I started investing in tax auctions a couple of years ago and I bought this book as my first guide and it was certainly a good one. There are weaknesses on this book in terms of online tax lien sales though, seeing as a lot of counties are moving towards that way (Loftis prefers classic auctions versus online auctions). But I find them a lot easier, I don't have to be there in a hot room filled with 30 other people. And I can be 300 miles away doing it, not having to pay a plane ticket or gas.
Overall, it has the information you need to win in tax liens sales and also a bit of information on tax deeds. I also bought a more updated book below that has information on online auctions:

Oh and I forgot to mention, Loftis and Sausa are real tax lien investors. There are some books out there that I had to put down because they weren't even written by an investor!

I thoroughly enjoyed this interesting book on tax liens. I learned a lot on the subject from the book and attended a tax lien sale shortly after reading the book. The book was well organized and easy to understand the process of buying tax liens. I have just bought another book on tax liens in order to compare the advice given by Loftis in this book to the advice given in the newly acquired book.

I bought 3 tax lien books at a real estate bookshop/workshop and I would rate this tax lien book as #2 out of the three (see my other reviews on what else I bought). I think this book was a good introduction to tax liens but there's a few things that were in it that I didn't give it 5 full stars.
Good -
** The back reference materials is probably the most helpful out of this book, specifically the directory of states and their laws.
Bad -
** I don't really like the tell-all stories of the author's auction escapades...I want to read a how-to book, I really don't want to know the person you corrected because what he said was wrong when you overheard him. I don't really want to see pictures of you and your friends at the auction.
Conclusion
** Overall a 4 out of 5 stars, but please remove some of the autobiography stuff next time.

An excellent technical resource.......2001-04-26
The nonprofit sector is a huge part of the American economy. Nonprofits range from multinationals to your local little league. While, technically, the same body of tax laws applies to all of them, the level of sophistication varies as dramatically as the size of the nonprofit. And while the big nonprofits can afford to buy expertise, smaller nonprofits have to manage more of the tasks themselves. This book can help.
Hopkins' book is an excellent reference for attorneys and accounts and nonprofit executives with some knowledge of nonprofit tax laws work. It's not likely to be useful to and it's not written for the average volunteer. This is a fairly technical resource, and while nonprofit tax law gets a lot more complicated than Hopkins, this is a very good middle-level resource.
If I have any criticism of Hopkins it's this: in recent editions he has removed important subjects from this reference and spun them off into separate books at equally high prices. Most of the treatment of charitable donations, for example, is now in a different book. Private foundations are now in a different book. Excess benefits transactions are in a different book. You can spend a ton of money on Professor Hopkins. It costs him one star in my rating.
Even so, as a basic entry point, this book is indispensable. I've attended seminars by Prof. Hopkins and read most his books, and he is very knowledgeable and does a good job at the difficult task of translating IRS-speak into comprehensible language. This book should be a part of every nonprofit lawyer and accountant's library.
Very comprehensive "hornbook.".......1999-08-13
In mid-1999 I read this treatise in conjunction with the author's one day course on the Law of Tax Exempt Organizations. The book is essentially a "hornbook:" a summary of law geared towards lawyers and accountants, rather than the casual reader. It would be especially helpful for lawyers and accountants in outside firms who counsel a variety of different tax exempt organizations and are confronted with questions of how to structure an organization or several related organizations. The material is valuable but no easy slogging, so if you can take the course (which in mid-1999 was approx. $230 and included the book), it would be worth the extra $70 or so.

The first few chapters are good but later chapters are borring. Although the author has quoted many excerpts humorously I think it is still incomplete.

Taxes? Ouch! It's rather like going to the dentist. A necessary evil. Most of us small business owners love the profits, but cringe at the taxes. Uncle Sam can be intimidating and a book like this can help overcome the fears, while explaining the options. It answers most of the FAQ's we face and does so in a thorough and easy to understand manner. I will probably refer to it many times as various tax issues arise.

I found the material important and well explained but the diagrams are completely irrelevant and useless. Its focus on California was especially useful for selfish reasons. I also recommend Nolo's "Form Your Own Limited Liability Company" as a general guide that is very well written. Crouch's book is useful if you are in California, however.
Lack of index in any book diminishes its usefulness, especially the ones that deal with how-to material. This one is no exception.

The book is very detailed about the financial. Hard to understand and I have several degrees. I have taken graduate course in accounting and was a tax preparer and still found it difficult to understand what he's taking about. Overall it a reference book, but leaves some questions unanswered and might not help in doing the bookkeeping for a new LLC you just formed.

I liked the approach. It's not a recipe for starting an LLC (there are plenty of those out there). It is more like background reading about the philosophy driving how LLCs are taxed, and what that means for how the LLC income is distributed and reported. Lots on maintaining capital accounts. There was a fair amount I ignored -- California and real estate specific information -- but the rest was very helpful. Chapter 5 on tax forms and Chapter 7 on partnership rules were especially useful.

The 1031 exchange is a tool I use personally and with clients. This is a good book to get the basics and examples of how to do this type of proceedure and the Starker (reverse) exchange. The book is a little dry and is packed with a lot of information. Don't sit down to read it unless you have a pen, notebook, calculator, and a good chunk of time. A 1031 is a really great tool, especially if you are a real estate agent.

This edition date from 1995!! It is becoming seriously outdated, for instance page 28 "federal state treatment of one-member LLCs remains uncertain", this is not true anymore, a quick search on the IRS website will give you the answer (you can elect to be treated as sole proprietorship or as corporation). And since this book was published, Vermont and Massachussets have enected LLC laws. Don't buy outdated information, especially in the legal field.

You can get more more accurate information from your secretary of state for free. The author has taken generalized information from each state, compiled it into a book, and given it a title. The author is a lawyer. Think about it. What do you think you will get from a lawyer for 15 bucks? Not much! I returned the book for a refund.

I checked out about 10 books on the subject of creating an LLC from my local library and this is one of (if not the) best.
Get a copy of it. Very thorough. Especially with making sure you are able to be taxed as a partnership and not as a corporation.

Pre-Modern.......2002-05-01
Not worthy. Despite the promising title and subtitle, the book is written in the pre-modern tax-minimization mode. The proper goal of tax-smart investment management is not minimizing taxes. Rather, the modern view is that tax-smart investing should focus on maximizing after-tax risk-adjusted returns. The chapter topics--direct ownership, munis, tax-deferred savings plans, employer retirement plans, annuities, whole life, MFs, VAs, VLI, MECs, real estate, FLPs, asset location, estate tax, estate strategies--are reasonable and do include nuggets of insight, but lack the over-arching modern view of taxable investment management. The variable annuity chapter, for example, does include 3 paragraphs on the "minus" of extra expenses but considers the fact in isolation. Details building a case for this "minus" are weak--they seem stacked against persuading someone that expenses are a significant negative. (When in fact, many VA policies have expense levels egregious enough to defeat the tax-smart aspect of VAs.) Note further that at least 100 pages of the thin book are fluff--appendices of minimal usefulness. The more so since this 1999 book cannot reflect the 2001 tax changes. Even if the tax code weren't evolving, I'd question the appropriateness of this book in the "Wiley Financial Advisor" series for any but the greenest advisor unacquainted with the pre-modern rudiments of after-tax investing.
