Book Description
Praise for the first edition of Multiple Streams of Internet Income
"If ever the world needed some help to succeed on the Internet, this is the moment. Robert Allen's new book is just in time to save the day."
—Jack Trout, President, Trout & Partners, Ltd.author of Differentiate or Die
"Earning money . . . serious money, is no different than piloting a jet aircraft or baking an apple pie. You have to learn how and you must understand what you're doing. Robert Allen is a master flight instructor if you want your income to soar. He knows what ninety-eight percent of our population have proven they don't know. Read this book and follow his advice. In a relatively short period of time, you will become wealthy and be amazed at how much free time you have when you never have to worry about money."
—Bob Proctor, author of the bestseller You Were Born Rich
"The only thing better than the promise in the title of Robert Allen's wonderful Multiple Streams of Internet Income is the enlightening information in the book itself. And the only thing better than the book is the life a reader can lead after reading the book and taking the actions that are suggested. Of all the books I've read about earning money online, this one tops the list for a multiple stream of reasons."
—Jay Conrad Levinson, author of the Guerrilla Marketing series
"Robert Allen has done it again! Multiple Streams of Internet Income is an exciting look into the many creative things you can do with your money in today's new economy. I can't wait to use its wisdom!"
—Ken Blanchard, coauthor of The One Minute Manager® and Big Bucks!
"Information is less expensive to manufacture, promote, and ship than hard products such as running shoes and CDs. Robert Allen shares how you can apply Internet technology to selling information: books, reports, articles, seminars, speeches, and consulting. There are a lot of fluff books on e-commerce. This one is detailed, accurate, and readable. Multiple Streams of Internet Income is not just a book, it's a complete and hands-on course in advanced commerce. Congratulations."
—Dan Poynter, author of The Self-Publishing Manual

ehh...not that great.......2007-09-29
The internet marketing world is so overcrowded that it may be impossible to make consistant returns. This book does have decent info for beginers but i doubt anyone will get rich quick on the techniques described in this book. save your money and invest.
Inspiring.......2007-09-11
Over the years I have enjoyed reading everything Allen writes. In this book he builds on his idea of making money from multiple sources, and focuses of course on Internet business ideas.
Allen spends too much time, in my opinion, discussing the creation of an email list, which you then use to send ads to. This is fine for a long term approach to Internet marketing, but won't help you make money this week.

Can You Make Multiple Streams Of Income Online? "http://www.the-secret-is-out.com.......2007-05-23
I first learned of the term Multiple Stream Of Income from Robert Allen the No Money Down guy. He pretty much coined the phrase all the way to the bank. I read his book a few years ago, it was the number one best seller on The New York Times Best Seller's list. I was so thrilled to get my hands on it I just knew that this was the long awaited manuscript that we marketers wanted to give it a test drive.
It was a good read, however it had too many twist and turns and it cost a bit much at the time to implement his methods from just one website, and it was not the results I was looking for. I knew there had to be a better way for us new marketers to reach that illusive extra income stream.
This Book Inspired Me For Many Years To Seach For A MSI Website:
I begin to wonder, can you actually make multiple streams of income online? I continued my search for the missing pieces of the MSI puzzle that would put it altogether; With the many product offers that promises you the world if you would try this program, and use it with this technique, and you'll surely be on your way to riches.
After several years of online seeking, I can now say I've been to the mountain top of internet marketing offers, and what I have come down with is this; there are many claims being made about multiple streams of income online that you can use right now in your marketing campaign to a steady flow of extra income. I found this unique website with multiple streams of income you can get from Google, Ebay, Clickbank, CJ; etc. All from one cool little website. I have studied the likes of Tim Knoxs, Brad Callen, Mike Falsaime; etc, and a host of other top online experts in this field of multiple streams of income and their proven systems, and what I have found will surprise you.
Don believes that less than 5% of the marketers are making it online, and 95% of the programs online are a waste of money. There are no more secrets, just the facts. If you are focus you'll learn one of many proven marketing tools [...]
Not a good starter.......2007-03-15
Save your money if you are a novice with PC's / cyber space.
how to mass spam and talk about yourself!.......2007-02-23
Reading this was an ENORMOUS waste of my time. Half way through the book, I realized that I didn't know anymore about making money online than I had before. All Allen does throughout this book is talk about how great he is and how he did this, that and the other thing. He talks about all these so called wonderful marketing strategies, when really all he's doing is promoting spam. I'm not even ON his mailing list and I'm getting [...] from him in my inbox. It's disgraceful. I do not recommend you waste your money on this book.

A Republican Right Wing View.......2007-06-18
A book that celebrates George W. Bush and his war in Iraq. An oddly political book that takes a cheap shot at John Kerry. The author claims George Bush is consistent and John Kerry was not on Bush's War in Iraq.
Ah... but the author does not mention that John Kerry went voluntarity to Vietnam to fight for his country and put his life on the line for a war he believed in in at the time. George W. Bush while believing in the war got his daddy to pull strings and get him a position in the the national guard. That's a true sign of the "consistency" of George W. Bush.
This book is a screed for Bush lovers and the radical right.
Don't buy it.
Wake up Call.......2007-04-09
My friend gave me this book and I kept pushing it off and never read it. Finally, I got sick of my situation enough to give it a shot.
It is very motivating and has been a wake up call to me. I have read about 2 books in the past few years. Since reading this book a month ago, I have read 6. I am as hungry as ever so I have been trying to educate myself on wealth, strategy, and real estate as much as I can and it started with this book.
Really enjoyed this book.......2007-02-24
Very encouraging and uplifting book. Helps you believe in yourself and see that even imperfect people ,making big mistakes, can overcome and succeed greatly! David W.
Good read!.......2006-08-13
Although most of the wealth-creating principles are not new, this book is well written and can still serve as a great resource for aspiring millionaires. Mike and Roger's style is very entertaining. I recommend it without hesitation.
The best book ever!.......2006-04-11
"How Ordinary People Can Achieve Extraordinary Success" is just a small clue of the VERY BIG lessons I found in this book. It won't just make you a better investor but can help you be a better person no matter what you do. There is so much inspiration and information crammed in every page of this book. For every investor, this can be the one source to go to as the foundation for your entire business. I know investors who started out using Mike's methods and following the formulas in this book and have become very successful and continue to grow and I could prove it on paper. The results are amazing. I never get tired of talking about it and recommending it to other people.

Not Very Insightful.......2007-07-30
I found this book a bit boring. It wasn't very insightful. It just didn't get me excited about investing in real estate. If you're looking for something a little more practicle, and a lot more exciting, I'd recommend taking a look at Bubble Proof: Real Estate Strategies that Work in any Market.
Absolutely fantastic! Great real estate book!.......2006-10-16
This book is excellent because it is not only for new real estate investors, but is also for experienced real estate investors. The authors have put their own rules to the test by following their own advice and share their secrets in how they have invested in the real estate market. Very clear and concise. An absolute must have!
Very Informative for Real Estate Investing!.......2006-09-25
This book really helped me understand different investment approaches for real estate investing. I learned how to figure out when to apply different models for different situations (incl. my current situation)!
I'm definitely a smarter real estate investor now after this read (although still a few books from guru status...)
Valuable Info for new and experienced investors.......2006-09-19
* Spells out clearly the different investment models available to the real estate investor
* Helps one to select the best investment model that is best suited to an individual's specific time, money, knowledge, goals, and risk aversion
* Clearly identifies what an investor needs to look for in a real estate investment
* Provides an invaluable evaluation method for the myriad of different properties, and gives an investor a specific formula to use for calculating the Maximum Purchase Price of any investment property an investor might be interested in purchasing.
One of the best Real Estate books I've seen.......2006-09-17
Buy Low Sell High is very different than the vague theories or get rich quick ploys put out by most books of this genre. The authors' ideas are explicit and well thought through. They give real examples and it's obvious the authors have been in the real estate business for some time. This is the best (and probably cheapest) way to learn a lot from a couple of pros.
Highly recommended.

Insider secrets you won't find anywhere else. .......2005-10-02
This book by Wade Cook should be read along with Real Estate Money Machine. This book has more to do with how to run your real estate business and was written by a man who walked the walk, Wade Cook.
Regarding The Fools website, how come The Fools never accepted Wade Cook's challenge a few years ago? While I was never a big fanof The Fools, they lost all credibility with me and looks like everybody else too after that.
This book is not theory or a copycat book written by some self publisher who has yet to do his first deal, it's tried and proven. It works.
useless book.......2004-12-29
I looked through it and looked through the reviews on on amazon. Don't waste your time with this book. Cook claims you can earn 300 percent annual returns. Think about that for second... Start with $10k in 15 years, you'll over take Bill Gates. Just look up Wade Cook on fool.com if you want to learn the truth.
And about the other reviews on this website... it's painfully obvious that most of them are fake.
Be Aware of this guy named Wade Cook!.......2004-09-10
I first learned about Wade Cook back in 1997. I bought two of his then hot selling books Wall Street Money Machine and Stock Market Miracles. Using Wade's techniques on options and stock splits, I was able to turn $5,000 into over $30,000 in about three months. I was sold on Wade Cook.
Then I noticed that Wade recommended moving money out of the stock market and diversyfing into other investments like businesses and real estate. The real estate market always intriqued me but I wasn't sold on being a landlord and dealing with tenants, toilets and turnovers. I also did not want to wait for appreciation to build my wealth. I had talked with many people who lost money in real estate.
Being sold on Wade Cook from my rapid stock market successes, I decided to buy this book along with Real Estate Money Machine. I was pleased to see that Wade's real estate strategies are like his stock market strategies, they are focused on rapid cash flow, buying right, getting in to a deal and out very quickly. Now this appealed to me. Get in, get out and best of all there would be no three T's of tenants, toilets and turnover. I didn't want to get into something that would have me getting calls 3am in the morning to unplug a stuffed up toilet or on inspection find tenants who trashed my property or be constantly running ads and interviewing potential tenants to rent my properties.
This was like a breath of fresh air.
Everybodyelse was teaching "don't wait to buy real estate, buy real estate and then wait", "buy and hold and hold and hold and hold." That wasn't for me.
So I began using Wade's Money Machine concepts in real estate as advised in this book and in Real Estate Money Machine and was able to get in deals with no money down (also recommend Wades 101 Ways to Buy Real Estate Without Cash) and with minimal sweat equity (in most cases) flip the property and make nice profits.
I became sold, sold, sold on Wade's Real Estate techniques. Real Estate for Real People also goes beyond other real estate books on the business side of real estate. I also recommend Brilliant Deductions also by Wade.
My advice to you is to be aware of Wade and beware of 1 star bashers with an agenda which does not include helping you. Ask yourself this question; why are they (or is that he--one 1 star reviewer repeatedly reposting negative posts) here? What is their motive? If you can't figure it out, just go and check out the books that he self publishes and recommends and therein lies the answer.
Wade has been around for nearly three decades empowering people. Real Estate Money Machine and Real Estate for Real People have been best sellers since the 1980's and have been revised over a dozen times. And Wade cut his teeth in real estate. He is NOT a paper tiger writing about something that he himself has not done like those other writers.
Just like I found that WADE'S stock market techniques worked, I also found that his real estate strategies worked as well. Besides, for the cost of an average meal, you can have some of the most profitable cash flowing strategies available.
Be aware of Wade Cook and Beware of self serving, self publishing and/or paid shills for Wade's "competitors." One more thing, do not call the toll free number on this book instead go to Wade's website www.wadecook.org.
Read this along with Real Estate Money Machine.......2004-07-11
In real estate money machine, Wade Cook discloses his system for cash flowing the real estate business. In this book, WADE COOK goes even deeper into the business of running your real estate business.
Must reading and a great read for all serious real estate investors or those who want to be.
Outstanding real estate book.......2004-05-30
This book picks up where Real Estate Money Machine leaves off and where other real estate books don't even touch. This is the ideal book for real estate investors who are serious about making a business out of real estate investing.
The book is 300 pages and 19 chapters of powerpacked information. You won't find this information anywhere else.
And the advice is timeless. If you are serious about real estate investing you must read this book.
Some of the topics include
1) How money is made
2) Nothing works untill you do
3) An old fashioned look at real estate
4) What real estate investing is
5) Real estate is attainable
6) Leverage
7) Income generation
8) Taxes
9) Equity growth
10) The Real Estate Money Machine
11) Negotiate good deals (my favorite chapter)
12) Get the low down on real estate
13) Leveraging people
14) Other investment tips
15) Ideas that work today
16) How to get started
17) Income splitting
18) Money, money, money
19) Make it real for you
I was also impressed by the number of highly credible real estate professionals who openly endorsed this great book by Wade. People like Jane Fowler, Carol Wilson, Ken Otterman, Robert Allen, Mark Haroldsen and John V. Childers.
ONE WORD OF CAUTION: Do not call the toll free number listed in the back of the book. I bought this book recently and it is an old number which now hooks up to one of Wade's competitors who seem ot be clueless, ruthless and high pressure sales people that sound like used car salesmen. To appreciate what Wade is doing or to contact his organization go to www.wadecook.org.
Beware of imitators and competitors. Wade is the original and the best.

Book Description
"...a clarion call to society for the need to balance human demands with the needs of our world's rivers, the arterial system of life on this planet. The authors describe the vanguard movement to restore rivers and to reconnect rivers with their flood plains, portraying the under-appreciated life support services our rivers perform, their ecological function, and the threats to riverine ecosystems." -MIKE DOMBECK, CHIEF EMERITUS OF THE U.S. FOREST SERVICE AND PIONEER PROFESSOR OF GLOBAL ENVIRONMENTAL MANAGEMENT AT THE UNIVERSITY OF WISCONSIN-STEVENS POINT
"Finally! A book that pays attention to flow, not just pollutants, as central to river restoration. Blending science and readability, Rivers for Life offers refreshing insights into allocating limited water to meet the needs of humans and rivers." -JAMES R. KARR, PROFESSOR, UNIVERSITY OF WASHINGTON, SEATTLE
The conventional approach to river protection has focused on water quality and maintaining some "minimum" flow that was thought necessary to ensure the viability of a river. In recent years, however, scientific research has underscored the idea that the ecological health of a river system depends not on a minimum amount of water at any one time but on the naturally variable quantity and timing of flows throughout the year.
In Rivers for Life, leading water experts Sandra Postel and Brian Richter explain why restoring and preserving more natural river flows are key to sustaining freshwater biodiversity and healthy river systems, and describe innovative policies, scientific approaches, and management reforms for achieving those goals. Sandra Postel and Brian Richter: explain the value of healthy rivers to human and ecosystem health; describe the ecological processes that support river ecosystems and how they have been disrupted by dams, diversions, and other alterations; consider the scientific basis for determining how much water a river needs; examine new management paradigms focused on restoring flow patterns and sustaining ecological health; assess the policy options available for managing rivers and other freshwater systems; explore building blocks for better river governance
Sandra Postel and Brian Richter offer case studies of river management from the United States (the San Pedro, Green, and Missouri), Australia (the Brisbane), and South Africa (the Sabie), along with numerous examples of new and innovative policy approaches that are being implemented in those and other countries.
Rivers for Life presents a global perspective on the challenges of managing water for people and nature, with a concise yet comprehensive overview of the relevant science, policy, and management issues. It presents exciting and inspirational information for anyone concerned with water policy, planning and management, river conservation, freshwater biodiversity, or related topics.
Customer Reviews:
A Gentle Warrior.......2005-10-26
Sandra Postel writes in a clear and lyrical style which is entertaining to read. Her content is not overly technical nor is it patronisingly simplistic. Postel has a pleasing habit of rejecting jargon and buzz phrases.
I found her assertions, research and conclusions to be creditable. I enjoyed the breadth of the discussion.
She is not strident nor angry in her criticism of individuals or corporations, rather she lets good science do her talking.
Postel enjoys a wide audience and is often represented in university reading lists. She is one of the more enjoyable reads to be found there.
a wisdom runs through it.......2004-03-13
This book, like previous works by Sandra Postel, is a clarion warning call about the dangers in how we have been managing our waters. The message from this book that is of particular importance, is that truly successful, and therefore sustainable, environmental management is really just as much about managing people as it is about managing natural systems. For this reason, I have placed this important book on the reading list for my watershed management course at Harvard. And also, I am grateful that Sandra Postel agreed to write a front-end blurb for my recently published (by Green Frigate Books) book entitled Deep Immersion: The Experience of Water.

It damns the dam with precise and powerful arguments........1999-08-29
This is a collection of essays which document the many reasons the Three Gorges Dam should not be built, the lose of arable land, the dislocation of millions of people, the loss of 5,000 years of art and architecture, etc. Author Dai Qing, an outspoken opponent of the dam since the beginning, is to be highy commended for speaking out while others cower in silence. To put it in Western terms, it is David taking on Goliath, times 10.
There are a lot of detailed figures and facts in some of the essays. They're easily skimmed. But read this book if the subject matters to you and particularly if you're planning to take a cruise through the Three Gorges or have already taken it. While on the cruise, one is told only of the glory and power of the dam, which is to say, given the party line, but one should know the lie behind the line and the potential tragedy that awaits, the tragedy of the River Dragon coming again.

Customer Reviews:
revealing and decent.......2006-08-16
Author Gu is a brave fellow. He offers straightfoward info and analysis on what is really inside Chinese business and political world. He is highly critical of the Communist ills that continue to cause hellish problems for China and foreign operations inside. Other than this abusive bureaucratic power, Chinese people are very diligent and creative. But the key is to get rid of the overextended bureaucratic power, as so claims by Gu.
This book is a must read -- it is a rare book that reveals the inner workings of the Chinese bureaucratic system. This new edition is very nice, which is sharply revised and expanded. (Five stars for his new edition)
powerful development lessons .......2006-08-03
Author George Zhibin Gu is a high-profile Chinese journalist whose powerful newspaper pieces are widely read. This book is a must read. The reason for my recommendation is simple: This book summarises the key lessons from a fast-changing China under globalization and capitalism.
These lessons are powerful. First, an open society is a must in order to gain true development. Second, having foreign involvement is a key driving force for China's quick development in this era. Third, a truly meaningful development must depend on individual private initiatives other than government bureaucracy.
This book gives rather straightforward analysis on what is behind China's new development. It gives tremendous information on foreign multinationals and investors doing biz inside. Furthermore, it gives huge info on how this foreign involvement affects China's society, government and economy. In particular, it is extremely open about the ills of the Chinese bureaucracy. To overcome bureaucratic barriers, it emphasizes the need for greater private initiative as well as openness, among other things.
Also, the book talks about the ever-increasing influences of China's surge on global development. It gives very insightful analysis on a changing global production, investment, and trade map, as well as manufacturing and job transfers, among other issues.
The book also offers much practical advice on doing biz in China. Numerous case studies are presented, including both successes and failures.
must read.......2006-07-29
This book is for all readers. Not to mention other things, it contains several dozen case studies on global multinationals doing business in China, like Wal-Mart, P&G, Intel, HSBC, Bank of America, Ford, Siemens, BP, Unilever, Sony, GE, GM, Morgan Stanley, and Microsoft. (Amazingly, this revised and updated volume gives most current info on China -- even events happened in May 2006 are contained here.)
It also gives huge info on emerging Chinese multinationals. All the leading Chinese companies such as Haier, Huawei, TCL, Lenovo, China Telecom, Baosteel, China Oil, Sinopec, CNOOC, and Ping An are studied here. Furthermore, comparisons are made between the Chinese companies and their international counterparts. These discussions are straightforward, covering both strengths and weaknesses.
Its scope is rather wide: the author aims to identify key factors behind global development: causes, effects, and consequences. He offers vast info and analysis on a changing global production, investment and trade map, which involves all nations, rich or poor. Interesting comparative studies involve US, Canada, Europe, India, Japan and China. Above all, he pinpoints opportunities and challenges under globalization.
Also it is highly critical of the abusive Chinese bureaucratic power. Gu claims that China's fundamental weakness is with this overextended, self-appointed bureaucratic power. Vast info and facts are presented to support his statement.
He is a high-profile newspaper commentator/consultant that adds much color to his discussions. The book's key strengths come from the fact that the author has vast first-hand experiences, so that he gives countless insider's stories. Its style and presentation is very reader friendly and straightforward, but its analysis is overpowering.

Good Information, but only for raw beginners.......2007-10-11
The title would have you think that you're being given access to a wealth of inside information that most people don't know about. Well, that's only true if you are just stepping out into the big world on your own, or if you've been living paycheck to paycheck and not paying attention. For anyone who understands the basics of finance and business, this book won't tell you anything you haven't heard many times before. It's reasonably well written, although a good edit would have caught many of the typos and grammatical gaffes. And there is information provided here that everyone should know. So if your eighteen year old is heading out to their first apartment, this would be a good going away gift. If you itemize your tax deductions, or operate your own business, you'll find this elementary level reading at best.
The book is a great money maker.......2007-08-07
I read this book after the Evolution Diet- and I really like the style of writing. It's lighthearted, but very good informative. I'm going to do two of the technique right away including start an online business to get ad revenue and change my deductions to give me more money throughout the year, save that money, and make money on interest instead of giving it to the government before it's due. This was really smart I thought- why is it that we give the government our money through income tax all year without earning interest, but once we're late on our tax return, we're instantly charged interest. Very suspect! Morse shows how to capitalize on that.
All the reviews are right on except for Bertie's review below - this one time reviewer seems like he/she has a bad job and is taking it out on this guy.
I got this book with Scam Proof and that looks good too.
How to Take Advantage of the People Who Are Trying to Take Advantage of You.......2007-08-05
This book was disappointing. Most of the advice is obsolete, like "switch over to free checking." Huh? Free checking accounts came out almost a decade ago. Or "deduct business expenses from your taxable income." Well no kidding. If you already keep diligent finances, this book won't help you. It's for people who've been asleep their whole lives and need common-sense instructions (the same people who need instructions on how to use things like paper clips).
As a customer service worker myself, some of the advice made me cringe. For example, the author says to call your cell phone provider and constantly threaten to cancel so they'll give you a better plan. First of all, employees have business rules to follow and threats do absolutely nothing but make us roll our eyes. In fact, later we go to the break room and laugh about the stupid jerks who called and threatened us that day, especially if the customer has a long history of constantly returning things, cancelling service, re-signing up, like this author recommends doing. We can see EVERYTHING on an account (and we can also see any/all accounts associated with that name, regardless of different contact info), and every time a customer harasses us we literally take notes. We can also flag an account "bad customer." "Cust called demanding free shipping from expired catalog, threatened to shop elsewhere. Told him catalog exp 3 mos ago, cust very rude, hung up." The author views customer service employees as people "whose only care is getting off work later to go hang out with her friends at the mall." Ha! I WISH that was my only care. The only way we'll bend over backwards to help a customer is if something truly unfair happened, like the post office lost the package or if the credit card was charged twice. And I applaud Sprint for dropping all those bad customers, which made headlines recently.
Anyway, this book boasts "savings of over $100,000" but I couldn't find a single penny's worth of advice in it.
A valuable resource.......2007-03-06
Morse uses a humorous, no-nonsense approach to help readers navigate the sea of credit card offers, tax refunds, cell phone rebates, and more everyday financial issues in the most advantageous way possible. He provides many valuable, never-before-revealed tips on how to make the most of your finances, and he sheds light on the often confusing policies of our major corporations, as well as on many of their shadier marketing ploys and full-blown scams. Whether it's with a lower interest rate or a free iPod, a newly discovered tax write-off or a free vacation, everyone will benefit from reading this book.
A good introduction of the basics of not getting done-to........2007-01-30
This book is a collection of things one ought to realize about the real world of marketing, credit cards, and other things that have a dark side. Don't expect to make a pile of money with this book, but do use it to help you be aware of how to deal with the tricksters, marketers, credit companies, and other predators with whom one must deal every day.

Customer Reviews:
THE best I've read, and I've read many.......2004-10-26
I've bought many expensive courses and books on real estate investing, from the late-night TV guru to classic books on the subject. They all have some valuable information, BUT I WOULD TRADE HAVING BOUGHT THEM ALL IN FAVOR OF THIS ONE LITTLE BOOK UNDER $20. Whereas many real estate experts turned authors would have you believe that their courses give you tricks and secrets to wealth that you won't find anywhere else, Mr. Cummings explains in detail how all of these methods of finance are used all the time in real estate and are the foundations of amazing fortunes through property. Each technique is explained with examples, benefits, and potential pitfalls, each over the course of four to five pages. You can read this book in short snippets and walk away mentally charged with the possibilities or more likely get engrossed in the reading and not break for 100 pages. This isn't pie-in-the-sky, might work for somebody else stuff. This is how it's done all the time by the people that know how to maximize their return while minimizing their risk. I'm an avid reader and for books on financial success, I would place this book at number 2 on the must-read list, right behind Robert Kiyosaki's Rich Dad, Poor Dad. That book tells you why you must turn to property. This book tells you how to do it. I can't recommend it highly enough! Great, great book! By the way, any reviewers thinking the use of OPM (other people's money) to buy property is only useful if you just crawled out of a cave or just landed on earth must have paid all cash for their houses, otherwise, they used OPM. Any kind of financing IS the use of OPM!
3 1/2 stars.......2004-04-12
One reviewer obivously stopped reading. Yes Jack Cummings has a chapter on cosigning and one on borrowing against a life insurance policy, but he also has 38 other chapters on very creative ways to finance real estate. But lets face it, these books are written for novices, so cut him some slack. He's covering all bases. And there are a one or two other just as cheesy ones such as chapter 37, "The Root Beer Float" (And in fact, this type of advice is why I didnt rate the book higher - but if you can gleen a couple of ideas to use then I feel a book is worth it).
Every type of financing one could think of is covered in this book from syndication to yes, using a family cosigner. Each idea also includes possible pitfalls. I rate this book 3 1/2 stars and feel it is a solid purchase.
Archaic and useless.......2004-01-13
Investing in RE with OPM is useful if you just came out from a cave or just landed on Earth. Can't make a deal work? Great suggestions from Cummings include asking your family member (THE FAMILY LOAN), borrowing against life insurance policies (MUST really really make sure that its whole and not term)(THE POLICY LOAN) and how about asking for a co-signer (THE AUTOGRAPH COLLECTOR). Only Cummings can manage to write chapters and pages about how to get a loan from a family member or how to add a co-signer to a loan. Investors, please, you have more important things to do.
Investing in less then a week-Great book with Excellent INFO.......2003-11-29
I read this book in less then a week and I am already putting together a purchase proposal following this books examples. It has many great ideas and explainations of how to flip properties, using first and second mortgages to benefit you, using home equity, taking a mortgage from the seller when they have 100% equity. I have been a minor in real estate for a few years, but this book has opened my eyes to new ways and techniques that I wish I knew many years back.
Jack Cummings is a great author, easy to read and follow. Nice short chaperts.

Book Description
In 1823, Chief Justice John Marshall handed down a Supreme Court decision of monumental importance in defining the rights of indigenous peoples throughout the English-speaking world. At the heart of the decision for Johnson v. M'Intosh was a "discovery doctrine" that gave rights of ownership to the European sovereigns who "discovered" the land and converted the indigenous owners into tenants. Though its meaning and intention has been fiercely disputed, more than 175 years later, this doctrine remains the law of the land. In 1991, while investigating the discovery doctrine's historical origins Lindsay Robertson made a startling find; in the basement of a Pennsylvania furniture-maker, he discovered a trunk with the complete corporate records of the Illinois and Wabash Land Companies, the plaintiffs in Johnson v. M'Intosh. Conquest by Law provides, for the first time, the complete and troubling account of the European "discovery" of the Americas. This is a gripping tale of political collusion, detailing how a spurious claim gave rise to a doctrine--intended to be of limited application--which itself gave rise to a massive displacement of persons and the creation of a law that governs indigenous people and their lands to this day.
Customer Reviews:
Interesting even for the non-historian.......2007-10-13
I love a good mystery--and the resolving of the twists and turns that led to it. This book is not only a good "who dunnit" but is also a serious study of a fascinating subject of interest to all English speaking people in the world. I enjoyed the book from cover to cover--it is well written, sprightly, serious, detailed, and generally a good read.
Important Work of Historical Detection with Much Food for Thought for the Future.......2006-03-24
It is not granted to every historian to discover a trunkful of old documents up in an attic somewhere. The fact that the Illinois-Wabash papers, which fortuitously fell into the capable hands of this particular historian, were located in a basement instead, hardly alters the aura surrounding this discovery, nor does it affect the drama of the issues involved. In sifting through the evidence brought to light by this remarkable find, Lindsay G. Robertson has provided more than a mere tale of "olden days" which might be of interest to a cloistered few: he has produced a revolutionary document which may have far-reaching consequences on the "history" of the future, as well as on our reading of the past.
Mr. Robertson's capable exposition of a complex history, and the drawing out of the major themes and undercurrents informing the events of the period make this work of interest to a broader public than just those who may find themselves involved professionally, or by association, or in the case of Native Americans and aboriginal peoples elsewhere, because it is very much part of their own story. Indeed, the wider ramifications of the judgment in the case of Johnson v. M'Intosh for both Canada and Australia and the indigenous peoples of those far-flung lands, heighten the importance of the decision itself and extend the range of interest of this original work of historical detection and analysis.
It is not an easy story to come to grips with, and our thanks must go to the author for his careful unravelling and clear explanation of the facts surrounding what has partly been obscured by the mists of time, and partly intentionally covered up by many of the original participants. We live in age which has much to consider in the way of recognizing past faults. Much is owed to exploited populations in many lands: from the time of Cortez, no treaties have been signed in South America, and those lands have been subject to plunder for centuries. That the native peoples on our own continent have been herded and exploited perhaps to a lesser extent is no reason for not now attempting to reconcile the historical faults of which all Americans and Canadians now living are the heirs. Mr. Robertson's sensitive review of how the legal foundations for the transfer of Indian land into the hands of speculators, prospectors and other worthies of the period came into being, deserves our full attention.
All in all, Mr. Robertson has produced an eloquent, eminently readable text that ought to foster much debate within the United States and abroad. It is a commendable work of scholarship which should not, must not, go unnoticed. It can, should we decide to take heed, contribute greatly to the furthering of better relations between communities in North America and around the globe - and, in a world which stands in dire need of developing governmental systems that take a diversity of communities into account (Liberia, Rwanda, and the Balkans come to mind at once, but the problem is widespread), that is no small accomplishment.
Intrigue, Indians & History - Told like a Novel.......2006-01-03
The story told in Conquest by Law could be the Enron scandal of the 19th Century...the irony is that it is all true and that you wouldn't have imagined it in your wildest dreams. We are used to a context in which the Supreme Court of the United States is the highest court of the land. It is implicit today that when the Supreme Court says what the law "is"...that is it, 'the final word'! However, when this story began there was no such confidence and no history of Supreme Court precedent! The Supreme Court was just another forum for speculation and that is what the protagonists do in Conquest by Law.
The speculation on land and the profiteering that was the underlying motive was not originally designed to marginalize or dispossess Native Americans...but that is quickly what it became... It was, as so many scandals are, all about money. The King and then later the Congress implusively protected Indian Land, but not for the Indians, for themselves. And that is where the conflict begins, with a tug of war over who had the right to buy land directly from the Tribes. The nation's first and arguably, most important jurist eventually crafted the answer...an answer that created a "legitimate" dispossession of Indian Land, a legal conquest that remains the most devastating defeat in the history of Native Americans.
Prof. Robertson exposes the scandal and legal manuevering behind Chief Justice Marshall's answer. The truth is a story of lies, bribery, politics, and and scandal that reads like a cross between McCullough and Grisham.
This is a great read if you are interested in legal scandal, Native American History, the Supreme Court and/or corporate intrigue. Enjoy!!!
