Great Information, but with a verbal tick.......2007-09-21
This book is stupendous! It covers a tremendous amount of information to get you started in real estate investing. My wife and I are starting a real estate holding company and this book has been the foundation of our learning.
The only strange thing about the book is that for some reason the authors decided to only use the feminine pronouns "she" or "her" when referring to general individuals, such as "It's very difficult for an owner to lose her home and it's often even more difficult for her to..."
At first this was just odd, but it became a real distraction and annoyance that they never use "he or she" or the common practice in English of using the male pronoun for such situations.
Despite this sort of printed verbal tick, this is an excellent book with a lot of information.

This book is a great companion to other books of a more thoeretical nature. Many real estate books focus on why you should invest and the benefits of investing.
This book does that, but then goes one step further. I think the authors and the 'For Dummies' team need to be congratulated as they have given everyone enough detail to make some very solid decisions about your investing.
Very worthwhile and definately well worth the $$. And very solid to know it's written by investors not salespeople.

The FAIR TAX is another method used to further enrich the wealthy and change OUR GOVERNMENT INTO AN ARISTOCRACY.
If a family is bringing in millions of dollars and purchases only necessities, its Power (money) grows rapidly. After it accumulates a large amount (money) it can purchase vast capital (machinery, land, buildings) at once and have true Power over many people. That is an oligarchy (the conservatives are working to attain it and dismantle the New Deal), which can turn into an aristocracy. Inheritance to those who do not deserve such largesse promulgates that dangerous threat to our form of government. As clearly shown by George W Bush, inheritors can wreak terrible damage on this country.
Progressive taxation, instituted by judicious leaders, has a prime purpose of keeping the WEALTH GAP at a reasonable level to prevent revolution by those unable to take part in our country's bonanza. That developing bloodbath today is obvious in our criminal class, which, due to most citizens' greed and selfishness, lives the only way it knows how, as predators.
If you want a country of SERFS AND MASTERS, then work for the `Fair Tax.' It will arrive quickly unless a vigorous progressive tax is resumed to slow the flow of too much wealth to the already affluent.

Yes, it's a book on economics and taxes, but Mr. Boortz helps to make it an entertaining and easily understood book. While it pretty much explains the theory of the fair tax in full and is a great place to start, it's a good idea to do your own research into the fair tax, studying the pros and cons. Just be sure that you understand the basics, or else you may get confused by anti-fair tax information that gets an idea wrong or blatantly lies...
The Cure for a Disease Known as Income Taxes.......2007-10-03
In this book, Boortz and Linder discuss the abolishment of the income tax. Under this system, wages would not be taxed at all. As an alternative to raise revenue for the government, they propose a national sales tax. The goal is revenue neutral so that same amount of revenue would be collected to run the government.
This would allow the individual to choose when they paid tax. So those who save and invest money rather than spending all of it, would come out much better.
The proposed sales tax rate would be around 23%. While this may sound high, one should keep in mind that no tax would have been withheld from his or her paycheck. For example, say that the average household income for America which is approximately $40,000 a year were not taxed. This would mean the Joneses get to take home all $40,000 of that hard earned income. As it stands today, they are probably only taking home around $32,000 assuming a 20% income tax rate and not considering state, Social Security, or Medicare taxes.
As a component of the national sales tax, they propose that a certain poverty level determination of say $10,000 which would be considered the bare minimum for a person to survive on and each person would receive a "prebate" of $2,300 per year paid in monthly installments. This would significantly help those on the low end of the income spectrum and actually result in additional money to spend on essentials such as food, clothing, and housing. It would also avoid the potential disparities which could occur with a food exemption if the wealthy purchased steak and lobster or other such expensive food items.
Additionally, it would take many of the inefficiencies out of the current system in that each time there is a touch on producing a good or service, income tax is charged. For example, when you buy a loaf of bread, the business who produced the seeds, the farmer who grew the wheat, the mill, the bakery, the trucking company, and the grocery store all pay income tax on their portion of the bread production. By taking the income tax away, the loaf of bread would subsequently be much cheaper (estimated around 25%) from the reduction of built in income tax for a product. (This assumes that businesses will not pay income tax. There would be many rules set up to prevent people setting up "businesses" to evade taxes.)
The Fair Tax also has the benefit of helping prevent tax evasion. Under the current system, there are millions upon millions of dollars of unreported income every year which are not taxed. This could occur in anything from illegal trades such as selling drugs on the street to the legal trades of wait staff or any industry in which cash is used to pay for goods or services but not reported. Every time these dollars were spent by the individuals, however, they would be taxed so this revenue which is currently lost would be collected.
It would additionally get rid of the estimated $265 billion spent annually to comply with the tax code. This is not to mention the 100s of thousands of hours that would be freed up to engage in more productive and enjoyable pursuits.
Economists estimate that in the first year of its implementation the economy would grow by 10.5%. Foreign companies would also have incentive to build factories in the U.S. to take advantage of the eliminated inherent cost included as mentioned in the bread example.

Excellent reading to get yourself ready to defend the concept when it is attacked by the tax and spend crowd in Washington. It is a quick read and makes a great deal of sense.

If you want a fundamental principle of government/society discussed with right-wing, shock-radio bluster, this is your book. Though a congressman is the co-author, the book is simply a continuation of the rant that has been heard daily on a local radio station in Atlanta for over thirty years. We learn early in the book that the passage of the Sixteenth Amendment in 1913 enabling the collection of income taxes is akin to the devastation of Pearl Harbor or the destruction of the World Trade Center on Sept 11, 2001. The IRS is no less than the enemy of the people, fulfilling a Marxian prophecy. You get the general idea.
One would like to think that anyone proposing a fundamental overhaul of our taxation system would first lay out a philosophy of taxation, which must be consistent with a broader philosophy of society and government. You won't find that in this book. The principal author has consistently exhibited a decided lack of social concern and understanding.
The so-called fair-tax is a twenty-three percent consumption tax in lieu of apparently all other federal level taxes: income, dividends, social security, Medicare, corporate, etc. [State taxes don't seem to be addressed.] It has long been held that the wealthy in a nation should pay taxes at a higher rate than ordinary citizens. The wealthy benefit far more than most from government. In fact they have a huge advantage over the rest of us by having an overwhelming say in the choice of those who occupy governmental offices and the consequent setting of policies and decisions. In essence, the rich get richer. They should pay for that largesse.
Consumption taxes are by far the most regressive of taxes that can be imposed. The median earner in this nation spends every dollar on necessary items. The rich do not. In fact a large portion of their income goes towards investments and wealth production. By exempting income, dividends, and interest from taxation, the so-called fair tax would simply exacerbate a tax scheme already weighted to the rich. The tax rate for the rich would plummet; for the poor suckers taken in by the fair-tax scheme, their tax rate would maximize.
The one thing that the book gets right is the necessity of changing the tax system. The loop holes for the rich are disgraceful. The idea that corporations don't really pay taxes is certainly a reality. The book complains about class warfare, not about the one that the powerful have been waging for decades. But the one where the ordinary citizen wants the powerful to get the boot off of his or her neck. But then that merely reflects where the hearts of the author are.
The fair-tax scheme proposed is utterly useless. It seems to assume that consumption is definitive of life - there is no larger context with greater significance and ramifications. For example, issues of power. Usually schemes such as this get a bit of a spike in public interest when first proposed, appealing to ideologues and the ignorant. Fortunately, there usually is no staying power. The length of the attention spans is commensurate with the depth of the knowledge of those jumping on the bandwagon.

Very informative. This book is full of great strategies of how to maximize your return and how to protect your real estate investments and retire comfortably. You will learn how to choose the right asset protection for your investments, how to maximize your real estate investments to your retirement advantage, the use of 1031 exchange to pass on assets to your kids without paying capital gain tax, how to mix and match business entities if you have multiple RE investments in different states, learn the advantages and disadvantages of a Nevada, Wyoming, California, Texas corporation or LLC. After reading this book, I attended a seminar with the co-author lawyer, Garrett Sutton, at a National Real Estate Investment Club Expo in L.A Convention Center. We had a Q&A after his presentation. This guy really knows his stuff. He seems to be a nice and humble person. If you are a RE investor or thinking of becoming one, I highly recommend this book. I also recommend that you consult with his office for asset protection. He does business over the phone for all states. You can also get lots of tips and info in Garrett Sutton's websites.

Of all the Real Estate "How To" books and programs I've purchased over the years, one thing was always lacking...the legal aspects of holding and protecting the property. A few may have touched on it, but nothing as meaty as this book. Very informative and easy to understand. Buying real estate without reading this book would be like going into combat without weapons and body armor...at some point you're going to end up getting killed ( or sued ). In this day and age where people are suing fast food restaurants for making them fat, or cigarette companies for giving them cancer, don't think some tenant won't sue you some day for something equally as stupid. This book is super cheap insurance...buy it if you're seriously considering real estate investing.

This has been one of the best books on real estate I have ever read. I am just about to get started and will definately put this book into action. It is hard to get all of the topics for real estate into one easy to read format, but the Rich Dad advisors have done it and with a little flare. Misleading book from an "expert" who cheats people.......2007-07-29
I didn't like this book because it rehashes a lot of the same stuff in his first book, thus the materials is not very "new". "Ted Tesser's New Book" is a case of the Emperor's New Clothes. The author runs a supposedly reputable business in Florida trying to "save traders money". I followed the tax advice in the book on setting up corporate entities and ended up caught between a rock and a hard place, because the book did not include critically important details (perhaps intentionally?). When I needed more specific details, the authors' company tried to force me to pay $350/hour charged to a credit immediately over the phone for advice if my CPA was standing there to help me make sense of it all. The phone call was already costing me $100/hour. At that point I knew I was dealing with a sheister. I would not recommend this book or getting involved with the Waterside Financial to anyone. Good beginner book.......2005-08-13
The book is really good. The reason why I gave it only 3 stars is that it doesn't cover the complex stuff I am looking for. And it mostly target to small trader. This book will do you little good if you able to make over million dollars a year from the market. The book does not mention much about asset protection. As with any trader, the only asset is their cash, and I believe the author should put more work into this section if a new version is on the way.

This book is a tax preparer's dream, with all the answers for any questions that might arise in processing 2006 returns. It's simple language and full explanations of new tax law changes that impact 2006 filers is extensive. I use these guides every year and as always I am never disappointed. Thank you.

Lasser Let Me down.......2007-08-26
Lasser is a known name in the consumer 'financial' publishing business. This book about retirement planning is very outdated and even misleading in some areas. The calculations it asks the reader to do are with pencil and paper. As my daughter used to say "A,DUUh!" There are a myriad of easy PC based tools in the market that are far superior. I would have returned the book the next day if I bought it at a local book store.
Financial Realism in Retirement.......2007-05-10
This is what happens when a highly qualified person writes a book to help others understand their retirement finances so that they can realistically plan and feel as comfortable as is possible with their present and future financial well-being.
It is based on realistic historical and mathematical facts. The planning methodology is as good as it gets. I can't say enough about how useful this book has been to me to say nothing of the confidence I now have in my personal finances. It's not enough to say that Mr. Hebeler is to be congratulated!

JK Lasser's Your Winning Retirement Plan was very informative. If you are thinking of retirement you may want to read this book first. I found it helpful, and more than ever realize that I need to hire a Financial Advisor, because this is a big step. My money is going to have to get me through my golden years, hopefully for a long time.

Hebeler's approach answered for me my most challenging questions: 1] Will my retirement assets allow me to spend what I need (want) to spend each year during my years in retirement? 2] Can I grow my assets at my desired rate while simultaneously lowering the risk of my portfolio? 3] How can I evaluate my financial health each year in a meaningful and action-oriented manner?
All your family members should read it. And if after reading Hebeler's book you still feel the need for professional financial planning, insist that he/she read it as well.

This book helped me to restructure my business for the next year. My accountant was amazed by the ideas I presented during our last meeting. This book gave excellant illustrations showing the financial statements of businesses before and after they restructured using the methods in the book. I recommend it for anyone in business (or thinking of one day going into business).

This book is very informative. The book is written so that anyone that reads it can understand it. Anything you've ever wanted to know about taxes to get better returns this is a must read. I like the way the book is broken down into categories. If you're looking for something in particular, it's not hard to find. Anyone who has their own business should definitely read this book and also keep it as reference at all times. This book has so much useful information in it, one would be amazed. Ludicrous.......2006-07-29
I didn't read the passage that the other reviewer did, who stated: "Did you know that if you start a business from your home, everything you currently own and use for the corporation (tables, computers, chairs, etc.) can be considered a donation to the corporation, resulting in a write off on your individual tax return? You can even write off your rent if you operate from there!" But assuming his citation of the book is accurate the book is flat wrong. A contribution by a shareholder to a corporation in a 26 USC 351 transaction is NOT A CHARITABLE CONTRIBUTION and IS NOT DEDUCTIBLE by the contributing shareholder. Moreover, one cannot contribute assets to a corporation in exchange for stock, and then cause the corporation to make a 26 USC 179 election with respect to the contributed assets.
Merely operating a business inside corporate solution is not a silver bullet for tax savings. Nor, as some will claim, is forming a NV corporation.

The phrase "essential reading" is a cliché, however, this is truly essential reading for anyone seeking to understand competencies.
Not bed-time time reading; this is a technical book for HR professionals. Detailed and lucid (although the neophyte may prefer to start with something a little lighter, eg some emotional intelligence work by Goleman).

I have studied and used dozens of books on the topic of competencies, and many are useful, but this is the one I return to most often. My copy of this book is ragged, dog-eared, coffee-stained, and marked by many colored tabs for quick reference. Competence at Work changed my approach to human resources, and I actually earned some national honors and recognition for innovations in assessment and workforce planning by using it as a guide. It yields an effective understanding of competencies and how to apply them in processes such as recruiting, selection, development, performance management, succession, and workforce planning.
Some insights and tools in the book are particularly valuable:
Criterion sampling:
Compare high performers to average performers in order to understand how each performance group achieves their different levels of success.
Operant measures:
Measure how people operate in the real world as opposed to how they respond to a list of multiple-choice items. It describes Behavioral Event Interviewing (BEI) as the preferred approach, but you might have to access other sources for a complete understanding of the BEI.
Competency definitions and scales:
These alone are worth the price of the book. Based on behaviors that are empirically related to performance in a wide variety of jobs, they provide a quick-start to comparing performance groups and developing competency models, and they provide a framework for both assessing and developing competencies in people.
The principles and methods outlined in this book allow one to construct and apply competency models and human resource practices that get results. If I could have only one book on human resources, it would be this one! If I could have only three, the other two would also be by Spencer: Reengineering Human Resources and Calculating Human Resource Costs and Benefits.

An Essential Primer on Competence.......2000-08-04
Lyle Spencer has written a book that is lucid, well-organized, and a concise reference on human competence. If this was history, you would know that he had been there and had not merely interviewed those who were. This is so because his work is informed by original research. Spencer begins the presentation within a framework of competence that is criterion-referenced. The competence dictionary is organized around competency clusters that are well-defined and behaviorally anchored. But theory is not left to wrestle with the reader's experience. Spencer provides the practioner with a guide that takes the user through all steps in the conduct of a competency study. Spencer closes with a set of generic competency models that the practioner can tailor to his or her client before drawing the reader's attention to the variety of applications that study data may serve. Though a bit pricey, you can purchase it with the knowledge that it will stand up well as your single source of reference.

This book gives a comprehensive competency dictionary using behaviorally anchored rating scales for each competency. It also gives step by step guidelines on how to use the dictionary in all types of HR decision making. It is clearly written and is based on years of extensive research. Using this book eliminates the need to use expensive and dependency creating consulting services. Every HR professional should have it on their shelf. Moreover, as a training professional, if I had to choose 2 books to have on my bookshelf, I would choose this book and Performance Consulting by Dana Gaines Robinson.
