example involving "Marvin Enterprises" and the production of gargleblasters. (If that statement confuses you, order Douglas Adams "The Hitch-hikers Guide to the Galaxy" now. It's better than Brealey-Myers, and cheaper.) The writing is truly exemplary for a 101-level text.
The weakness of the book is exactly that, though: it is a 101-level text. That's fine (I guess) if you're buying this for a class, or in preparation for the SOA Finanace VEE (as I was); If you're hoping for detailed explanations of CAPM, Black-Scholes, or even the efficient market hypothesis, look elsewhere.
Good, some minor critisisms.......2005-05-24
The book does a very good job in covering literally all aspects of value, risk, cap. budgeting, choosing appropriate cap. structure, and other topics in corp fin. However, what I found impracticable is the sometimes unnecessary complicated language even when it comes to explaining simple things. To me, there is no point in making corporate finance more complicated than it is.
That's why good, otherwise would be excellent.

Before you buy this, ask yourself the following three questions:
1. Are you studying towards a professional qualification or an advanced degree?
2.Do you have a fundamental knowledge of finance?
3. Are you really inclined to prepare from the bible?
If you've answered "yes" to all the three question above, then don't think twice, go ahead and buy this book. However if you answered "yes" to all the above question and didn't find this book useful, then maybe corporate finance is not for you!!!
This is the ultimate book on finance for anyone who already has some knowledge of basic corporate finance. The author starts from Time Value of money and takes you to an advanced level.If this book is read(and understood)along with readings that the authors mention, then there is no doubt that you may as well write a book on corporate finance.
However Short finance area is not properly presented in this book and therefore is you want to buy a book which focuses on short term finance, then don't even think about this book.
Other than the shortage mentioned above, the book make a complete read, and is a must have for anyone interested in knowning finance to the max.

A textbook that's actually well written.......2006-04-25
If you want to learn pretty much everything you could hope to learn in a basic real estate class, this is a great book to do it with.
My professor basically rambled the whole class, but I read the book and still made an easy A in the class.
All of the details are covered completely, but are easy to read. The beginning of each chapter lists all the definitions for that chapter on one page, which makes for an easy review.
There aren't any color picture, but the black and white diagrams do just fine, and it keeps the cost down, which is fine with me.
This is one textbook I'm actually considering keeping.
Good Overview & Basic Real Estate Primer.......2005-01-07
